Condition 2 vs Condition 3 Large Area Decision Tree

Why this matters

The IICRC S520 Condition 1, 2, and 3 framework drives the entire mold remediation scope: containment, PPE, removal protocol, decontamination, and post-remediation verification. Condition 2 is settled spores in an environment without active growth; Condition 3 is active growth. Most contractors can classify the small obvious cases without thinking. The hard cases are large-area mixed: parts of an attic with active growth on decking, other parts with only settled spores; basement walls with growth on poly behind drywall in one section and just musty smell with no visible growth in another. The decision tree below handles those mixed cases at scale.

Symptom presentation

Walkthrough of a 1,200 square foot attic after a slow roof leak that ran for an unknown number of weeks. Visible active growth on 200 square feet of decking. Musty odor throughout. Insulation visibly stained in 400 square feet. Sample collection (if scope justifies) shows elevated spore counts well above outdoor reference at three of three air sample points.

Alternative scenario: basement of 800 square feet with finished walls, after a year-long slow plumbing leak undetected behind drywall. Visible active growth on drywall behind cabinets covers 40 square feet. The rest of the basement reads "normal" visually but the air smells musty everywhere; air sample shows elevated spores throughout.

Third scenario: a commercial building with HVAC distribution; visible mold in one office on 30 square feet of wall, no visible growth elsewhere, but musty odor in adjacent offices on the same supply zone.

Quick checks

Define the boundaries of visible (Condition 3) growth. Photograph and measure. Convert to a quantified area in square feet. This is the actual remediation target.

Sample the air in occupied or accessible spaces beyond the visible area. Air sample data establishes whether spores have settled in adjacent spaces (Condition 2) requiring decontamination but not removal.

Assess porous content. Furniture, books, fabrics, soft goods in the affected area. Condition 2 settled spores on porous content typically require cleaning or disposal regardless of growth presence.

Identify the moisture source. Active growth requires a moisture history. Source identification is the gating condition; without source repair, any remediation will recur.

Isolation tree

Branch A: visible growth (Condition 3) is well-bounded, less than 100 square feet, no spread to adjacent rooms. Standard S520 remediation with containment, PPE, removal, decontamination, post-remediation verification. Condition 2 cleanup in the immediately adjacent room with HEPA vacuum and surface wipedown.

Branch B: visible growth is 100 to 1,000 square feet OR multiple areas separated by distance. Large-area S520 remediation. Stricter containment requirements; possible third-party clearance assessor engagement; PPE escalation to full respiratory protection; removal scope expanded with documented boundaries.

Branch C: visible growth is small but air-sample data shows widespread elevated spore counts beyond visible area. Treat as Condition 2 throughout the building with Condition 3 at the visible area. Containment at Condition 3; broad decontamination at Condition 2 areas; HVAC system inspection and possible cleaning.

Branch D: no visible growth but air-sample data shows widespread elevated. Investigate for hidden source. Open inspection ports; inspect HVAC; look in cavities, attic, crawlspace. If no source is identified, the elevated air is either from an external source or from a sampling artifact; re-sample after source ruled out.

Branch E: visible growth in HVAC system itself (coil, drain pan, plenum). NADCA-aligned HVAC mold protocol; containment of HVAC supply; possible duct cleaning or replacement; coil cleaning or replacement; post-remediation verification at supply terminations.

Confirming diagnosis

Air sample protocol per S520. Outdoor reference sample; affected area samples; control area samples. The data confirms the Condition 2 boundary beyond visible Condition 3.

Photograph all visible growth at scale with tape measure or ruler in frame. Measured square footage informs the scope classification.

Document the moisture source. The cause analysis ties the spore data to the visible growth and supports the source-repair scope.

Run a tape lift sample on representative settled-dust surfaces in the Condition 2 area. Differentiates spore deposition (Condition 2) from background dust without spores.

Remediation

Branch A path: standard S520 protocol. Containment around the visible area; PPE per S520 Condition 3; HEPA-filtered negative pressure verified at minimum 0.02 inches water column; removal of porous materials with visible growth; decontamination of semi-porous and non-porous surfaces; cleaning of adjacent Condition 2 area; post-remediation verification by visual inspection or sampling.

Branch B path: large-area S520. Stricter containment with double-airlock entry; PPE with full-face respirator; written work plan; possible third-party post-remediation verification assessor (depending on jurisdiction and customer); extended scope with documented boundaries.

Branch C path: HVAC-aware S520. Source identification; HVAC inspection (coil, drain pan, plenum, ductwork); HVAC isolation during remediation; broad Condition 2 cleanup of building; air sample post-remediation in multiple locations.

Branch D path: investigation. Hold remediation scope until source confirmed. Air sample alone does not justify a remediation scope; the source plus the air sample together do.

Branch E path: NADCA-aligned HVAC mold protocol. Specialized containment within ductwork; HVAC system cleaning or component replacement; post-remediation verification at supply terminations.

In all branches, third-party clearance is recommended for any scope above 100 square feet, when the customer requests independent verification, or when jurisdiction requires it.

Mold remediation scope of greater than 100 square feet of contiguous visible growth is regulated in multiple states. Florida, Texas, and New York require licensed mold assessor and licensed mold contractor as separate parties for scopes above their respective thresholds. Verify state license requirements before scoping any large-area mold remediation.
