Pet Stain & Odor Remediation
Goal
Remove pet urine staining + odor from residential carpet - visibly AND at the saturation source under the carpet. Surface cleaning alone leaves the urine salts in the pad and subfloor, which re-wick to the surface on the first humid day. A real pet-stain job treats all three layers (carpet, pad, subfloor) or it doesn't last.
Prerequisites
- UV light (365 nm blacklight) to find ALL contamination, not just visible spots
- Moisture meter (pin-type)
- Enzyme cleaner specific to urine (Anti-Icky-Poo, Urine-Off, or equivalent - NOT a generic "pet stain remover")
- Subsurface extraction tool (Water Claw, Hydra Master, or equivalent)
- Hot-water-extraction equipment (truck-mount preferred for the dwell-rinse cycles)
- Disclosure form for the customer documenting what we can + cannot promise
Steps
- Customer briefing + expectation setting. "Pet odor isn't a stain you clean - it's salt crystals soaked into the pad and subfloor. I'll find every spot with a UV light, treat them with enzyme, extract from below, then heat-rinse. Severe contamination MAY require carpet + pad replacement at that spot; I'll know more after the UV inspection."
- Darken the room as much as possible. Close blinds, turn off lights.
- UV-light inspection. Slowly sweep the floor with the blacklight 6 - 12" off the carpet. Urine fluoresces yellow-green. Flag every spot with painter's tape. Customer is often shocked at how many spots show - photograph for documentation.
- Moisture-meter check. At each flagged spot, pin-meter through the carpet. Damp = active or recent; dry = old contamination (still treatable, but the salts have crystallized).
- Discuss findings with the customer. Show the UV-marked map. Confirm scope before any chemical hits the floor: "I count 14 spots ranging from light to severe. The 3 dark spots near the front door are heavy enough I'd recommend lifting the carpet for pad inspection - that's an additional $X."
- Apply enzyme cleaner per the manufacturer label rate. Saturate each spot through to the pad. Enzymes need time to break down the salts - dwell per the label (usually 10 - 30 minutes).
- Subsurface extract with a Water Claw or equivalent on each spot. Apply HOT water under pressure, then extract. This pulls the dissolved salts up out of the pad and subfloor.
- Rinse and extract twice more to flush any remaining solution.
- Heat-rinse the surrounding traffic area with standard hot-water-extraction wand passes to blend the spots back into the larger carpet color.
- Set air movers + dehumidifiers. Stagnant moisture re-wicks contamination; aggressive drying is mandatory for pet jobs. Minimum 12 - 24 hours of moving air.
- UV re-inspect after dry. Compare to the initial map. Faint residual fluorescence on the worst spots is normal; bright re-emergence means the contamination penetrated further than treatment reached.
Verification
- All UV-marked spots show reduced or no fluorescence after dry
- Moisture meter dry across treated areas after 24 hours
- No detectable odor at floor level after 48 hours
- Customer signs the field report acknowledging realistic outcomes (improvement, not "as new")
Troubleshooting
- Odor returns within a week: contamination reached subfloor - the enzyme couldn't penetrate to all of it. Options: another enzyme + extraction cycle, OR lift the carpet + seal the subfloor with a pet-odor-blocking primer + pad replacement at that spot.
- Color change at treated spot: bleaching from chronic urine + sun exposure has permanently damaged the dye. Cleaning won't restore color; the customer's options are spot-dyeing, replacement of the section, or living with the discoloration.
- Customer disputes "improvement" vs "removal": that's why the up-front disclosure form exists. Re-walk the original UV photos + the realistic-outcomes acknowledgment.
Never promise complete pet-odor removal without subfloor inspection. Customers feel deceived when the smell returns in two weeks, and the review damage is hard to recover. "Improvement, not removal" is the honest framing - and it's the framing that keeps customers because they trust your truth-telling.
