The Meter Reads Dry but the Smell Persists
Why this matters
Every accessible material reads at dry standard, but the room still smells musty or sour. A meter measures moisture, not odor, and a dry-standard reading does not certify that microbial activity, contamination residue, or a hidden wet pocket has been resolved. The smell is a real signal that something the meter cannot see is still wrong: residual contamination, a missed cavity, settled bacteria, or microbial growth that started before you arrived. Treating dry-standard as the finish line while an odor persists leaves a callback and a liability waiting. The job here is to translate the odor into a locatable cause rather than dismissing it because the numbers look good.
Symptom presentation
Moisture readings across accessible materials match the reference value. Yet the space carries a persistent odor: musty (mold), sour or sewage (Category 2 or 3 residue), or chemical. The smell may intensify near a register when HVAC runs, near a floor, or in an enclosed closet or cavity. It may worsen with humidity or heat. There is no obvious wet surface, which is exactly why the meter alone is misleading: the cause is not surface moisture but residue or a pocket the meter never sampled.
Quick checks
- Localize the odor: move through the space, open closets and cabinets, and note where it concentrates. Odor gradients point to the source.
- Probe for hidden wet pockets the surface map missed: under cabinets, behind tubs, in chases, inside wall cavities, and under flooring. A wet pocket re-supplies microbial activity even when the field reads dry.
- Inspect for microbial growth on hidden surfaces (back of base trim, inside cavities, under flooring) and check whether prior water was Category 2 or 3, leaving contamination residue.
- Run the HVAC and re-smell; odor that rises with airflow implicates the duct, coil, drain pan, or a register-fed cavity downstream of the system.
- Note whether the odor tracks humidity. A musty smell that strengthens as RH climbs and fades when the air dries points to hygroscopic microbial growth re-activating, not to liquid water.
Isolation tree
Branch 1: Meter dry, odor strongest at a hidden pocket that the surface map missed, and that pocket reads wet on direct probing. The map was incomplete. Dry and treat the pocket; the smell is moisture-driven after all.
Branch 2: Meter dry everywhere including hidden pockets, visible microbial growth present. The odor is microbial volatile compounds from existing growth, not active moisture. This is a remediation question under the mold standard, not a drying question.
Branch 3: Meter dry, no growth, but the prior water was Category 2 or 3 and contamination residue remains on surfaces or in porous materials. The odor is contamination residue. Clean, decontaminate, or remove affected porous materials.
Branch 4: Meter dry, odor tracks the HVAC. The duct, coil, or drain pan harbors contamination or a wet pocket downstream of a register. Inspect and clean the mechanical system.
Branch 5: Meter dry, no growth, no contamination history, but odor concentrates in a porous material that absorbed odor without holding moisture (carpet, soft goods, raw wood). The smell is adsorbed odor compounds in a now-dry material. Clean or, where cleaning cannot reach, remove the material; the meter is correct that it is dry, but dry does not mean odor-free.
Confirming diagnosis
Confirm by separating moisture from odor. Re-survey for hidden wet pockets with aggressive probing in the areas the odor concentrates; if you find a wet pocket the field map missed, the meter was misleading only because it was not sampled there, and the fix is drying plus treatment. If everything truly reads dry and the odor persists, the cause is residue or microbial, not moisture: look for visible growth on hidden surfaces and recall the original category of water, since Category 2 and 3 leave contamination that dry materials still carry. The decisive evidence is either a found wet pocket (moisture cause) or dry materials with growth or contamination residue (remediation or decontamination cause). Document which, because a dry meter with a persistent smell is precisely the dispute an adjuster and customer will press on.
Remediation
If a hidden wet pocket: dry it to standard and treat the affected materials, then re-evaluate the odor, because the smell may resolve on its own once the moisture feeding it is gone. If microbial growth on dry materials: this crosses into mold remediation; scope containment, removal of affected porous materials, HEPA cleaning, and clearance per the mold standard rather than additional drying. If contamination residue from a prior Category 2 or 3 loss: clean and decontaminate accessible surfaces and remove unsalvageable porous materials, then re-assess odor. If HVAC-borne: clean the affected duct, coil, and drain pan. Do not certify completion on a dry meter alone while an odor persists; resolve the underlying cause and re-verify. Document the cause and corrective action so the file shows the smell was traced and treated, not waved off.
A persistent odor over dry readings can indicate active microbial growth or Category 3 contamination residue. Do not disturb suspected mold or sewage residue without proper containment and PPE. Microbial remediation must follow the mold remediation standard, and biohazard residue requires appropriate decontamination, not drying alone.
