Residential Mold Removal - Bathroom and Limited Visible Mold

Why this matters

The EPA's threshold for "homeowner-DIY-acceptable" mold cleanup is 10 square feet of contiguous visible growth (EPA 402-K-02-003, "A Brief Guide to Mold, Moisture, and Your Home"). Below that area, a competent cleaning crew with PPE and the right chemistry can perform the work. Above that area, the job becomes an IICRC S520 mold-remediation scope that requires containment, HEPA filtration, post-remediation verification testing, and certified personnel. This article is the procedure for the below-10-square-foot residential surface-mold cleanup that cleaning crews routinely encounter on bathroom ceilings, around shower seals, in window frames, and along the back of toilets.

When to use this procedure

  • Bathroom ceiling discoloration consistent with mildew (small area, surface only)
  • Black or pink staining on shower grout, caulk, or tile
  • Window-frame mold from condensation
  • Subfloor or wall growth confined to a small, dry surface

Do NOT use this procedure when:

  • Visible growth exceeds 10 square feet contiguous
  • Mold has penetrated drywall, wood framing, or other porous structural materials
  • Active moisture source is unresolved (a leak above the visible mold)
  • HVAC system shows signs of mold growth in the ducts or air handler
  • Occupants report respiratory symptoms, asthma exacerbation, or immunocompromised health status

In any of the above, refer to a certified remediation contractor.

Tools and materials

  • N95 respirator (minimum) - N100 / P100 preferred for ceiling work
  • Nitrile gloves
  • Eye protection (sealed goggles, not safety glasses)
  • Disposable coveralls
  • HEPA-filtered vacuum (NOT a shop vac - fine spores pass through standard filters and re-aerosolize)
  • Stiff bristle brush, narrow profile
  • EPA-registered mold-killing product (List M) - examples: Concrobium, RMR-86, RMR-141, Microban
  • Hydrogen peroxide 3% (general-purpose alternative for non-porous surfaces)
  • Sodium percarbonate (oxygen bleach) for porous surfaces
  • Spray bottles, paper towels, microfiber cloths (single-use, disposed after job)
  • HEPA-vented exhaust fan for ventilation
  • Drop cloths / plastic sheeting

Safety

Mold spores aerosolize when disturbed. Wearing a surgical mask or no mask is not protection - a properly fit-tested N95 or higher is required. Workers with asthma, allergic reactions to mold, or immunocompromised status should not perform this work. The customer's family and pets must vacate the work area for the duration of cleaning plus drying time.

Bleach is commonly believed to be the right chemistry for mold but the EPA specifically does not recommend chlorine bleach for mold remediation on porous surfaces - the water in the bleach solution penetrates while the chlorine evaporates, feeding the mold rather than killing it. Use EPA List M products designed for the application instead.

Procedure

Step 1: Identify and address the moisture source

Mold needs moisture. Surface cleaning without addressing the source guarantees re-growth within weeks. Common sources:

  • Shower without an exhaust fan, or fan that doesn't vent outside
  • Window with failed seal or single-pane glass condensing in winter
  • Toilet base leak (slow seal failure)
  • Roof leak above bathroom ceiling
  • Plumbing leak inside the wall

Document the source. Communicate to the customer in writing that the cleaning addresses the visible mold but not the source. If the source is not fixed, the work is not warranted to last.

Step 2: Set up containment

For bathroom-ceiling and small-area work:

  1. Close the door to isolate the room
  2. Open the bathroom window if available
  3. Set up an exhaust fan in the window blowing outward (negative pressure keeps spores from spreading)
  4. Cover floor with drop cloth or plastic
  5. Cover or remove items in the immediate work area

Step 3: Don PPE

In this order:

  1. Disposable coveralls
  2. Shoe covers
  3. Eye protection
  4. N95 respirator (fit checked before each use)
  5. Nitrile gloves over the coverall sleeves

Step 4: Apply the cleaner

For non-porous surfaces (tile, grout, glass, glazed ceramic):

  1. Spray the cleaner generously on the affected area
  2. Let dwell for the contact time on the label (typically 10 minutes)
  3. Scrub with the stiff brush, working in small sections
  4. Wipe with a microfiber cloth, single-use
  5. Discard the cloth into a sealed bag

For semi-porous surfaces (painted drywall ceiling, painted wood):

  1. Apply hydrogen peroxide or an EPA List M product designed for porous use
  2. Dwell 10 minutes
  3. Scrub gently - aggressive scrubbing damages the paint and embeds spores deeper
  4. Wipe clean

For caulk:

  1. Discolored caulk should be removed and replaced, not cleaned
  2. Pull old caulk, clean the substrate, apply new mildew-resistant caulk
  3. Surface-cleaning blackened caulk does not return it to its original color

Step 5: HEPA vacuum the area

  1. After surface cleaning, HEPA vacuum the entire room including walls and floor
  2. Pay attention to corners, vent grilles, and behind the toilet
  3. The HEPA vacuum captures aerosolized spores that re-settled during cleaning

Step 6: Final wipe-down and drying

  1. Wipe all surfaces with a clean microfiber damp with the cleaner
  2. Dry the area thoroughly - moisture remaining sets up the next mold cycle
  3. Run the exhaust fan for 30 minutes after work completion
  4. Inspect for missed areas under good lighting

Step 7: Doff PPE and dispose

  1. Step out of the work area before doffing
  2. Disposable coveralls, gloves, mask all go into a sealed bag
  3. Bag goes into outdoor trash (not back into the home)
  4. Wash hands and face thoroughly

Acceptance criteria

  • Visible mold removed from non-porous surfaces (color restored or near-restored)
  • Affected caulk replaced with new mildew-resistant caulk
  • Room dried completely
  • Customer informed in writing of the moisture-source observation
  • Work area HEPA vacuumed after cleaning

Common pitfalls

  • Bleaching painted drywall: bleach feeds the substrate moisture and damages the paint while leaving live mold underneath
  • Skipping the HEPA vacuum: aerosolized spores resettle and re-grow
  • Using a shop vac: spreads spores rather than capturing them
  • Surface-cleaning stained caulk: customer's expectation is unrealistic; replace the caulk and explain why
  • Not addressing the moisture source: visible mold returns in 2-4 weeks; customer thinks the work failed
  • Working without an N95: the worker's lung exposure is not optional
