Customer Says It Keeps Coming Back: Translation Decision Tree

Why this matters

"It keeps coming back" almost never means the mold is resistant or the cleaner was wrong. It means the moisture that fed the original colony was never removed. Mold is a moisture-availability problem with a fungal symptom. If you wipe the symptom and leave the water, the colony regrows on the same substrate in the same place, often within weeks. Translating this complaint correctly is the difference between a one-truck source fix and a third return visit that destroys your margin and the customer's trust. The job is to find the water, not to out-clean the spore.

Symptom presentation

The customer reports growth returning at the same spot after a previous cleaning, by them or by another contractor. Capture the cycle: how long after cleaning does it reappear, does it return in the exact footprint or a slightly larger one, and does the return correlate with weather (rain, snowmelt, humidity season) or an event (running a shower, a dishwasher cycle, the AC season). A return that tracks rain points to envelope intrusion; a return that tracks appliance use points to a supply or drain leak; a year-round slow return points to chronic humidity or a vapor-drive condensation plane.

Quick checks

  • Re-read the original repair. Was the water source ever identified and corrected, or was only the visible growth cleaned? A clean-only history is a near-guarantee of recurrence.
  • Moisture-map the recurrence footprint and a foot beyond it. A wall that reads wet between rain events has an active intrusion, not a leftover.
  • Check the slope and drainage outside: negative grade, downspout discharge at the foundation, missing kickout flashing, failed window-well drainage.
  • Inspect for condensation drivers: uninsulated cold lines, AC supply ducts in hot attics, cold concrete in a warm humid space, single-pane windows.
  • Verify indoor RH over a full HVAC cycle. Sustained RH above 60 percent regrows mold with no liquid leak at all.
  • Establish a dry baseline on a known-good wall of matching construction before judging the recurrence footprint; a reading several points above that baseline during a wetting event confirms an active source rather than residual dampness.
  • Ask what the prior contractor actually did. A surface clean with no demolition and no moisture documentation almost always recurs on porous substrates.

Isolation tree

  1. Recurrence tracks rainfall, footprint is on an exterior wall or below a roof line -> envelope intrusion: roof, flashing, siding, window, or grade. Do not reclean until the building is dried in. Refer or perform the building repair first.
  2. Recurrence tracks appliance or fixture use -> plumbing supply or drain leak. Isolate by running each suspect fixture while moisture-monitoring the wall. Fix the plumbing before any remediation re-do.
  3. Recurrence is seasonal with AC operation, growth at registers or on ceiling near supply runs -> HVAC condensation: undersized return, leaking duct sweating, oversized unit short-cycling and not dehumidifying. Address the mechanical cause.
  4. Recurrence is slow, year-round, low-level, on cold surfaces with no liquid source -> chronic high humidity / dew-point condensation. Add dehumidification, fix ventilation, insulate the cold plane.
  5. Recurrence in the exact cleaned footprint with confirmed dry substrate -> the prior remediation under-removed Condition 3 porous material. Mold hyphae penetrate porous substrates (drywall paper, OSB, raw framing); surface wiping leaves embedded growth that re-emerges. Remove the porous material rather than re-wiping.

Confirming diagnosis

Prove the water before you touch the mold again. Use a moisture meter to document wet readings during the suspected wetting event, not just after it has dried. A pin meter into the substrate plus a pinless scan of the assembly gives both surface and depth context; compare to a dry reference of the same construction. Where the source is plumbing, an isolation test (shut the supply, monitor pressure, or dye-test the drain) confirms it. Where the source is condensation, log RH and surface temperature and confirm the surface is at or below dew point. For the porous-substrate case, open the wall and inspect the back side of the material; embedded growth and staining that did not respond to surface cleaning confirms the substrate must be removed under S520 Condition 3 handling. Comparative spore-trap sampling per ASTM D7391 can confirm an active source persists, but it does not replace finding the water.

Remediation

The corrected work order is: stop the water, dry the assembly, then remediate. Repair the intrusion or leak, run structural drying to dry standard, and only then remove or clean per substrate and condition. Porous Condition 3 material comes out; semi-porous and non-porous gets HEPA-vacuumed and damp-wiped under containment with negative pressure. Add the moisture control the building lacked: dehumidification, ventilation, drainage, or mechanical correction. Document the source fix in the file so the recurrence claim cannot recur. Verify with a post-remediation moisture check at dry standard plus, where documentation is needed, clearance sampling. Set occupant expectations explicitly: the colony will not return if and only if the moisture mechanism stays corrected, so any seasonal driver (humidity season, AC operation, drainage that fails only in heavy rain) must be designed out, not just cleaned around.

Do not re-clean a recurring mold complaint until the moisture source is found and corrected. Recleaning over an active water source is non-conforming work, exposes the occupant to ongoing growth, and creates liability for the contractor who "remediated" a still-wet assembly.
