Laminate Replace vs Dry Decision Tree
Why this matters
Laminate flooring is a printed wear layer over a high-density fiberboard (HDF) core. HDF is essentially compressed sawdust held together with thermoset resin; once it absorbs water through the click-edge or end-joint, the fibers swell and the resin bond breaks. Unlike solid wood, the swell is permanent - drying does not return the HDF to original dimensions. The replace-or-dry decision is mostly a question of whether the click edges have already swelled, and that decision must be made on day one. Equipment time spent trying to save swollen laminate is billed but indefensible.
Symptom presentation
Walk-in symptoms cluster into three patterns:
- Boards still flat, no edge raising, click joints visible but tight: source was short, surface water only, replace decision still open.
- Boards visibly raised at the click edges with a chalky white line at the seam: HDF has swollen at the edges, replace is locked in.
- Boards loose or buckled in a tented pattern across the field: floating system has lifted from substrate; replace and reassess pad and subfloor moisture.
The chalky white line at the click edge is diagnostic. It is HDF dust released as the core delaminates. There is no recovery path once it appears.
Quick checks at the door
- Look across the floor at a low angle with a flashlight. Edge raising of even 1 mm is visible as shadow lines along the seams.
- Run a fingernail across a seam line in the wet zone and an adjacent dry zone. Wet-zone seams feel rough and grainy; dry seams feel smooth. The grain is delaminated HDF.
- Lift a board at a transition or under a baseboard. Check the underside. Wet HDF feels soft, releases fiber when pressed, and shows dark moisture staining.
- Pin-meter the seam edge by inserting pins into the click profile (not the wear layer). Over 18% MC at the joint means the core is wet; over 25% means swelling is already in progress whether or not visible.
Isolation tree
Step 1: time since loss exposure?
- Under 4 hours, water was clean, surface only, source closed: laminate may dry without damage if water has not penetrated the click joints. Remove standing water immediately, dry the surface, monitor edges over the next 24-48 hours. Replace only if edges raise.
- 4 to 24 hours: HDF wicking through joints is likely. Pull a board to confirm core MC. Replace if any seam shows over 18% MC.
- Over 24 hours: assume core saturation through capillary action at the joints. Replace.
Step 2: water source?
- Clean Category 1 (Class 1 or 2 per S500): replace decision depends on time and edge condition.
- Category 2 (washing machine, dishwasher discharge): wear layer can be cleaned but the porous HDF cannot be decontaminated. Replace.
- Category 3 (sewage, ground water): replace mandatory per S500 Section 12, no exceptions.
Step 3: installation type and pad?
- Floating with foam underlayment over slab: water under the pad will not dry through the laminate. Pull boards, dry slab and pad (or replace pad). Re-installation requires confirmed dry substrate per manufacturer spec (typically under 4 lbs/1000 sq ft/24 hr calcium chloride per ASTM F1869, or under 75% RH per ASTM F2170).
- Floating over OSB or plywood: subfloor must be confirmed dry under 16% MC before re-install. OSB swells permanently if wet; check for crowning at the seams.
Step 4: brand and warranty?
- Most major laminate manufacturers (Pergo, Mohawk, Shaw, Mannington) void warranty on any water exposure beyond surface spills cleaned within minutes. Water-resistant lines (e.g., Pergo Outlast, Shaw Repel) have a defined exposure window (typically 24-72 hours) in the manufacturer technical data sheet. Read the TDS before promising dry-in-place.
- Waterproof rigid-core products (SPC, WPC) sold as "laminate" are not laminate; they are LVP and follow a different decision tree.
Confirming diagnosis
Three measurements before scope is final:
- Establish a dry standard from an unaffected area: pin-meter the click joint MC and the field MC.
- Map the affected area on a 2-foot grid; mark the wet perimeter.
- Pull a board at the most-affected joint. Inspect the click profile and underside. Photograph for the file.
If any of these confirm: edge swelling visible, core MC over 18% at any joint, water has been in contact more than 24 hours, or visible HDF dust at seams: replace.
Drying time spent on laminate that will ultimately be replaced is billable equipment time but creates exposure if the carrier denies the claim later. Document the replace decision on day one with photographs of seam condition and pin-meter readings at the joint. Carriers accept laminate replacement on Category 1 losses readily; they reject "we tried to dry it for 5 days first" billing routinely.
Remediation by path
Dry-in-place (rare, requires all conditions met):
- Surface water removed within 1 hour, source closed, clean water, no joint readings over 16% MC.
- Air movement across the field at low velocity (high velocity lifts edges).
- LGR dehumidification to under 50 GPP.
- 24-hour re-check of joint MC. If readings climb instead of fall, convert to replace.
Replace:
- Cut and remove laminate in the affected area plus 12 inches of perimeter buffer.
- Pull and inspect the foam pad. Replace pad if wet or contaminated.
- Dry the substrate to manufacturer-spec MC or RH before reinstallation.
- Match replacement laminate to existing if available; if not, full-room replacement may be required for visual continuity. Document homeowner decision on color match in writing.
