German Roach Returns Only After Tenant Turnover Decision Tree

Why this matters

A unit that you cleared and signed off on, then sees German roaches again within weeks of a new tenant moving in, is rarely a treatment failure. German cockroaches (Blattella germanica) cannot survive outdoors in temperate climates and do not migrate across a parking lot. A fresh infestation in a previously clean unit almost always rode in on the new tenant's belongings, or crossed a shared wall and was masked by the prior tenant's habits. Calling this a product failure and re-treating with the same gel wastes the bait and erodes trust. This decision tree separates true reintroduction from harborage you never reached, from a building-wide gradient feeding the unit from adjacent walls.

Symptom presentation

  • Unit was monitored to zero catch before the prior tenant left, then catches climb 2 to 4 weeks after the new tenant arrives.
  • Roaches concentrate around the new tenant's appliances, boxes, or used furniture rather than the unit's permanent kitchen voids.
  • Adjacent units in the stack report activity, or the new unit's catch is highest on a shared wall.
  • A turnover unit that sat vacant for weeks shows immediate heavy catch, suggesting harborage that survived vacancy on residual moisture.

Quick checks

  1. Pull the move-out monitor records. If glue boards read zero for two consecutive weeks before vacancy, the unit was genuinely clear and this is post-move-in.
  2. Place fresh monitors at the four kitchen corners, under the sink, behind/beside the refrigerator, and one in the bathroom. Read at 72 hours and 7 days. Map the counts.
  3. Inspect the new tenant's incoming items: used appliances (microwave and toaster oven voids are classic), cardboard, secondhand furniture, grocery bags, and electronics.
  4. Pull the refrigerator and stove and inspect the motor housing and insulation; this is the single most common surviving harborage in a "vacant" unit.
  5. Check the shared wall: plumbing penetrations, the back of base cabinets, and any common chase. Compare catch on the shared wall to the opposite wall.

Isolation tree

Branch 1 - Belongings reintroduction. If catch clusters on the tenant's new items and the building plumbing chases read low, the infestation rode in. CONFIRM by finding live nymphs or oothecae (egg cases) inside an incoming appliance or box. Reintroduction produces a tight cluster around the source, often a single appliance, with a clean gradient falling off away from it.

Branch 2 - Harborage that survived vacancy. If catch is heaviest at permanent kitchen voids (refrigerator motor, dishwasher panel, range insulation) and appears within days of move-in, the unit was never fully cleared; the prior bait knocked numbers down but a deep void survived. CONFIRM by direct inspection: live roaches or fresh fecal spotting in a fixed appliance void, with monitors at those voids leading the count.

Branch 3 - Adjacent-unit gradient. If catch is highest on a shared wall and neighbors report activity, the unit is being fed from next door through plumbing penetrations and wall voids. CONFIRM by monitoring the shared wall against the far wall; a sustained gradient toward the shared wall, plus a neighbor with activity, confirms it. A single-unit treatment will not hold against a building-wide source.

Branch 4 - Sanitation collapse. If the new tenant's housekeeping created abundant food and the prior low-level population simply rebounded, catch rises across the whole kitchen evenly rather than from one source. CONFIRM by correlating rising counts with new grease, open food, and trash accumulation noted at inspection.

Confirming diagnosis

Set a one-week monitor grid and read the spatial pattern. A point source (Branch 1) shows a sharp peak at one item. A fixed-void survivor (Branch 2) peaks at a permanent appliance. A neighbor-fed gradient (Branch 3) peaks at the shared wall and persists after you bait the unit because the source is outside it. A sanitation rebound (Branch 4) is broad and even. Aging the population helps: a unit dominated by small early nymphs points to a recently arrived gravid female (reintroduction); a mix of all instars plus adults points to an established survivor population.

Remediation

  • Reintroduction: isolate and treat the source item; apply gel bait (for example fipronil or indoxacarb formulations) to the harborage in that item per the product label, and educate the tenant on inspecting secondhand goods.
  • Void survivor: pull appliances and bait the actual void; rotate bait active ingredient if the prior product was used heavily, since gel bait aversion and resistance are documented in B. germanica. Add an insect growth regulator (IGR) such as a pyriproxyfen formulation to break the reproductive cycle.
  • Neighbor gradient: escalate to a stack or building treatment, seal plumbing penetrations, and coordinate simultaneous treatment of the adjacent units; a single unit cannot be held against an active neighbor.
  • Sanitation: a written sanitation plan with the tenant; bait performance collapses when competing food is abundant.

Apply all gel baits, IGRs, and residuals strictly per the EPA-registered product label. The label is enforceable law under FIFRA. Do not apply gel bait to surfaces contacted by food, and observe label restrictions for occupied multifamily dwellings. Never broadcast a residual over a fresh gel bait placement; the residual can repel roaches from the bait and cause bait aversion.
