Why this matters

When mold contaminates an HVAC system, it spreads spores throughout the home every time the system runs. The customer's entire home becomes the contaminated area. HVAC mold is the most-disruptive mold scenario; the remediation is complex (ductwork is hard to reach), and the cost is significant. A contractor who can diagnose HVAC mold and respond appropriately captures premium remediation work; one who recommends ductwork demolition as the only solution loses customers to specialists.

Where mold grows in HVAC

Evaporator coil

  • Standing water on the coil (especially if it doesn't drain properly)
  • Mold grows in the wet coil cavity
  • Spores released into the airstream

Air handler

  • Cabinet interior
  • Wet from coil condensation
  • Particularly common in damp climates

Ductwork

  • Especially flex duct (porous)

Categories of HVAC mold

Surface contamination only

Penetrated ductwork (sheet metal)

Mold on duct interior; sheet metal:

  • Cleanable with NADCA process
  • Specific equipment for duct cleaning
  • Can be remediated without removal

Penetrated ductwork (flex duct)

Mold on flex duct interior:

  • Flex duct is porous; cannot be cleaned
  • Must be removed and replaced
  • Often the major cost driver

Penetrated insulation

Insulation inside ductwork is contaminated:

  • Insulation typically removed
  • Replaced with new insulation
  • Sometimes entire duct section replaced

Remediation approaches

Approach 1: Clean the system

For surface contamination:

  1. Shut down HVAC
  2. Disassemble air handler
  3. Clean coil with appropriate cleaner
  4. Clean drain pan
  5. Clean cabinet interior
  6. Replace filters
  7. Address moisture source (clogged drain, oversized AC, leaking duct)

Approach 2: NADCA duct cleaning

For ductwork mold (sheet metal ducts):

  1. NADCA (National Air Duct Cleaners Association) certified process
  2. Specialized vacuum equipment
  3. Mechanical agitation tools
  4. Verify cleanliness through inspection or sampling
  5. Apply sealant or antimicrobial if specified

Approach 3: Duct replacement

For contaminated flex duct or severely contaminated sheet metal:

  1. Remove old ducts
  2. Replace with new (typically rigid or insulated flex)
  3. Verify proper installation
  4. Address any HVAC design issues that contributed

Approach 4: Combined approach

For complex contamination:

  • Clean air handler and coil
  • Clean some ducts; replace contaminated sections
  • Address moisture issues
  • Full system commissioning

Procedure for typical HVAC mold remediation

Step 1: Assessment

  • Inspect entire system
  • Identify all contamination
  • Identify moisture sources
  • Quote based on findings

Step 2: Address moisture source first

  • Clogged condensate drain: clear
  • Failed drain pan: replace
  • AC oversized (short cycles, doesn't dehumidify): customer education or replace
  • Wet insulation around AC: replace
  • Duct leak: seal

Without addressing moisture, mold returns regardless of cleaning.

Step 3: Containment

  • Seal HVAC vents in occupied areas
  • Set up containment in the work area
  • Use HEPA-filtered work environment

Step 4: Clean accessible components
