Disinfection + Touch-Point Cleaning

Why this matters

Customers conflate "cleaning" + "disinfecting." They are different processes with different chemistry + different outcomes. The 2020 - 2023 pandemic permanently changed customer expectations - disinfection is now table stakes in commercial + a marketed premium in residential. Doing it right means using EPA-registered product, respecting dwell time, + cleaning BEFORE disinfecting (organic soil deactivates most disinfectant chemistry).

The two-step rule

Cleaning removes visible soil + the bulk of the bioburden. Detergent + agitation + rinse.

Disinfecting kills remaining pathogens on a pre-cleaned surface. EPA-registered chemistry + dwell time.

You cannot disinfect a dirty surface. Soil binds the active ingredient + the kill claim does not hold. ALWAYS clean first; disinfect second. This is the single concept that distinguishes professional disinfection from spray-and-walk.

Products + kill claims

EPA registration is the bar. Products carry an EPA Registration Number on the label + a list of pathogens they kill (kill claims) with required dwell time for each.

Common professional choices:

  • Quaternary ammonium ("quat") - broad spectrum, low irritation, 10-min dwell typical. Examples: Diversey Virex II 256, Spartan Halt.
  • Accelerated hydrogen peroxide (AHP) - fast (1 - 5 min dwell), no rinse, low corrosion. Examples: Diversey Oxivir TB, Ecolab Peroxide HC.
  • Sodium hypochlorite (bleach) - strong + fast, BUT corrodes, off-gases, + denatures with organic matter. Use only when AHP / quat won't perform.
  • Phenolic - old chemistry, broad spectrum, but slow + odor-heavy. Mostly displaced by AHP.

DO NOT use non-EPA-registered "natural" or "essential oil" products for disinfection in commercial scope. They may smell great + clean adequately, but they cannot make kill claims + the customer's audit will flag them.

Dwell time (the most-violated step)

Disinfectants ONLY kill pathogens when the surface stays WET for the labeled dwell time. Spray-and-wipe immediately = no kill. Standard professional dwell times:

  • AHP (Oxivir TB, Peroxide HC): 1 minute
  • Quat (Virex II 256): 10 minutes
  • Bleach 1:48: 1 minute (bacteria), 10 minutes (TB / norovirus)

If the surface dries before the dwell completes, RE-APPLY. The kill claim on the label is contingent on continuous wet contact.

High-touch surfaces (the priority list)

Disinfection budget is finite. Spend it on what hands touch.

Restroom: toilet flush handle, partition lock + door, faucet handles, soap dispenser, paper towel dispenser, light switch, restroom door handle (interior + exterior), sanitary disposal lid.

Office: door handles + push plates, elevator buttons, breakroom faucets + handles, coffee maker buttons, microwave handles, fridge handles, shared printer / copier buttons, conference table edges + chair backs, light switches, thermostat / HVAC controls.

Kitchen (commercial / residential): refrigerator handles, oven + microwave handles, faucet handles, cabinet pulls, dishwasher controls.

Healthcare / medical (specialty - outside this SOP): bedrails, IV poles, monitor surfaces - separate IICRC + CDC protocols.

Procedure

  1. Survey + supply. Confirm scope. Stock cleaning chemistry + EPA-registered disinfectant + microfiber + spray bottles labeled correctly.
  2. Don PPE. Gloves (always), eye protection if spraying overhead.
  3. Clean the surface FIRST. Standard all-purpose cleaner; remove visible soil; rinse if needed.
  4. Apply disinfectant. Spray to fully wet OR pour onto microfiber, wipe to wet. Do NOT just mist.
  5. Set the dwell timer. Move to the next surface; return after the dwell time.
  6. Wipe / dry per product label (most professional disinfectants are no-rinse / no-wipe; some require rinse on food-contact surfaces - read label).
  7. Document. Note product, dilution, batch number on the visit record. Customer auditors check this.

The microfiber color-coding system pays off here: a dedicated DISINFECTION cloth color (e.g., red) used ONLY for disinfectant prevents cross-contamination from cleaner residue + ensures the disinfectant isn't blunted before it reaches the surface. Audit-ready. Adopt the color system + document it.

What disinfection does NOT do

  • Does not remove visible soil. (Cleaning does.)
  • Does not work indefinitely. Surfaces re-contaminate within minutes of human contact. Treat disinfection as a baseline reset, not protection.
  • Does not justify skipping cleaning frequency. A weekly disinfection on an unclean surface is theater.
  • Does not work through organic load (blood, food, sewage). Clean first; disinfect after.

Communicating to the customer

When marketing disinfection - to a school, daycare, medical office, residential customer - be specific:

  • "We use [EPA-registered product]"
  • "Dwell time: minutes per label"
  • "Touch-point list documented per visit"
  • "Audit-ready records on request"

Vague "we use hospital-grade disinfectant" loses credibility with informed buyers. Specifics close deals.
