Pet Odor Deep Treatment

Why this matters

Pet urine + odor is the #1 add-on revenue item on a residential carpet cleaning route. Per-room treatment. Full-house pet decontamination. Customers will pay because nothing else works - supermarket enzyme cleaners help but don't fix saturated pad + subfloor contamination. The tech who can diagnose + treat correctly closes the upsell + the customer is grateful for a real solution.

The pet urine problem (chemistry primer)

Fresh urine is mildly acidic (pH 6). As it dries + bacteria break it down, urine becomes strongly alkaline (pH 9 - 11) - that's where the smell + the staining come from. Old + repeated urine deposits build up calcium-bound crystalline salts that ammonia-leach for years.

Most home cleaners are alkaline + react with the urine salts but don't break them down. Heat (carpet cleaning extraction) reactivates dormant urine + makes the smell worse for the customer for days after. This is the "carpet smells worse after cleaning" complaint.

The professional treatment is ENZYME-based + targets the crystalline salts directly.

Diagnostic (find the contamination)

Step 1: Customer interview

  • Which animals (dogs, cats, multiple)?
  • How long has the household had pets?
  • Specific accident locations vs. general contamination?
  • Any visible staining?

Step 2: UV blacklight inspection

  • Urine fluoresces yellow-green under UV
  • Walk the customer's rooms with UV light (windows blocked or after sunset)
  • Mark each spot with painter's tape OR record on grid map
  • Many customers don't know how many spots there are

Step 3: Moisture meter

  • Pin meter at suspected spots reads moisture from old contamination
  • High moisture in dry pile = urine pool below in pad or subfloor

Step 4: Smell test

  • Walk room at carpet level
  • Stronger smell low + at corners is typical
  • Note the worst rooms

Step 5: Determine treatment level

  • Topical: surface staining + mild odor, recent contamination - surface enzyme treatment
  • Saturation: pad + subfloor contaminated, repeated history - sub-surface injection treatment
  • Severe: pad replacement + subfloor sealing + reinstallation - major scope

Level 1: Topical treatment (mild contamination)

Tools + materials

  • UV blacklight
  • Enzyme cleaner (Nature's Miracle, Petastic, OdoBan, Trinity Solutions, Bridgepoint OdorX) - pet-specific enzyme formulation
  • Extractor (truck-mount or portable)
  • Microfiber cloths

Procedure

  1. UV-mark all spots
  2. Apply enzyme cleaner generously to each spot
  3. Dwell 10 - 30 minutes per product (enzymes need contact time)
  4. Standard extraction over treated area
  5. Verify smell + UV check post-cleaning
  6. Customer education on drying period

Level 2: Subsurface injection (saturation contamination)

Tools + materials

  • Enzyme + odor counteractant solution
  • Extractor
  • Disposable carpet protectors

Procedure

  1. UV-mark all contamination locations
  2. At each spot, inject solution through carpet pile into pad layer
  3. Multiple injection points per affected area (every 6 - 12 inches)
  4. Allow saturation + 15 - 45 minute dwell
  5. Repeat injection if very heavy contamination
  6. Extract aggressively from top
  7. Final hot-water extraction with clean rinse
  8. Anti-foam if working with truck-mount
  9. Apply finish odor counteractant

Cost. Effective in 70 - 90% of cases for saturation contamination.

Level 3: Pad replacement + subfloor sealing

When subfloor + pad are saturated beyond injection treatment:

Procedure

  1. Lift carpet from affected area; cut + remove pad
  2. UV inspect subfloor; mark contaminated wood
  3. Wash subfloor with enzyme cleaner; let dry
  4. Apply oil-based primer sealer (BIN, KILZ Original) to subfloor - encapsulates remaining odor + organic matter

  6. Re-stretch + reinstall carpet

Cat urine specifics

Cat urine is more concentrated + harder to remove than dog urine. Crystalline salts re-hydrate when humidity rises - that's why a "clean" carpet smells of cat 6 months later on a humid day. The treatment must REMOVE the salts, not just neutralize the surface.

Cat-specific tactics:

  • Enzyme dwell time 2x normal (60 minutes minimum)
  • Multiple treatment passes
  • Saturation reinjection
  • Customer expectation management: cat treatment is not a 100% guarantee

Multiple-dog households + neglect contamination

When the entire carpet surface is contaminated:

  • UV reveals carpet-wide fluorescence
  • Customer education on the realistic outcome of treatment vs replacement
  • Sometimes treatment is the bridge to replacement while customer saves for new carpet

Odor + extraction technique

  • Use COLD water on heavily contaminated areas (heat releases more urine smell)
  • Mix anti-foam in truck-mount tank (urine + enzyme produces foam that overflows recovery tank)
  • Air movers for 12 - 24 hours post-treatment recommended

NEVER promise 100% odor removal on saturated or chronic contamination. The salts can re-hydrate on humid days OR be locked in subfloor wood pores that injection can't fully reach. Customer expectation set as "significant improvement, may not be 100%; if not satisfactory, pad replacement is the next step" protects the relationship. Customers who get a "definitely gone" promise + smell the cat on a rainy day are angry. Customers who get an honest "significant improvement" + smell less on the next rainy day are grateful.

Customer education + maintenance

  • New accidents should be blotted, then enzyme-treated within 24 hours by customer
  • Recommend customer keep an enzyme product on hand
  • Recurring monthly visits for multi-pet households
  • Pet pad upgrade at next carpet replacement
