Drywall Removal Protocol for Mold

Why this matters

Removing mold-contaminated drywall is the most common physical task in mold remediation. The drywall must come out without spreading spores beyond the contained area. Standard demolition technique throws debris everywhere; mold remediation requires the opposite: controlled, contained removal. The skill is in the dust management and the worker discipline.

When to remove drywall

Per IICRC S520:

  • Mold visible on drywall surface that has penetrated the gypsum core
  • Drywall that has been wet (water-damaged)
  • Drywall behind which mold is hidden
  • Drywall that doesn't respond to cleaning

When to clean instead:

  • Surface mold only (no penetration)
  • Drywall in good structural condition
  • Easily-cleaned surface (painted, sealed)

The decision is judgment plus inspection.

Extent of removal

Standard rules:

  • Remove drywall 24 inches beyond visible mold contamination
  • This margin ensures hidden mold at the boundary is also removed
  • For severe contamination, more margin may be appropriate

For each wall area:

  • Mark the removal perimeter
  • Cut along the perimeter
  • Remove the contaminated section

Tools and PPE

Tools

  • Utility knife
  • Drywall saw or oscillating tool
  • Cordless drill (for screw extraction if needed)
  • Pry bar (small)
  • Pliers
  • HEPA vacuum
  • Wet sponges and rags
  • Disposal bags (heavy duty, sealed)

PPE

  • Full body suit (Tyvek)
  • Disposable booties
  • Respirator (P100 typically; N95 minimum)
  • Gloves
  • Eye protection
  • All disposable per worker per day

Pre-removal preparation

Step 1: Verify containment

  • Containment in place per S520
  • Air scrubber running
  • Negative pressure verified
  • PPE donned

Step 2: Identify removal area

  • Mark removal perimeter (24 inches beyond visible mold)
  • Identify utility locations (electrical, plumbing) to avoid
  • Photograph existing condition

Step 3: Wet down the area (optional)

  • Light mist of water over the drywall
  • Reduces spore release during demolition
  • Wet drywall produces less dust

Removal procedure

Step 1: Cut the perimeter

Use oscillating tool or drywall saw:

  • Cut along the marked perimeter
  • Cut depth: through drywall but not deeper
  • Verify cut goes through both layers of paper

Step 2: Section into manageable pieces

For large areas:

  • Cut into 2 x 2 ft or 4 x 4 ft sections
  • Easier to handle and dispose
  • Reduces breaking and dust

Step 3: Remove screws or nails

If possible:

  • Locate fasteners
  • Remove with drill or pry bar
  • Reduces structural attachment

Step 4: Pry and remove

  • Carefully pry the section away from the framing
  • Don't snap or break randomly
  • Keep the section intact as possible
  • Lower carefully into disposal bag

Step 5: HEPA vacuum

After each section is removed:

  • HEPA vacuum the exposed framing
  • HEPA vacuum the surrounding area
  • Don't allow spores to settle on the floor

Step 6: Bag and seal

  • Place drywall in heavy-duty plastic bag
  • Seal the bag closed
  • Label as contaminated
  • Move to disposal area

Step 7: Continue with remaining drywall

  • Section by section
  • HEPA vacuum between
  • Maintain containment integrity

Step 8: Inspect exposed framing

  • Look for mold on framing
  • Look for additional moisture
  • Document any findings

Mold on framing:

  • Wood framing: may be cleanable (wash, sand, treat)
  • Heavy contamination: replacement may be needed

Dealing with insulation

If insulation is behind the drywall:

Visible mold or wetness

  • Remove the affected insulation
  • Bag and dispose
  • Continue with remediation

Dry insulation, no visible mold

  • Often retained
  • HEPA vacuum if dust contamination is concern

Fiberglass batt vs blown insulation

  • Batt: easier removal (just pull out)
  • Blown: requires HEPA vacuum removal
  • Different equipment

Drywall behind cabinets / fixtures

For drywall behind kitchen cabinets, bathroom vanities, etc.:

Remove the cabinet first

  • Disconnect plumbing / electrical
  • Remove the cabinet carefully
  • Access the drywall behind

Remove the drywall

  • Standard removal procedure
  • Address any contamination found

Reinstall

  • New drywall as needed
  • Reinstall cabinet
  • Reconnect plumbing / electrical

This can be expensive; documented as part of the scope.

Drywall on ceilings

Ceiling removal is more difficult:

  • Heavy drywall sections fall down
  • Risk of injury
  • More disruption

Procedure:

  • Support the ceiling temporarily before cutting
  • Cut into smaller sections (2 x 2 ft or smaller)
  • Lower each section carefully
  • Maintain support of remaining ceiling

For severely contaminated ceilings, may be more economical to remove and replace entire ceiling.

Around electrical and plumbing

Working around utilities:

Electrical

  • Verify circuit is off (test with voltage tester)
  • Lock out the breaker
  • Carefully remove drywall around boxes
  • Don't damage wiring

Plumbing

  • Verify water shut off if applicable
  • Carefully remove drywall around pipes
  • Don't damage pipes

For complex utility areas, the removal may need to slow down significantly.

Disposal

Bagging

  • Heavy-duty plastic bags (4 to 6 mil)
  • Double-bag for severe contamination
  • Seal closed

Transport

  • Through containment exit
  • Through HEPA-filtered air lock if used
  • Direct to disposal container outside

Disposal location

  • Construction debris dumpster (for typical mold-contaminated drywall in most jurisdictions)
  • Some jurisdictions require special disposal for moldy debris
  • Verify local rules

Documentation

  • Quantity disposed
  • Disposal location
  • Receipt or manifest

After removal

Step 1: HEPA vacuum exposed framing thoroughly

  • All wood surfaces
  • All hidden voids
  • Bottom plates, wall cavities

Step 2: Wet wipe wood framing

  • Damp wipe with appropriate solution
  • May include biocide
  • Allow to dry

Step 3: HEPA vacuum again

After wet cleaning, HEPA vacuum once more.

Step 4: Apply antimicrobial (optional)

  • EPA-registered antimicrobial spray
  • Helps prevent regrowth
  • Not a substitute for cleaning

Step 5: Allow drying

  • All surfaces must be dry before rebuilding
  • Verify with moisture meter

Step 6: Inspect for additional contamination

  • Verify no remaining mold
  • Document with photographs

Common drywall removal mistakes

Cutting without wetting first

  • Spores released during cutting
  • Spread within containment but harder to control

Not maintaining containment during removal

  • Spores escape through breaks
  • Cross-contamination

Removing too much

  • Wastes material
  • Increases cost
  • Doesn't add safety

Removing too little

  • Missed contamination
  • Mold returns

Not addressing the underlying cause

  • Moisture source still active
  • Mold returns regardless

Spreading contamination during transport

  • Bag breaks
  • Spores spread through home
