Fixed The Lean Now The Gate Sags Second Fault Masking Decision Tree
Why this matters
You reset the gate post and the lean is gone. The customer agrees the post is straight. On the same walk-through they show you the gate, which now sags or drags. This is a second-fault masking pattern: when the post was leaning, the gate hung in a geometry that hid sag because the latch and the strike post had drifted into a matching offset. Bring the post back to plumb and you reveal the gate frame's actual condition, which is usually a sag from worn hinges, a racked frame, or a hinge post that itself is not square to the gate post. The fix is rarely a simple latch shim; the fix is finding which of the three is the actual second fault.
Symptom presentation
Walk the gate after the reset and characterize the sag:
- Free swing in the latch-open position, no binding, but the latch does not engage: geometry mismatch.
- Gate drags on the ground at the latch end: classic sag.
- Hinge end binds when you open: hinge post not plumb or out of square to the strike post.
- Gate frame visibly racked (corners no longer 90 degrees): frame fatigue or original construction defect.
- Diagonal brace wire or rod loose or missing: tension brace failed.
- Vinyl or aluminum gate frame bent at the hinge corner: hardware load exceeded the frame.
Measure the gap at the latch top and latch bottom. A larger gap at the bottom than the top says the latch end has dropped.
Quick checks
- Stand at the gate and open it 45 degrees. Does the latch end drop noticeably as you swing through? That is sag.
- Check the diagonal brace. On a wood gate, a tension rod with a turnbuckle from the top-hinge corner to the bottom-latch corner should be tight. A wire brace at the same path should also be tight.
- Look at the hinge fasteners. Loose lag screws or sheared screws say the hinge has been overloaded.
- Check the hinge post for plumb again at the gate height. The post reset may have been correct at the base but the post itself may be twisting under load.
- Verify the gate frame is square. Measure both diagonals. Mismatched diagonals say racked frame.
Isolation tree
- Gate drops at the latch end, brace loose: tension. Go to the brace branch.
- Gate drops at the latch end, brace tight, hinges loose: hinge or fastener. Go to the hinge branch.
- Gate frame measurably racked: frame. Go to the frame branch.
- Hinge post no longer plumb at the upper portion (twists under load): hinge post. Go to the hinge post branch.
- Gate hits the strike post but does not drag the ground: geometry, not sag. Go to the geometry branch.
- Vinyl or aluminum frame deformed at the hinge corner: hardware overload. Go to the hardware branch.
Brace branch:
- Wood gate: install or tension the diagonal brace from top-hinge corner to bottom-latch corner with a turnbuckle.
- Wire brace: tension until the gate is square; do not over-tension to the point of racking the frame the other way.
- Check that the brace direction is correct; running from top-latch to bottom-hinge does nothing useful.
Hinge branch:
- Replace loose lag screws with longer fasteners into solid wood, or upgrade to through-bolts on a steel post.
- Upgrade hinge size if the original was undersized for the gate weight and width.
- Add a third hinge for tall or heavy gates.
Frame branch:
- A racked wood frame can sometimes be pulled square with a brace, but a frame with fasteners pulled loose at the corners is failing.
- Rebuild the frame with mortise-and-tenon or proper bolted corners; do not patch a failed corner with a screw.
- Vinyl frame: most cannot be straightened. Replace.
Hinge post branch:
- A post that twists under the gate load is undersized or under-footed.
- Upgrade to a 6x6 wood post, a 4 inch steel post, or a heavy-gauge tubular steel post depending on the system.
- Re-set the footing if necessary; a gate post needs more footing than a line post.
Geometry branch:
- A gate that closes but the latch misses is a geometry mismatch. Move the strike, shim the latch, or move the latch hardware up or down on the gate frame.
- Do not chase geometry by shimming hinges; the cure should be at the latch.
Hardware branch:
- Vinyl or aluminum frames carry hinge load through inserts. Inserts deform if the hardware was undersized.
- Replace the insert and upgrade the hinge to one rated for the gate's actual weight and width.
Confirming diagnosis
- Diagonal measurement of the frame: mismatched within roughly 1/4 inch on a typical residential gate says racked.
- Plumb check of the hinge post at the top hinge while a helper applies weight to the open gate at the latch end. Movement says hinge post twist.
- Brace tension: a properly tensioned brace makes a low audible tone when struck; a slack brace thuds.
- Hinge fasteners: wiggle each fastener with a wrench. Any movement says replace.
Remediation
- Brace: install or tension the diagonal in the correct direction.
- Hinge: replace or upgrade fasteners; add a hinge for heavy gates.
- Frame: rebuild the racked corner properly; replace vinyl frames that are deformed.
- Hinge post: upsize or re-foot.
- Geometry: adjust at the latch side, not the hinge side.
- Hardware: match the hinge to the gate weight and the frame material.
