Why this matters

IICRC S520 defines Condition 1 as normal fungal ecology, Condition 2 as settled spores and fragments (indirect contamination) on otherwise sound materials, and Condition 3 as actual fungal growth (direct contamination). The trap at the borderline is treating a small patch of real growth as mere settlement to keep the scope small, which under-remediates and fails verification, or escalating diffuse settled dust to full demolition, which over-scopes. S520 does not set a numeric square-footage trigger the way some EPA guidance discusses cleanup size; the condition is defined by whether growth is actually present, not by area. This tree keeps the classification anchored to the presence of growth, then uses area to scope containment and PPE, so the size threshold never quietly drives the condition call it is not meant to drive.
Symptom presentation
- A wall or surface shows light discoloration or settlement that could be dust or could be incipient growth.
- The affected area sits near a size threshold the contract or local guidance treats as a scope step.
- Tape lift shows spores but the question is whether they are settled or growing in situ (hyphae, conidiophores).
- Moisture history is ambiguous; the surface may be currently dry.
- The customer or adjuster is pressing for the smaller classification.
Quick checks before classifying
- Sample for growth structures, not just spore presence. A tape lift showing hyphae, conidiophores, and chains of conidia anchored to the substrate indicates growth (Condition 3); scattered single spores on a sound surface with no growth architecture indicates settlement (Condition 2).
- Check the substrate class. Porous materials with growth go to removal; settlement on cleanable non-porous and sound semi-porous materials stays cleanable.
- Survey moisture with pin and pinless meters. Active or recent moisture supports growth (Condition 3); a long-dry surface carrying only dust supports settlement.
- Inspect under magnification for directional growth patterns, a mycelial mat, or staining that is integral to the material versus a film that wipes away. Integral staining and a mat are growth; a wipeable film is settled debris.
- Test whether the discoloration wipes. Settled dust lifts on a damp wipe; in-situ growth stains the material and resists a simple wipe.
Isolation tree
Step 1: tape lift shows hyphae/conidiophores, substrate wet or recently wet.
- Condition 3 (actual growth). Remediate as direct contamination: contain, remove colonized porous materials, clean non-porous, verify.
Step 2: tape lift shows scattered single spores, no growth structures, surface sound and dry.
- Condition 2 (settled). Clean by HEPA-vacuum and damp-wipe; restore to Condition 1; verify.
Step 3: ambiguous lift, mixed result, moisture history positive.
- Treat the growth-positive zones as Condition 3 and the surrounding settlement as Condition 2; scope each accordingly.
Step 4: borderline area drives a contractual/guidance scope step.
- Classify by growth presence first, then apply the area-based containment/PPE step on top; do not let the size threshold change the condition call.
Confirming diagnosis
The classification turns on one question: is fungus actually growing on the material, or are spores merely settled on it. Microscopy is the arbiter. Growth structures (hyphae anchored to the substrate, conidiophores, conidial chains) confirm Condition 3; isolated spores with no growth architecture on a sound, dry surface confirm Condition 2. Moisture corroborates: active growth requires a moisture history, while settlement does not, so a dry surface with only scattered spores reads as Condition 2 even if the spore count is moderate. Where a project sits at a size threshold, S520's condition is still set by growth presence, and the area determines the engineering controls and PPE tier rather than the condition label, so a borderline square footage changes how you contain the work, not whether the surface is classified as growth. Resist pressure to downgrade a growth-positive surface to Condition 2 to shrink the scope; the microscopy is the record. Document the microscopy, the moisture findings, and the substrate class so the classification is defensible to the assessor, the adjuster, and any third-party verifier.
Remediation
- Condition 3 (growth confirmed): contain to the appropriate level for the area, remove colonized porous materials, HEPA-vacuum and damp-clean non-porous surfaces, correct the moisture source, and verify the return to Condition 1.
- Condition 2 (settlement confirmed): HEPA-vacuum and damp-wipe the affected surfaces, no demolition required when the materials are sound, then verify.
- Mixed result: remediate the growth-positive zones as Condition 3 and clean the surrounding settlement as Condition 2, so the scope matches the actual contamination rather than the worst or the best patch.
- Scale containment and PPE by the area and the contamination level independent of the condition label; a small Condition 3 patch in a large room still needs growth-grade containment around the work, while a large Condition 2 settlement may need only source-controlled cleaning.
- Re-verify after remediation; the goal of either path is a documented return to Condition 1 across the affected area.
