Florida LP Tank Setback and Permit Requirements for Standby Generator Installs

Why this matters

A standby generator install in Florida that runs on liquefied petroleum (LP/propane) gas is governed by both the National fuel-gas and LP codes and Florida-specific requirements, and the LP tank placement (setback) and permitting are where installs most often run into trouble. Get the tank too close to the dwelling, a window, an opening, or a property line and the install fails inspection, must be moved, and the customer pays twice. Skip the required permits (gas and electrical) and the work can be red-tagged and the generator legally unusable. Florida's hurricane exposure makes standby generators common, and inspectors enforce LP setbacks and anchoring closely. Knowing the setback rules, the permit path, and the local-amendment reality up front lets you site the tank and generator correctly the first time. The generator's combustion-engine installation also implicates NFPA 37 (stationary combustion engines) for clearances and ventilation, and the electrical interconnection follows NEC Article 702 (optional standby) and Article 445 (generators). The practical point: an LP standby install touches gas siting (NFPA 58), engine clearance (NFPA 37), and electrical (NEC), so multiple permit and inspection lanes apply.

LP tank setback fundamentals

NFPA 58 sets minimum separation distances based on the aggregate water capacity of the LP container, measured from the tank to important buildings, the line of adjoining property that can be built upon, and sources of ignition. For the common residential aboveground tanks, the smallest containers (up to 125 gallons water capacity) generally allow the closest siting, with larger containers requiring progressively greater distances from buildings and property lines per the NFPA 58 separation table. Underground/mounded tanks have their own distance rules. Separately, the tank and its relief-valve discharge and filling connection must maintain distance from building openings (windows, doors) and sources of ignition. The exact required distance depends on the tank's water capacity and whether it is aboveground or underground, so size the tank and read the applicable NFPA 58 distance for that capacity rather than assuming one number.

Generator placement and clearances

The generator itself must meet the manufacturer's listed clearances to combustibles and to the structure (per its installation manual and NFPA 37), maintain clearance from doors, operable windows, and outdoor air intakes so engine exhaust cannot enter the dwelling, and meet the IRC/IFGC exhaust-termination distances from openings. These engine clearances are independent of, and additional to, the LP tank setbacks. A common conflict in tight Florida lots is satisfying both the tank setback to the property line and the generator clearance to windows simultaneously; resolve it at the design stage, not at inspection.

Permits and inspections

Expect to pull both an electrical permit (for the transfer switch and generator interconnection) and a gas permit (for the LP piping and connection) from the local building department, and the LP system work generally must be performed by appropriately licensed personnel under the FDACS LP gas regulatory framework. Inspections typically cover the gas piping and pressure test, the LP tank siting and relief/fill distances, the engine clearances and exhaust termination, the electrical interconnection and transfer equipment, and hurricane/wind-load anchoring of the generator and tank where required by the FBC. The system is not legally operable until it passes inspection.

LP is heavier than air and pools in low areas; an improperly sited tank, a relief-valve discharge aimed at a building opening, or an undersized setback creates a fire and explosion hazard. Do not energize or commission an LP standby system before the gas pressure test passes and the LP siting/relief distances are verified by the AHJ. Verify the currently adopted NFPA 58 edition and any local amendments for the jurisdiction before siting the tank.

Practical sequence to avoid rework

Determine the tank water capacity first, then read the NFPA 58 separation distance for that capacity to building, property line, and ignition sources, and the relief/fill distances to openings. Overlay the generator's manufacturer clearance and exhaust-termination requirements on the same site plan. Confirm both gas and electrical permit requirements and the LP licensing requirement with the local AHJ and FDACS framework. Plan hurricane anchoring for both tank and generator per the FBC wind-load requirements for the location. Then site, install, pressure-test the gas, pass inspection, and only then commission.
