Concrete Sealer Types

Why this matters

Concrete sealer protects the surface against water, stains, freeze-thaw damage, UV, and chemical exposure. The customer often doesn't realize their concrete needs sealing until they see the damage. A contractor who can specify the right sealer for each application (interior vs exterior, decorative vs plain, traffic level, climate) produces a sealing project that delivers the expected service. The wrong sealer (acrylic outdoor where it yellows; epoxy for residential where it's overkill) wastes the customer's investment.

Why seal concrete

Application

General preparation

For all sealers:

  • Clean surface thoroughly
  • Remove old sealer if present (etch or strip)
  • Allow surface to dry completely
  • Apply only in temperature range (typically 50 to 90 F)
  • Apply only when no rain forecast (24 to 48 hours)

Acrylic application

  • One thin coat usually
  • Second coat for premium results (optional)
  • Spray or roller
  • Don't over-apply (puddling causes white haze)

Penetrating sealer application

  • Spray uniformly
  • Multiple applications until surface is saturated (no more absorption)
  • Don't allow puddling
  • Wipe excess if any

Polyurethane application

  • Two coats typically
  • Roll evenly
  • Avoid overlap marks

Epoxy application

  • Specific procedure per manufacturer
  • Mix part A and part B
  • Apply within pot life (typically 30 to 90 minutes)
  • Use specific equipment for proper application
