Attic Pull Down Stair Replace Versus Repair Decision Tree
Why this matters
Attic pull-down stairs are one of the more dangerous failure modes in residential repair scope. Customers call when a spring breaks, a hinge cracks, a tread splits, or the unit feels wobbly. The repair decision splits between three paths: spot repair of an isolated failure (one spring, one hinge, one tread), unit replacement when the failure indicates broader structural compromise, and structural rework when the rough opening or ceiling framing has been damaged. A spot repair on a unit that should have been replaced sends the homeowner back up an undersized or fatigued ladder; a full replacement quote on an isolated spring failure burns the customer's money. This decision tree separates them.
Symptom presentation
Capture five facts. Stair type (wood folding 2-section, wood folding 3-section, aluminum folding, scissor-style aluminum, sliding compact). Load rating (manufacturer load rating typically labeled at the box; 250 lb, 300 lb, 375 lb common). Failure type (broken spring, cracked or broken hinge, split or cracked tread, broken handrail, frame separation from rough opening, hinge plate detached). Unit age (recent replacement, 5-15 year unit, 20+ year original). Rough opening condition (intact, sagging, gypsum cracking at frame perimeter, visible damage to ceiling joists at the opening).
A 30-year-old undersized wood unit with two broken treads and a loose hinge is a different repair than a 3-year-old aluminum unit with one broken spring.
Quick checks
Inspect the load rating label on the unit. Older units commonly have 200 lb or 250 lb ratings; current code-compliant installations typically use 300 lb or 375 lb units. A 200 lb unit in a property where adults plus an HVAC contractor with tools will be using it is undersized regardless of failure mode.
Inspect the hinges. Cracked, bent, or rusted hinges are structural and need immediate attention. Hinge attachment to the wood members of the stair is a common failure point; many older units use brittle stamped steel hinges that crack with age.
Inspect treads and stringers. Cracked treads, split stringers, or treads that have been previously repaired with hardware indicate a stair that has lived past its service life. Soft or rotting wood members are not field-repairable; the safety integrity is gone.
Inspect the rough opening framing. A rough opening that has begun to sag, gypsum board around the opening that is cracking, or visible damage to the headers indicates structural issues that must be addressed separately from the stair unit. IRC R301 covers the loading requirements; the opening must support the dead load of the unit plus the live load of users.
Inspect the springs. Most folding attic stairs use double tension springs at the upper hinge. One or both broken is a common service call. Replacement springs are available from most manufacturers and many aftermarket suppliers.
Test the unit folded position. With the unit retracted and latched, look for visible separation between the unit frame and the rough opening framing. Separation is a critical issue.
Isolation tree
Branch A: Single broken spring, unit is recent (under 15 years), treads and hinges are sound, frame is solid. Spring replacement. Order matching springs by manufacturer specification (Werner, Louisville Ladder, FAKRO are common brands with documented part numbers). Two springs should typically be replaced as a pair even if only one is broken, since the second is usually at end of life. Single-visit if parts are available.
Branch B: Single cracked or split tread, unit is recent, other components are sound. Tread replacement. Manufacturer replacement treads are available for most current units. Cut and shape from matching wood species if manufacturer treads are unavailable. Verify the replacement tread is fastened to the stringer per the original manufacturer spec.
Branch C: Single failed hinge on a recent unit, hinge replacement parts available. Hinge replacement. Order matching part from manufacturer. Single-visit.
Branch D: Multiple component failures, undersized load rating, or unit is 20+ years old. Unit replacement. Spot repairs do not restore safety on an aged unit; the components not yet failed are at end of life. Quote a new IRC-compliant unit (verify load rating against expected use, typically 300 lb minimum for residential use). Verify the rough opening dimensions match a current product or quote opening modification.
Branch E: Rough opening framing damaged or sagging. Structural rework. Address the opening framing before any stair work. May require sister or replacement of ceiling joists, header repair, and gypsum repair around the opening. Larger scope than stair-only repair.
Branch F: Unit has been previously modified or shortened to fit the opening, treads at irregular spacing or cut at non-standard angle. Modified unit. Modifications void manufacturer load rating and may not meet code. Replacement is the working remedy.
Branch G: Pull cord broken, otherwise sound unit. Pull cord replacement. Single-visit, minimal parts.
Branch H: Handrail broken or missing, otherwise sound unit. Handrail replacement if manufacturer part is available, or aftermarket retrofit. Verify the handrail meets the IRC 200-pound concentrated load requirement.
Branch I: Stairs separate from rough opening when extended, frame attachment failed. Frame attachment failure. Often due to undersized fasteners at original install or to wood frame fatigue. Verify the unit can be securely reattached to the rough opening. If reattachment is feasible, replace fasteners with manufacturer-spec hardware (typically 16d nails or structural screws per the unit's installation instructions). If the unit frame itself is damaged, replace the unit.
Confirming diagnosis
Spot repair branches (A, B, C, G, H) confirmation: single isolated failure on a unit otherwise in serviceable condition with rating appropriate for the use.
Branch D confirmation: multiple failures, age, or load rating combination making spot repair not safe.
Branch E confirmation: structural framing issue independent of unit condition.
Branches F, I confirmation: modification or frame attachment failure documented.
Remediation
Branches A, B, C, G, H: targeted part replacement, single-visit where parts are available.
Branch D: full unit replacement, customer education on load rating and code compliance.
Branch E: structural rework before stair install or reinstall.
