Weather Seal + Bottom Seal Replacement

Why this matters

Weather seals fail predictably at 5 - 10 years from UV + ozone + freeze cycles. Customers feel the draft + see daylight + bugs + leaves crossing the threshold. Quick, satisfying service call. High-converting cross-sell from any other garage door service (when fixing a spring, look at the seal; quote the seal at the same visit + close 60 - 80% of the time).

Seal types

Bottom seal (the workhorse)

  • Mounted to the bottom edge of the bottom panel
  • Two mounting types:
    • Retainer track (most modern doors): U- or T-shaped aluminum or vinyl retainer; rubber seal slides into the track. Most common.
    • Direct staple / nail (older doors): rubber seal nailed or stapled directly to bottom panel
  • Materials: vinyl (cheapest), EPDM rubber (better cold flexibility), TPE (best cold + UV resistance)

Side + top weather strip (door jambs + header)

  • Mounted to the door frame (door jamb) where the door meets brick / siding
  • Typically L-shaped or hump-shaped vinyl or rubber strip
  • Nailed or stapled to wooden jamb
  • Press against the door face when closed

Threshold (floor seal)

  • Installed on the concrete floor where door closes
  • Mounted with construction adhesive (Storm Shield, Tsunami Seal, OR generic aluminum + rubber)
  • Often pairs with bottom seal for high-water + heavy-debris areas

Pre-replacement inspection

Before quoting, identify what's actually failing:

  • Bottom seal compressed or torn - needs new seal
  • Bottom panel warped - bottom seal won't fix; refer to panel replacement
  • Floor uneven (heaved or settled) - bottom seal alone won't seal; recommend threshold OR floor leveling
  • Side seal degraded - separate from bottom; replace as needed
  • Header seal degraded - usually replaced with side seals as a kit

Bottom seal replacement (retainer track type)

Tools + materials

  • Replacement seal in correct profile (T-style, U-style, P-style - measure existing OR bring sample to supplier)
  • Tape measure
  • Tin snips OR utility knife
  • Soapy water spray (lubricant)
  • Putty knife (for stuck seals)
  • Safety glasses + gloves

Procedure (30 - 60 minutes per door)

  1. Open door fully + clamp track with vise grips to prevent unintended movement
  2. Identify the seal profile - T-style has a single stem; U-style has two stems; P-style is asymmetric. Wrong profile = won't fit retainer.
  3. Remove old seal: Pull from one end. Most slide out with firm pull. Stuck seals: spray soapy water at the slot + work back-and-forth.
  4. Clean the retainer track - debris + old rubber crumbs prevent new seal seating
  5. Measure door width, cut new seal 1 - 2 inches longer than door width
  6. Lubricate retainer track with soapy water spray - new seal slides in much easier
  7. Insert seal from one end - start the stem(s) into the retainer slot; pull through with firm grip
  8. Trim excess flush with door ends (do NOT cut short; leave 1/8 - 1/4" overhang at each end for compression at jambs)
  9. Close door + visually verify seal compresses uniformly along the floor
  10. Inspect from inside at night with flashlight outside - no light visible = good seal

Bottom seal replacement (direct-mount type - older doors)

This style is nailed or stapled directly to the panel; no retainer.

  1. Pry old seal off with putty knife or pry bar
  2. Remove residual nails / staples
  3. Clean panel edge
  4. Position new seal; align with panel edge
  5. Nail or staple at 6-inch intervals
  6. Trim ends flush
  7. Test as above

If panel edge is rotted (wood doors) or damaged (steel doors), the direct-mount seal won't hold - refer to panel replacement.

Side + top weather strip replacement

Procedure (45 - 90 minutes per door)

  1. Open door
  2. Pry old vinyl strip from jamb with pry bar - protect jamb wood / paint
  3. Remove residual nails or staples
  4. Clean jamb surface
  5. Measure full perimeter - sides full height + top jamb width
  6. Cut strips with mitered corners at top (45° each side meeting at the top corners)
  7. Position strip with rubber-or-vinyl flap facing the door
  8. Press flap to test position - flap should JUST contact the closed door face
  9. Nail or staple every 6 - 8 inches with 1.5" galvanized roofing nails
  10. Repeat for opposite side + top
  11. Close door + test seal - flap should contact door face all around without holding door open

Threshold installation (floor seal)

A separate product; installed on concrete floor where door meets exterior.

Procedure (30 - 60 minutes per door)

  1. Open door fully
  2. Measure door width
  3. Clean concrete surface - pressure wash or wire brush; allow to fully dry
  4. Cut threshold to length (1/4 - 1/2" shorter than door width)
  5. Test fit threshold - verify door bottom seal contacts threshold uniformly when closed
  6. Apply construction adhesive (Loctite PL Premium, Liquid Nails Heavy Duty) in beads to bottom of threshold
  7. Press threshold into final position
  8. Apply additional adhesive at front + back edges
  9. Weight or clamp for 24 hours cure
  10. Customer warning: do not drive over threshold for 24 hours

The single biggest customer-visible improvement is THRESHOLD + bottom seal together on a problematic door. Concrete floors crack + settle over time - even a perfect new bottom seal can't seal against an uneven floor. The threshold raises the seal contact point above the floor irregularities + the customer goes from "I see daylight" to "completely sealed" in a single visit. Charge add-on for threshold + customers gladly pay because they SEE the result.

Acceptance Criteria

  • Bottom seal compresses uniformly; no daylight visible from inside at night
  • Side weather strips contact door face without binding
  • Threshold (if installed) flush + adhered
  • Door operates without seal drag or binding
  • Customer walk-through

Common mistakes

  • Wrong seal profile (bring a sample to supplier)
  • Cut too short (gaps at jambs)
  • Stapled when retainer track is correct (pulls out)
  • No lubricant in retainer (binds + tears)
  • Forgot to cycle door after install
