Protimeter MMS2 vs Survey Master Meter Decision Reference

Why this matters

The moisture meter is the single most-used instrument on a water restoration job. It drives the initial assessment, the daily moisture map, the dry-standard verification, and the final signoff. Picking the wrong meter for your operation costs more than the unit price - it costs time, accuracy, and defensibility when an insurance carrier challenges a moisture reading on an invoice. The Protimeter MMS2 and the Survey Master are the two GE / Amphenol meters most US restoration operators evaluate. Both are pin-and-pinless capable, both have datalogging variants, but the use case, accuracy, and cost-per-feature curve are different. What both meters do

Both the MMS2 and the Survey Master are dual-function meters: pin-mode resistance measurement for direct moisture content of wood and gypsum substrates, and pinless-mode capacitance measurement for non-destructive scanning of finishes, hardwood floors, and tile assemblies. Both have onboard ambient temperature and relative humidity probes for grain-per-pound calculations. Both display moisture in numerical values with audible and visual high-moisture alarms.

Where the MMS2 leads

The Protimeter MMS2 is the higher-tier instrument:

Where the Survey Master leads

The Survey Master is the lower-tier instrument:

  • Lower acquisition cost - typically 35 to 50% less than the MMS2 at MSRP.
  • Lighter and smaller, easier to carry on the tool belt.
  • Simpler menu - faster initial training for new techs.
  • Same pin-mode and pinless-mode accuracy at the substrate level (the underlying sensor technology is shared with the MMS2).

The Survey Master is the right pick when the firm is doing primarily residential work that does not require digital signoff, when the moisture log is maintained on paper or transcribed into the job system at the end of the day, or when the operating budget cannot stretch to MMS2-per-tech and you need to put a meter in every truck.

The accuracy question

Both meters share the underlying GE / Amphenol Protimeter sensor technology and read within published manufacturer accuracy on the same substrates. The MMS2 is not more accurate at the sensor level. The MMS2 does have more preloaded substrate calibration curves which means fewer manual scale adjustments - if you read black walnut hardwood three times a week, the MMS2 has it on the dial and the Survey Master requires a manual scale offset.

Calibration and verification

Both meters require periodic calibration verification against a known reference. Protimeter publishes a calibration check standard (a known-moisture wood block) and a calibration verification SOP. Verify every meter monthly under normal use, weekly under heavy use. Out-of-tolerance meters are sent back to Amphenol Test and Measurement for factory calibration. Document the calibration log per meter serial number - this becomes evidence on any reading dispute.

The pin-versus-pinless decision in the field

Pin mode reads resistance between two electrodes pushed into the substrate. The reading is depth-limited to roughly the pin penetration depth and is a destructive measurement (leaves two small holes). Use pin mode on:

  • Framing lumber (read through to the species-specific dry standard, typically MC under 16%).
  • Drywall gypsum (read to the gypsum dry standard, typically under 1% on a scale-A meter, varies by manufacturer).

Pinless capacitance mode reads moisture in a field roughly the size of the sensor pad, to a depth of about three quarters of an inch. The reading is non-destructive but is a relative reading, not an absolute MC. Use pinless mode on:

  • Finished hardwood floors (cannot pin through finish without damage).
  • Tile assemblies (cannot pin through tile).
  • Drywall scanning for survey (find wet zones first, then pin-meter to read MC).
  • Carpet over cushion (scan to find saturation extent).

The cost-per-truck math

For a four-truck operation, MMS2 per truck is the higher capital outlay but enables uniform digital documentation. Survey Master per truck is lower capital outlay but requires manual transcription of daily moisture logs into the job system. A mixed deployment - one MMS2 per lead tech truck for digital signoff jobs, one Survey Master per backup truck for the rest - matches most operators' actual use pattern and keeps the parts and training overhead manageable.

Both meters require annual factory calibration per Protimeter's published service interval. Reading defense in an insurance dispute depends on a current calibration certificate. Do not skip the annual factory service - it is the chain-of-custody that lets the moisture reading stand up against a carrier challenge.

Probe accessories that matter

Both meters accept accessory probes that extend the use case:

  • Hammer-electrode probe - drives long pins through drywall into the framing behind, reading framing MC without cutting drywall.
  • Deep-wall probe (Hardwood / Hayes) - reads inside cavity insulation behind a drilled hole.
  • Surface temperature probe - reads substrate surface temperature for dewpoint calculations.
  • Heavy-duty insulated pins - for reading framing in stud cavities through gloved-hand contact insulation.

Budget the accessory probes separately from the meter. A meter without the hammer electrode cannot read framing behind drywall non-destructively.

The decision in one paragraph

If the operation is doing carrier-panel restoration with digital documentation requirements, hardwood floors are common, and the budget supports the higher meter cost - the MMS2 is the right pick. If the operation is residential restoration with paper or transcribed documentation, the work is mostly drywall and framing, and the budget needs to put a meter in every truck - the Survey Master is the right pick.
