Customer Reports a Crack and Asks If It Is Serious: Horizontal vs. Stair-Step vs. Vertical Severity Decision Tree
Why this matters
The first question a customer asks about a foundation crack is usually "is it serious?" The pattern of the crack - its orientation, the wall material it runs through, its width, and whether the faces have displaced relative to each other - carries more diagnostic information than the crack's length or age. A pattern-first triage approach lets you set the right urgency level on the first conversation or site visit, reduces the risk of under-responding to a structural threat, and helps you explain to the customer why some cracks are monitored while others require prompt engineering review.
The three crack pattern families
Pattern 1 - Horizontal. A crack that runs roughly level across a concrete block or poured concrete wall is the highest-urgency pattern. Horizontal cracks indicate that the wall is being bent by lateral pressure - typically saturated soil, frost heave, or a surcharge load (a driveway, deck, or addition placed close to the foundation after construction). The wall is acting as a beam, and horizontal cracking marks the tension face where it is beginning to yield. Even a narrow horizontal crack warrants prompt evaluation because the underlying load condition is active and walls can fail progressively once the crack opens.
Pattern 2 - Stair-step. A crack that follows the mortar joints in a staircase pattern through a concrete block or brick foundation indicates differential settlement or mortar joint deterioration. One area of the foundation is moving relative to an adjacent area. Urgency depends on crack width, how much the two faces are displaced relative to each other, and whether the crack is active or dormant. A hairline stair-step crack that has been stable for years is a different situation from a wide, recently opened stair-step crack where one side has stepped forward.
Pattern 3 - Vertical (and diagonal). A crack that runs straight up and down or diagonally across a poured concrete wall or through block units (not following mortar joints) most often indicates shrinkage during the original cure, thermal cycling, or settlement that is largely uniform. These cracks are common and frequently benign, but width and displacement still matter. A vertical crack that is wider at the top than the bottom, or where one face protrudes, indicates ongoing movement rather than a static historical crack.
Decision tree - width and displacement thresholds
Apply these checks to whichever pattern you identified above.
Width check. Carry a standard crack gauge or use a credit card edge (approximately 0.03 inches) as a rough reference.
- Less than 1/16 inch (hairline to fine): low immediate concern for all patterns except horizontal in a block wall, which remains high concern regardless of width.
- 1/16 to 1/4 inch: moderate concern; document with photos and measure with a crack monitor.
- Greater than 1/4 inch: elevated concern for all patterns; horizontal cracks at this width are a prompt-engineering trigger regardless of wall type.
Displacement check. Run your fingernail across the crack perpendicular to its length. If one face is proud of the other, the wall is experiencing out-of-plane movement, not just in-plane cracking. Any measurable displacement (even 1/16 inch) in a horizontal crack is an engineering-referral trigger. Displacement in a stair-step crack that has moved one wythe of block laterally is similarly urgent.
Activity check. If you cannot determine whether the crack is active or dormant at the first visit, install a tell-tale: a small calibrated plastic monitor epoxied across the crack, or simply a pencil line marked across the crack with the date. A crack that widens measurably within four to eight weeks is active. Active cracks in any pattern above hairline width should be re-evaluated rather than simply monitored.
Escalation triggers - when to refer to an engineer
Send the customer to a structural engineer (not just a foundation repair contractor) when any of the following are present:
- Any horizontal crack in a block or poured wall, regardless of width.
- A stair-step crack wider than 1/4 inch with visible displacement between faces.
- A vertical crack with differential face displacement greater than 1/8 inch.
- Any crack pattern that has measurably widened between two site visits within a single season.
- Cracks accompanied by wall lean that is visible to the eye or measurable with a plumb bob.
- Multiple crack patterns occurring simultaneously on the same wall or on adjacent walls.
Width monitoring for non-urgent cracks
Cracks that do not meet the escalation triggers above should be documented with photographs showing a scale reference, and measured at two points with a crack gauge or digital calipers. Record the measurement date. A follow-up measurement at 60 to 90 days establishes whether the crack is stable. Shrinkage cracks in poured concrete that stabilize and show no displacement can be sealed with polyurethane or epoxy injection as a waterproofing measure without structural implications.
Do not give a customer a verbal assurance that a crack is "fine" or "just cosmetic" based on a visual inspection alone, particularly for horizontal cracks or cracks accompanied by wall lean. The field technician's role is to triage and document, not to provide a structural engineering opinion. If the customer needs a formal determination for a real estate transaction or an insurance claim, refer them to a licensed structural or geotechnical engineer.
