Annual Garage Door Service

Purpose

Define a standard annual service for residential garage doors and openers. The door is the largest moving object in most homes; a failing torsion spring or worn safety system is a personal-injury risk. A 45-minute annual visit catches the wear before it becomes the failure.

Scope

Applies to:

  • Single-car residential sectional doors with torsion or extension springs
  • Double-car residential sectional doors with torsion springs
  • Residential door openers (chain, belt, screw drive)

Excludes commercial / industrial doors, rolling steel doors, and any door with broken springs requiring immediate repair (separate emergency-service SOP).

Responsibilities

  • Dispatcher confirms door size + opener brand at booking
  • Lead technician runs the protocol + customer briefing
  • Customer witnesses the safety-reverse test and signs off

Procedure

  1. Customer briefing. "I'll be testing the safety systems, inspecting the springs and cables, and lubricating everything. About 45 minutes."
  2. Visual inspection - door panels. Dents, cracks, rust-through, water damage. Photograph any structural damage.
  3. Inspect torsion spring(s). Look for gaps in the coil (springs lose tension over their cycle life - typical residential rated 10,000 - 25,000 cycles). Measure the gap between coils with a tape; growing gap = spring fatiguing.
  4. Inspect cables. Look for fraying, kinks, or rust. ANY visible fraying = replace immediately - a cable failure under tension is a serious injury risk.
  5. Inspect rollers. Worn nylon, flat spots, missing bearings = replace. Steel rollers also wear; check for play in the stem.
  6. Inspect hinges. Cracks in the metal, elongated bolt holes, loose fasteners.
  7. Check the bottom seal (astragal). Cracked or compressed flat = replace; it's the home's pest + draft barrier.
  8. Lubricate. Spring coils (light coat of garage-door lube - NOT WD-40, that's a solvent), hinges, roller bearings (if metal), opener chain or screw drive per manufacturer.
  9. Test the safety reverse. With the door fully closed, place a 2x4 flat on the floor under the door. Open the opener, then close. The door MUST reverse on contact. If it doesn't, the down-force is set too high - adjust per manufacturer or replace the opener if non-adjustable.
  10. Test the photo eyes. Wave a hand through the beam during a close cycle. Door must reverse instantly. Misaligned eyes are a common silent failure.
  11. Operate the door 5 cycles. Listen for grinding, squealing, or hesitation in any specific position. Note where it occurs; usually indicates roller or hinge wear at that travel point.
  12. Document with photos. Springs, cables, rollers, opener label.

Acceptance Criteria

  • No frayed cables
  • No visible coil-gap growth on springs (compare year-over-year)
  • Safety reverse passes the 2x4 test
  • Photo eyes interrupt-tested and operational
  • Door cycles smoothly through 5 complete operations
  • Customer signs field report acknowledging tests + any flagged repair quotes

Torsion springs are under thousands of pounds of force. NEVER adjust, remove, or wind a torsion spring without the proper winding bars + training. A spring that releases unexpectedly has crushed hands, broken arms, and killed techs. If a spring needs replacement, do it; if you're not trained, refer it.
