Mold Remediation Overview
Purpose
Define the entry-level workflow for mold remediation work. This is the highest-paying restoration vertical but also the most-regulated. IICRC AMRT certification + (in many states) a specific mold remediation license are required. Average residential mold job. Tech who can run this work earns 2 - 4x recurring carpet cleaning rates AND captures insurance + property-management vendor enrollment.
Scope
Applies to:
- Visible mold growth on residential surfaces (carpet, drywall, wood, tile, fabric)
- Post-water-damage mold (cross-vertical from water restoration)
- HVAC system mold (specialty within remediation; some licensed separately)
Excludes:
- Whole-house mold (>1,000 sq ft contaminated area; commercial scope)
- Black mold ID + air testing (licensed Industrial Hygienist work)
- Sick-building diagnosis (medical + IH territory)
Licensure + certification (read before quoting)
Federal - No federal mold remediation license; OSHA worker safety standards apply.
State licensing varies widely:
- Florida, Texas, New York, Louisiana: dedicated state mold remediation contractor license required
- California, Illinois, Maryland: licensure under general construction or specialty contractor
- Many states: no specific license; IICRC AMRT recognized as professional credential
- Confirm before bidding in any new state
IICRC AMRT (Applied Microbial Remediation Technician) - industry-standard professional credential. 4-day course + exam. Required for insurance vendor enrollment + most state license applications.
EPA Lead-Safe (RRP) Certification - required for any work in pre-1978 homes (overlap with mold work). 8-hour course + exam.
OSHA 30-hour - recommended for all mold remediation crew.
IICRC S520 framework (the standard)
S520 defines three Conditions:
- Condition 1: Normal - same level of mold spores indoor as outdoor for the area
- Condition 2: Settled - elevated spore levels in dust + on surfaces; no visible growth
- Condition 3: Actual Growth - visible mold or smell-detectable mold; structural growth present
Remediation work targets Condition 3 areas to bring to Condition 1.

Containment
- 6-mil plastic sheeting separating work area from rest of building
- Negative pressure: HEPA-equipped air scrubber (or negative-air machine) exhausting outside
- Decontamination chamber at work area entry
- All HVAC supplies + returns in work area sealed off
PPE (minimum for any mold work)
- Tyvek coverall (taped wrists + ankles)
- N95 minimum; P100 respirator for heavy contamination or asthmatic-trigger species
- Nitrile gloves doubled
- Eye protection
- Boot covers OR dedicated boots
- Replace coverall + gloves between rooms or after any tear
Remediation procedure
Step 1: Source-of-moisture correction
Mold WILL come back if the moisture source isn't fixed. Identify + correct BEFORE remediation begins:
- Plumbing leak
- Roof leak
- Drainage issue (negative grading, downspouts)
- Humidity (HVAC undersized, dehumidifier needed)
- Crawlspace ventilation
- Cooking + bathing humidity (exhaust fans)
Without source correction, the remediation is futile.
Step 2: Removal of affected porous materials
- Carpet + pad: contaminated areas removed; safe disposal
- Drywall: removed at least 12" beyond visible damage; safe disposal
- Insulation: removed wherever contaminated; safe disposal
- Wood (porous): structural wood may be cleanable or replaceable depending on growth depth
- Personal property: photos + decision per item; some cleanable, some not
Step 3: HEPA vacuuming + cleaning
- HEPA-vacuum all surfaces in work area
- Clean non-porous surfaces with detergent (NOT bleach - bleach doesn't kill mold roots in porous materials + creates worse problems)
- Hard surfaces: damp wipe with EPA-registered antimicrobial
- Wood structural members: HEPA + scrub with antimicrobial + sand if visible growth remains
Step 4: Drying + dehumidification
- Dry to manufacturer specifications
- Run HEPA scrubber + dehumidifier
- Achieve dryness before any reconstruction
Step 5: Final HEPA vacuum + post-remediation clearance
- Full HEPA vacuum of work area
- Wipe-down of all surfaces
- Independent IH air sampling (where required by state OR insurance)
- Clearance certification
Step 6: Reconstruction
- Often separate contractor OR firm with general contractor license
- Replace drywall, insulation, flooring per scope
- Final occupant return
Sampling + testing science
- Tape lift / swab sample: surface mold; cheap; quick result
- Bulk sample: piece of material sent for ID
- Air sample: spores + species identification + count comparison to outdoor; gold standard for pre + post
- Industrial Hygienist runs comprehensive site testing + writes the remediation scope
- Customer-side air testing is the gold standard for litigation + insurance + healthcare concerns
Common pitfalls
Bleach in porous materials
Bleach is mostly water - it wets the porous material + makes the mold deeper. NEVER use bleach on porous mold contamination. Use detergent + physical removal.
Skipping source correction
Remediation without fixing the moisture = job comes back in 6 - 12 months + the contractor's reputation is destroyed.
Inadequate containment
Cross-contamination to other rooms = the customer's problem extends to areas they thought were unaffected. Containment is non-negotiable.
No documentation
Insurance + litigation require chain of evidence. Photo everything; log everything; preserve samples.
The single most-costly mistake in mold remediation is NOT addressing the underlying moisture source. Mold WILL come back where the moisture comes back. Quoting remediation without including source-of-moisture diagnostics + correction is professional malpractice. If the source is outside your scope (plumbing leak, roof repair, drainage), the scope MUST include subcontractor coordination + verification before remediation begins. Customer who pays for mold work + sees mold return in 4 months will sue you, will Yelp you, + will end your career. Always fix the cause.
