Downspout Extension Terminates Near a Window Well and the Well Floods in Heavy Rain: Cross-System Decision Tree

Why this matters

Window well flooding is a high-stakes callback because water intrusion into a below-grade window opening can damage foundation walls, basement framing, and personal property within minutes of a heavy storm. When a downspout extension terminates within a few feet of a window well, attribution is genuinely ambiguous - the flooding could be caused by the gutter system, the window well drain, the grading around the well, or a combination of all three. Getting the attribution right before recommending any fix protects the contractor from absorbing cost that belongs to a different trade.

Step 1: Determine whether the downspout extension is a direct or indirect contributor

Stand at the window well during or immediately after a rain event, or use a garden hose to simulate flow from the downspout. Observe the following:

  • Direct discharge: the extension outlet is aimed at the window well opening, or is close enough that the water stream falls into the well at full flow. This is a routing error. The extension needs to be redirected.
  • Splash-back discharge: the extension discharges onto a hard surface (concrete apron, patio block) and the splash pattern reaches the well opening. This is an indirect contribution. Redirecting the extension will reduce but may not eliminate the problem.
  • No apparent path: the extension discharges several feet away and grade or landscape features should carry water away from the well. If the well still floods, the gutter system is likely not the primary cause.

If the extension is a direct or splash contributor, the gutter contractor's scope includes re-routing the extension as part of this diagnosis, regardless of whether other systems are also at fault.

Step 2: Check whether the window well drain is functional

Every properly installed window well should have a drain at its base connected to a drain tile or perforated pipe that carries overflow away from the foundation. A blocked or disconnected drain turns the well into a collection basin.

Check the well drain with a bucket of water:

  1. Pour two to three gallons slowly into the lowest point of the well.
  2. Watch whether the water level drops within 60 to 90 seconds (drain is functional) or pools and rises (drain is blocked or disconnected).
  3. If the drain is blocked, probe the opening with a drain snake or compressed air to clear debris. Gravel, soil, and leaf debris are the most common blockers.
  4. If clearing the drain does not restore flow, the drain tile connection below grade may be crushed, separated, or clogged further down. This is a waterproofing or excavation scope item, not a gutter scope item.

Document the drain test result. If the drain is non-functional, this finding changes the attribution significantly - even a properly routed downspout extension will not prevent well flooding if the drain cannot handle normal groundwater infiltration.

Step 3: Check whether the gutter system is overflowing before the downspout

A downspout extension can only route what the downspout delivers. If the gutter is overflowing at the nearest section before it reaches the downspout, a portion of the roof drainage is reaching grade at uncontrolled points near the foundation - including the window well area.

Inspect the gutter over the window well section for:

  • Debris blockage in the gutter trough or at the downspout inlet.
  • A low spot in the gutter that pools and overflows before reaching the outlet.
  • A downspout that is undersized for the roof area it serves (common on additions where a larger roof section was added to an existing downspout).

If the gutter is overflowing, that must be corrected regardless of the extension routing. An overflowing gutter above a window well is an independent water source that will continue to cause flooding even after the extension is re-routed.

Step 4: Assess grading around the window well

Window wells cut into a slope or a landscape bed with negative grade allow surface water to funnel into the well from outside the gutter system entirely. This is a grading or landscaping scope item.

Check whether:

  • The soil around the well slopes toward the opening rather than away.
  • A landscape bed retains mulch or soil against the well flashing.
  • The well flashing extends high enough above grade to intercept surface sheet flow.

If grading is contributing, note it in the job record and explain to the customer that this is outside gutter scope. Recommend they consult a grading or landscaping contractor.

Do not promise that re-routing the downspout extension alone will resolve window well flooding without completing the full attribution sequence above. If you re-route the extension and the well floods again from a blocked drain or grading issue, the customer will expect the gutter contractor to pay for the next fix. Document your findings and have the customer acknowledge the attribution in writing before closing the job.

When more than one cause is present, address the gutter-scope items, document the non-gutter items, and provide written attribution so the customer understands why additional trades are needed.
