Edge Soiling vs Filtration vs Bedding Decision Tree

Why this matters

A dark line along the wall, under a closet door, or framing a bed footprint is one of the most misdiagnosed presentations in the trade. Techs default to "filtration soil" because the term is common, but only one of three causes is actually filtration, and the cleaning protocol for each diverges. Treating a bedding-impression as filtration burns chemistry budget and time and produces a callback because the line returns within weeks. Treating filtration as standard traffic soil pulls in too little chemistry and leaves a visible boundary after extraction. This tree distinguishes the three so the on-site protocol matches the cause.

Symptom presentation

Three distinct presentations to know. First, a sharp, narrow (typically 1 to 3 inches wide) dark line directly against baseboard, under doors, around HVAC returns, or along stair risers, with crisp boundaries on both sides. Second, a wider (4 to 12 inches), softer-edged dark zone tracking the perimeter of a bed footprint or large furniture piece, often with a sharper edge on the side that faces the foot of the bed. Third, a dark zone in a low-traffic margin that lines up with a return-air register or door undercut elsewhere in the room (downstream filtration). All three look like "soil along the edges" to an untrained eye; the cause and the remediation differ.

Quick checks at the door

Map the lines on a sketch and note three things: width of the dark zone, sharpness of the boundary, and proximity to airflow features (HVAC supply or return, door undercut, window draft path). True filtration soil shows the sharpest boundary on the airflow-suction side. Probe the wall-side edge for trapped lint or dust by running a stiff brush along the baseboard line; heavy fine particulate lifting onto the brush points to filtration. Lift the corner of any rug or felt pad along the dark zone and check for impression marks consistent with bedding or furniture weight. Ask the customer how long the bed or piece of furniture has been in place; bedding impressions form over months to years, not weeks.

Isolation tree

Branch A filtration soil: narrow, sharp boundary, located at door undercuts, baseboards over closets, HVAC return frames, stair risers, or vent boots. Caused by fine airborne particulate (combustion soot, cooking aerosols, candle soot, printer toner, smoking residue) electrostatically depositing on yarn tips as conditioned air forces through tight gaps. Branch B bedding-impression soil: wider, softer boundary, located at the foot of a bed or perimeter of a heavy piece, caused by long-term compression of pile combined with skin oils, fabric softener residue, and ambient soil that settled and bonded during the static period. Branch C downstream-filtration soiling: dark spot in an apparently random low-traffic margin that lines up with airflow exit (door undercut leading out of a room with a closed return). Branch D wall-line wicking: a wet-event during the last cleaning trapped moisture under the carpet edge and wicked subfloor or tackstrip soil into the perimeter; usually shorter and sharper than filtration but boundary is only on the wall side.

Confirming diagnosis

Filtration is confirmed when (a) the boundary is sharpest under the door, baseboard, or vent edge, (b) the household uses one of the known fine-particulate sources (gas range, candles, fireplace, smoker, laser printer in the same room), and (c) a swab of the dark zone shows fine carbon-black particulate under a 10x loupe. Bedding-impression is confirmed when (a) the dark zone outlines a footprint of a piece that has been stationary 6+ months, (b) the pile under the impression is crushed, and (c) the dark cast is uniform without a particulate signature. Downstream filtration is confirmed when the dark spot disappears upstream of the airflow gap and reappears downstream at the next gap. Wall-line wicking is confirmed when sub-surface meter shows wet cushion against the wall and post-extraction recovery comes back yellow only at the perimeter.

Remediation

Filtration soil requires a sequence: dry-vacuum the perimeter with a crevice tool, pre-spray with a high-alkaline filtration-targeted pre-treatment per label, agitate with a hand-held brush or compact extraction wand directly into the line, dwell 10 minutes, extract with multiple cross-passes, finish with a low-pH rinse. Educate the customer that filtration soil will return at the same rate without source mitigation (HVAC filter upgrade to MERV 13 minimum, sealing of duct boot perimeters, reducing candle/fireplace/smoking exposure). Bedding-impression: same dry-vac and pre-spray sequence, but follow extraction with pile-lifting via a counter-rotating brush groomer; if pile remains visibly crushed, educate that mechanical compression-set may be permanent on cut-pile constructions older than 5 years. Downstream filtration: same protocol as branch A plus a strong recommendation to address airflow imbalance with a return-air assessment. Wall-line wicking: re-extract perimeter with controlled moisture, dry aggressively, and document moisture readings.

Educating the customer that filtration soil will recur without HVAC and source mitigation is part of the job. If you clean it and they file a complaint at 90 days that "the lines came back," your warranty must exclude airflow-driven resoiling. Put that exclusion in writing on every filtration treatment.
