Strip-and-Recoat vs Scrub-and-Recoat vs Burnish VCT Decision Matrix

Why this matters

Choosing how to restore gloss and protection on a vinyl composition tile (VCT) floor is a cost, downtime, and longevity decision that crews get wrong in both directions. Stripping when a scrub-and-recoat would have done the job wastes labor, chemicals, and a full day of facility downtime, and removes finish that did not need removing. Skipping a strip when the finish is contaminated, yellowed, or built up too thick produces a recoat that hazes, powders, or fails. Burnishing a floor that has too little finish left burns through to bare tile; burnishing too rarely lets the gloss die and forces premature stripping. Each method sits at a different point on the labor-versus-restoration curve, and the right call depends on finish condition, build thickness, soil level, and how much downtime the facility can absorb. The matrix below frames the three so a tech can match method to condition and defend the choice to a facility manager.

The options

Strip-and-recoat removes all existing finish down to the tile with a stripper and aggressive agitation, then rebuilds the floor with multiple fresh coats of finish. It is the full reset: deepest restoration, longest downtime, hardest on the crew, and the periodic baseline that every other method buys time against.

Scrub-and-recoat (also called scrub-and-top, deep scrub) uses a moderate-abrasion scrub to remove the top worn and soiled layers of finish plus embedded soil without going to bare tile, then applies one or two fresh coats. It restores much of the gloss and protection with a fraction of the labor and downtime of a strip, and it is the workhorse interim restoration.

Burnishing spins a high-speed pad over a maintained, adequately-coated floor to heat-melt and polish the top of the finish to high gloss. It adds no finish; it polishes what is there. It is the fastest, lowest-disruption gloss-maintenance method but requires sufficient finish thickness underneath and a regular cleaning routine to feed it.

When strip-and-recoat wins

Strip wins when the finish is contaminated (residual stripper, embedded soil that scrubbing cannot reach), discolored or yellowed throughout, built up so thick it powders or cracks, or has lost adhesion and is flaking. It wins on the periodic cycle (commonly annually or semi-annually depending on traffic) when the cumulative coat count has grown too thick or uneven for further scrub-and-recoat to fix. It wins when previous recoats have hazed and a controlled clean base is the only path to a defect-free finish. It does not win for routine gloss loss on an otherwise sound floor, where it needlessly destroys good finish and consumes downtime.

When scrub-and-recoat wins

Scrub-and-recoat wins when the floor has lost gloss and accumulated soil but the existing finish is still sound, well-adhered, and not yet too thick or discolored. It wins when the facility cannot absorb the downtime of a full strip but the floor needs more than burnishing can deliver. It is the right interim step that extends the strip cycle: several scrub-and-recoats between strips keep the floor protected and glossy at low disruption. It does not win when the finish is contaminated or flaking (scrubbing over a bad base just buries the problem) or when build-up is already excessive (adding coats compounds it).

When burnish wins

Burnish wins when the floor already carries adequate, sound finish and only needs gloss restored and the wear layer hardened, and when the facility runs a regular dust-mop and damp-clean routine that keeps soil off the finish. It is the daily-to-weekly gloss-maintenance method in high-image spaces (retail, lobbies, corridors) that feeds the strip and scrub cycles by keeping the top layer polished and resistant. It does not win when finish is thin or worn through (burnishing accelerates burn-through to bare tile), when the floor is dirty (burnishing grinds soil into the finish), or when adhesion or contamination problems exist that polishing cannot address.

Field decision flow

Assess finish condition first: flaking, contaminated, yellowed, or excessively thick forces a strip. If the finish is sound, assess gloss and soil: heavy soil plus dull finish on a sound base points to scrub-and-recoat. If the floor is clean and adequately coated and only gloss is down, burnish. Then check finish thickness before burnishing: too thin forces a recoat (scrub-and-recoat) instead, because burnishing would burn through. Then weigh downtime: a hard no-downtime constraint pushes you toward burnish or a fast scrub-and-recoat and defers the strip. Finally, sequence the methods as a program: burnish frequently, scrub-and-recoat periodically, strip-and-recoat on the longest cycle, so each method buys time against the next more disruptive one.
