Fixed the Leak, Now a Condensation Source Surfaces: Two-Fault Decision Tree
Why this matters
You correctly diagnosed and fixed a leak, the customer was satisfied, and now growth or moisture returns, this time driven by condensation rather than the original liquid intrusion. This two-fault scenario is insidious because the first fault (the leak) was real and is genuinely fixed, which makes the second fault (a condensation mechanism) easy to dismiss as a repair failure. Condensation is a fundamentally different moisture physics problem: it occurs when a surface drops below the dew point of the surrounding air, so the fix is thermal and ventilation control, not plumbing or envelope repair. Confusing the two leads to chasing a leak that no longer exists. Recognizing that condensation can coexist with, or be unmasked by, a leak repair is the core skill here.
Symptom presentation
Moisture or growth returns after a confirmed leak repair, typically as a diffuse pattern rather than a defined drip path, on cold surfaces: exterior wall corners, behind furniture against an outside wall, on uninsulated pipes, at thermal bridges (steel studs, concrete, window frames), or on the ceiling below a poorly insulated attic. It is often seasonal, worsening in cold weather or during high indoor humidity from showers, cooking, or drying laundry. The pattern frequently outlines the framing itself, showing as darker bands over studs and joists where the thermal bridge runs coldest, a tell that distinguishes condensation from a leak's gravity-driven track.
Quick checks
- Measure surface temperature with an infrared thermometer and compare to the dew point calculated from indoor RH and air temperature. A surface at or below dew point will condense water. For example, at 70 degrees Fahrenheit and 55 percent RH, dew point is near 53 degrees; any surface below that line will sweat.
- Read indoor RH. Sustained RH above 50 to 60 percent in cold weather drives condensation on any cold surface, and elevated indoor moisture is often behavioral (showering, cooking, unvented drying).
- Map the moisture pattern. Diffuse, on cold surfaces, weather-correlated equals condensation; a defined drip path with a clear point of origin equals a leak.
- Check ventilation: bath and kitchen exhaust function, dryer venting routed outdoors, and air movement behind furniture against exterior walls. Stagnant air at a cold surface is the textbook condensation site.
- Inspect insulation continuity. Gaps, compressed batts, and thermal bridges (steel studs, concrete, uninsulated headers) create the cold spots where condensation lands.
Isolation tree
Branch A: Surface temperature is at or below dew point and the pattern is diffuse on a cold surface. Condensation fault. Raise the surface temperature (insulation, eliminate thermal bridge) or lower indoor moisture load (ventilation, dehumidification).
Branch B: Moisture follows a defined path and the surface is above dew point. The leak repair failed or there is a second leak. Re-inspect the plumbing or envelope, not the thermal envelope.
Branch C: Both a defined path is gone but diffuse condensation persists. Genuine two-fault: leak fixed, condensation now controlling. Address the condensation mechanism.
Branch D: Growth is concentrated behind furniture or in a closet on an exterior wall. Stagnant air plus a cold surface. A ventilation and air-movement correction, possibly insulation; even a small gap to allow air to wash the surface raises its temperature above dew point.
Branch E: Condensation appears on or around HVAC supply registers and cold ductwork in unconditioned space. Cold supply air chilling the boot and surrounding drywall below the room dew point. The fix is duct and boot insulation plus sealing the vapor path, not envelope repair.
Confirming diagnosis
Confirm condensation by demonstrating that the affected surface sits at or below the air's dew point under operating conditions. Log surface temperature, air temperature, and RH; compute dew point; show the surface is colder than dew point at the times the wetting occurs. That measurement separates condensation from a residual leak conclusively, because a leak wets a surface regardless of dew point while condensation requires the surface to be below it. The defensible two-fault record is the closed leak, supported by the repair documentation, plus the dew-point math at the new growth area showing a different mechanism is now in control. Capture readings during the conditions that produce the problem, typically cold weather or a high-humidity event, not on a mild dry day when the surface may sit above dew point. Sample air against a same-day outdoor control per AIHA where occupant exposure is at issue.
Remediation
- Confirm the original leak is truly closed; do not assume. If the path pattern returns, it is a leak, not condensation.
- For confirmed condensation, attack both sides of the dew-point relationship: raise the cold-surface temperature (add or repair insulation, break thermal bridges, improve air circulation) and lower the indoor moisture load (functioning exhaust ventilation, controlled dehumidification to 30 to 50 percent RH).
- Source-remove porous material that grew during the wet period, to a clean, dry boundary.
- Dry and verify before close-in.
- Counsel the occupant on humidity sources; behavioral moisture load is part of the fault.
Condensation that wets a wall cavity for an extended period supports the same growth and occupant-exposure risk as a leak. Do not treat a returning condensation problem as cosmetic. Until the dew-point relationship is corrected, growth will recur and occupants remain exposed.
