Gate Sags Only Late Summer Post Vs Hinge Vs Frame Decision Tree

Why this matters

A gate that drags or binds only in late summer and swings clean the rest of the year is a seasonal-movement complaint, and seasonal complaints are where techs lose money chasing the wrong part. Late-summer sag has a specific physics: soils dry and shrink through the dry season, the hinge post can rotate or settle as its embedment loses its grip, and at the same time wood frames have moved through their annual moisture swing. The sag you see in August may be a post problem, a hinge problem, or a frame problem, and only one of those three is actually moving with the season while the others may be steady defects revealed by the season. Reading which element is moving, and whether the movement is reversible, tells you whether to reset a post, re-fasten or upgrade hinges, or rebuild the gate frame with proper bracing. Get it right and the gate stops being an annual callback.

Symptom presentation

Stand at the gate in the sag season and read where the geometry has failed. A sagging hinge POST shows the whole gate tipped because the post itself leans toward the latch side; sight the post against a level and the post is out of plumb, and the gap at the top hinge has often opened while the bottom closed. A HINGE problem shows the post plumb but the gate drooping at the latch corner because a hinge has pulled its screws, the hinge leaf has bent, or the pintle has worn; the gate hangs lower at the latch but the post is true. A FRAME problem shows the post plumb and the hinges tight but the gate itself has gone out of square, the latch corner has dropped because the frame racked (the diagonal lost its triangle), and you can see the gate is a parallelogram rather than a rectangle. Note whether the bottom of the gate now scrapes a high spot or whether the latch simply misses its catch.

Quick checks

Put a level on the hinge post: out of plumb in the sag direction points to post movement. Put a framing square or measure the gate's two diagonals: unequal diagonals mean the frame has racked. Grab the gate at the latch corner and lift; if it lifts easily and the play is at the hinges (screws backing out, leaf flexing, worn pintle), the hinges are the weak link. Check the hinge-post embedment: probe the soil around the post in the dry season and feel for a gap or loose collar where the post has rotated in shrunken soil. Check the diagonal brace direction: a properly braced gate runs its diagonal from the bottom hinge corner up to the top latch corner (a compression brace) or uses a tension cable the opposite way; a missing or wrong-direction brace is the classic frame-rack cause. Note soil type; expansive clays drive the strongest seasonal post movement.

Branch one: hinge post out of plumb, leaning latch-ward, embedment loose in dry soil, gate geometry otherwise square. Post movement, seasonal. The post is rotating or settling as the dry-season soil shrinks away from it.

Branch two: post plumb and tight, gate diagonals still equal, but the latch corner droops and the play is all at the hinges (loose screws, bent leaf, worn pintle/barrel). Hinge failure, revealed or worsened by the season's swelling and shrinking working the fasteners.

Branch three: post plumb, hinges tight, but gate diagonals unequal and the gate has racked into a parallelogram with the latch corner low. Frame failure: missing, broken, or wrong-direction brace, joints loosened by seasonal moisture cycling.

Branch four: combination, common on old gates: a marginally loose post plus tired hinges plus a weak frame all give a little, and the sum only crosses the binding threshold at the dry-season extreme. Identify the dominant contributor by which single element, corrected, restores function.

Confirming diagnosis

Confirm post movement by re-reading plumb across seasons or by force: with the gate removed from the hinges, push the post laterally; a sound post barely moves, a loose-embedment post rocks and you feel the soil gap. Confirm hinge failure by hanging the gate's weight on each hinge in turn and watching for leaf flex, screw withdrawal, or pintle play; a hinge that visibly deflects under the gate's static weight is undersized or failed. Confirm frame rack by measuring the diagonals off the hinges (so post and hinge play do not contaminate the reading): unequal diagonals on a gate lying flat is a racked frame, full stop. To prove the sag is reversible-seasonal rather than a steady defect, document the gate gap in the wet season versus the dry season; a gap that opens and closes with soil moisture confirms the seasonal mechanism.

Remediation

For a moving hinge post (branch one), reset the post with adequate embedment and a footing sized for the gate's leverage; in expansive or poorly draining soil, increase embedment depth, set in a properly crowned concrete footing that sheds water, and consider a larger post section because gate posts carry cantilever load the line posts do not. For hinge failure (branch two), upgrade to heavier hinges sized for the gate weight, fasten through the post with bolts rather than screws where possible, and replace worn pintles; a self-closing gate adds cyclic load and needs hardware rated for it. For frame rack (branch three), rebuild the triangle: install a correctly oriented compression brace (bottom-hinge to top-latch) or a tension cable with a turnbuckle running the opposite diagonal, and re-tighten or re-joint the frame corners; a turnbuckle cable lets the customer re-tune the gate each dry season. For combination sag (branch four), correct the dominant element first, then address the secondary contributors so the seasonal extreme no longer crosses the binding point.
