Musty Smell Persists After Passed Clearance Decision Tree

Why this matters

A musty smell that lingers after a job passed clearance is the most uncomfortable callback in mold work because the paperwork says you are done and the customer's nose says you are not. The smell is microbial volatile organic compounds, the gases mold produces, and a passing spore-trap clearance does not measure them. MVOCs can come from a reservoir clearance sampling never touched (inside a wall, under a slab, in the HVAC), from absorbed odor in porous materials that were cleaned but not deodorized, or from a non-mold source the customer is attributing to mold (sewer gas, decaying organics, off-gassing materials). Walking away on "it passed" without resolving the odor burns the relationship and invites a complaint. The decision is finding what the spore trap could not.

Symptom presentation

  • The remediation passed visual and air clearance.
  • A musty, earthy, or moldy odor persists, often stronger in still air, in the morning, or when the HVAC kicks on.
  • No visible growth at the cleared surfaces.
  • Odor may localize to a wall, a register, a closet, or follow the HVAC airflow.
  • Occupants report the smell intermittently, sometimes only the occupants who were there before remediation.

Quick checks before declaring it resolved

  • Localize the odor. Walk the space and note where it is strongest, whether it tracks an HVAC register, a wall, or a specific room.
  • Distinguish MVOC from other odors. Sewer gas (dry trap, vent issue), decaying organic matter (dead animal, food), and new-material off-gassing are not mold and need a different fix.
  • Check for hidden reservoirs. Probe and inspect cavities, under slabs, behind cabinets, in the HVAC plenum and ducts, anywhere the clearance sampling did not reach.
  • Confirm porous materials were deodorized, not just cleaned. Absorbed odor in retained porous materials persists after the spores are gone.

Isolation tree

Step 1: odor tracks the HVAC, strongest at registers.

  • The system is harboring or distributing the odor source. Inspect the coil, drain pan, plenum, and ducts for growth or biofilm; clean or remediate the HVAC.

Step 2: odor localizes to a wall or cavity.

  • A reservoir the clearance missed. Probe and open the suspect cavity; remediate any growth found and deodorize.

Step 3: odor present, no mold reservoir found, sewer/decay character.

  • Non-mold source. Sewer gas from a dry or unvented trap, or decaying organics. Trace and correct the actual source; this is not a remediation failure.

Step 4: odor present, retained porous materials cleaned but not deodorized.

  • Absorbed MVOC odor. Apply appropriate deodorization (HEPA, surface deodorizers, and for stubborn cases controlled treatments) to the retained materials, ventilate.

Confirming diagnosis

A passing spore-trap clearance addresses spores, not odor gases, so the persistence of smell is not evidence the clearance was wrong, it is evidence the odor source is something the clearance did not measure. Localize the odor, identify whether it is MVOC (mold gas) or a non-mold odor, and find the reservoir or source. If a hidden reservoir is found, it is a remediation issue to correct under containment. If the source is non-mold (sewer, decay, off-gassing), document that the mold work is complete and the odor is a separate issue to address. MVOC-specific sampling exists for ambiguous cases but is interpreted cautiously; presence of MVOCs alone does not define a growth amount.

Remediation

  • HVAC source: clean or remediate the coil, pan, plenum, and ducts; replace contaminated porous duct lining if present.
  • Hidden reservoir: open under containment, remediate, HEPA, deodorize, re-verify.
  • Non-mold odor: trace and correct (refill/repair traps, vent correction, remove decaying material, ventilate off-gassing).
  • Absorbed odor in retained materials: deodorize with appropriate methods and ventilate; replace materials that will not release odor.
