Slab Moisture Testing for Flooring

Why this matters

A finish flooring installation over a slab that's too wet is one of the most expensive failures in residential construction. The flooring delaminates, the adhesive fails, mold grows, the customer demands rework, and the contractor pays for the second installation. The fix is testing the slab's moisture before the flooring goes down. A concrete contractor who can perform proper moisture testing and provide the results to the flooring contractor protects everyone in the project chain. The skill is in knowing which test to use, when to test, and how to interpret results.

Why moisture matters

Fresh concrete has significant moisture from the mixing process. Some moisture is consumed in the hydration (cure) process; the rest evaporates over weeks or months.

If flooring is installed before adequate moisture has left the slab:

  • Vapor pressure builds under the flooring
  • Adhesive fails
  • Flooring delaminates
  • Mold or mildew may grow
  • Slab visibly damaged

Different flooring materials have different moisture tolerances:

  • Vinyl tile (LVT): typically requires less than 5 lb/1000 sq ft / 24 hr emission
  • Hardwood: typically requires less than 4 lb / 24 hr emission
  • Carpet: more tolerant
  • Sealed concrete (no flooring): no requirement

Tests for slab moisture

Test 1: Plastic sheet test (qualitative; not for spec compliance)

Tape a 18 x 18 inch piece of plastic sheeting to the slab. Wait 24 to 72 hours. Look for moisture droplets or darkening under the plastic.

Pros: free; quick; field-friendly Cons: not quantitative; not accepted for industry spec compliance

Test 2: Calcium chloride test (ASTM F1869)

A small dish of anhydrous calcium chloride is placed on the slab under a sealed plastic cover for 60 to 72 hours. The calcium chloride absorbs moisture from the slab; weight gain measures moisture vapor emission rate (MVER).

  • Result: lb of moisture per 1,000 sq ft per 24 hours
  • Most flooring requires less than 3 to 5 lb / 1,000 sq ft / 24 hr
  • Test cost: a modest per test kit

Procedure:

  1. Clean test area (1 sq ft)
  2. Open the kit; weigh the dish
  3. Place dish on slab
  4. Cover with plastic cup; seal edges
  5. Note time and date
  6. Wait 60 to 72 hours
  7. Open; weigh dish; calculate moisture
  8. Compare against flooring spec

Test 3: Relative humidity (RH) test (ASTM F2170)

The modern preferred test:

  • A probe is inserted into a hole drilled in the slab
  • Probe measures relative humidity within the slab
  • Allows measurement at depth
  • Considered more accurate than MVER

Procedure:

  1. Drill hole in slab (typically 40 to 50 percent of slab depth)
  2. Insert sleeve into hole
  3. Cap sleeve
  4. Wait equilibration period (72 hours typical)
  5. Insert RH probe
  6. Read result

Most flooring requires less than 75 to 85 percent RH (varies by manufacturer).

Test equipment: a moderate for the probe and sleeves.

Test 4: Capacitance / radio-frequency meter

Non-destructive surface moisture meter:

  • Press meter against slab
  • Reads moisture in the surface zone
  • Quick; non-invasive

Limitations: only reads surface; doesn't reflect deep slab moisture; not a substitute for ASTM tests.

Use for: rough assessment; not for spec compliance.

Test timing

When to test:

  • After 28 days minimum (concrete reaches full cure strength)
  • Before flooring installation
  • After any moisture-related issue (water exposure, plumbing leak)

A concrete slab in a typical residential install may need:

  • 4 weeks for above-grade slab
  • 8 to 12 weeks for below-grade slab (basement)
  • Longer in humid climates
  • Longer for thicker slabs

When the slab fails the test

Options for handling a wet slab:

Wait longer

If the slab is recently poured, more time may reduce moisture.

Install moisture barrier

Various moisture barrier products:

  • Epoxy coatings
  • Polyethylene sheeting (under hardwood floating)
  • Manufacturer-specific membranes

Use moisture-tolerant flooring

Different flooring with higher moisture tolerance:

  • Sealed concrete (no flooring)
  • Tile with appropriate setting bed
  • Some LVT (waterproof rated)

Remove and rebuild

Severe moisture issues may require:

  • Identifying the source (groundwater, leak)
  • Addressing the source
  • Removing and replacing the slab

This is rare but expensive.

Common moisture sources

Inadequate cure time

The slab is too new. Wait.

High groundwater table

Water continuously rising through the slab. Requires:

  • Vapor barrier below slab (typically polyethylene sheeting installed before pour; missing in older homes)
  • Sub-slab drainage
  • Sump pump system

Plumbing leak

A leak in pipes below or adjacent to the slab.

Surface water infiltration

Water entering at the surface (windows, doors, walls).

Climate / season

High humidity periods produce more vapor at the slab surface.
