Drywall Swell: Cut Now vs Monitor Condition Decision Tree

Why this matters

Swollen gypsum board forces a fast, irreversible call: cut it out now, or leave it up and dry the cavity behind it. Cut a wall that would have dried and you create needless demolition, dust, and rebuild. Leave a wall that cannot dry and you trap moisture against insulation, framing, and the bottom plate, where microbial growth starts within days. The difference between the two outcomes is not the swelling you can see, it is the condition behind the board: the water category, whether the paper face has delaminated, how wet the cavity is, and whether you can move air through it. Swelling alone is a weak signal; condition is the signal.

Symptom presentation

The drywall shows a visible swell or bulge near the wet line, often with a tide mark of staining. Paint may blister. The board feels soft or spongy when pressed and may crumble at the wet edge. On a pinless meter the lower portion of the wall reads elevated; on a pin meter the gypsum core reads wet several inches above the visible tide line because gypsum wicks upward. Behind the board, batt insulation may be saturated and sagging, and the bottom plate and cavity often read high even where the face looks dry.

Quick checks

  • Map the wet extent with a non-invasive meter, then confirm with pins. Gypsum wicks higher than the visible line, often several inches above the tide mark.
  • Mark the highest wet reading with tape; that line, plus a margin, sets where a flood cut would go if you switch to removal.
  • Press-test for softness and look for paper-face delamination or core crumbling.
  • Determine the water category. Category 2/3 contamination drives porous removal regardless of dryability.
  • Probe the cavity: drill or remove a baseboard inspection point to read insulation, the back of the board, and the bottom plate.
  • Check for vapor barriers or wallpaper that will block drying from the room side, and note whether the wall is interior or exterior, because exterior walls carry insulation and a possible second vapor retarder.

Decision thresholds

Decide on condition, not appearance.

  • Category 1 water, paper face intact, no structural swell (board still rigid), cavity accessible to airflow, and MC trending down within 24 to 48 hours toward a dry standard: monitor and dry in place. Open the cavity at the base, direct airflow, and re-read daily.
  • Physical swelling that has deformed the board, paper-face delamination, or core that crumbles when pressed: cut. Once gypsum has lost dimensional integrity it does not recover to a serviceable condition even at target MC.
  • Any Category 2 or 3 saturation of the gypsum or its insulation: cut (flood cut) and remove the affected porous materials. Contaminated porous materials are removed under S500, not cleaned in place.
  • Cavity with a vapor barrier trapping moisture, or wet batt insulation that cannot be dried in place: cut to remove the insulation and dry the framing, even if the board face would have dried.
  • Category 1, board intact, but MC plateaus after 48 to 72 hours of correct airflow and dehumidification: convert to a cut. A plateau means the drying path is blocked.

Why swelling alone is a weak signal

Gypsum board swells because the paper face and the gypsum core both absorb water and expand. A wall can bulge visibly and still recover if the swelling is paper-face uptake on a board whose core is intact and the category is clean. Conversely, a board that looks flat can hide a saturated, crumbling core behind a still-attached paper face. The decision pivots on three things the swelling does not tell you: whether the paper face has delaminated from the core (a delaminated face means the board is finished), whether the cavity behind it holds wet insulation that will re-wet the board, and the water category. That is why the procedure is to read the cavity before judging the face. A surface meter on the room side reads the equalized face, not the wet bottom plate or the soaked batt two inches behind it, and those are what decide cut versus monitor.

Confirming diagnosis

Establish a documented dry standard from unaffected drywall of the same type in the structure. Read the suspect wall at fixed points (base, mid, and just above the tide line) daily. Open at least one cavity access to read insulation, framing, and the back of the board directly; the face reading alone hides cavity moisture. If face and cavity both trend down toward the dry standard under directed airflow, monitoring is confirmed. If either plateaus, or you find swelling, delamination, contamination, or trapped insulation, the cut is confirmed.

Remediation

  • Monitor/dry in place: remove the baseboard, drill or punch low cavity vents, set air movers to push air along the wall and into the cavity, add dehumidification sized to the chamber, and document MC daily until at dry standard.
  • Cut: perform a flood cut above the highest wet reading plus a margin, remove wet insulation, clean and dry framing and the bottom plate to a dry standard, then rebuild. For contaminated categories, follow category-appropriate cleaning and PPE before rebuild.
  • Either path: never close a wall until the cavity, not just the face, reads at the dry standard.

On Category 2 or 3 losses, opening or cutting drywall aerosolizes contaminated dust. Use containment and the respiratory protection required by IICRC S500 for the category, and follow OSHA practice for sewage where applicable. Confirm category before deciding to dry porous gypsum in place.
