Class 1/2/3/4 Water Loss Classification per S500
Why this matters
IICRC S500 separates water losses by Category (water contamination level: 1 clean, 2 grey, 3 black) and by Class (drying difficulty based on the amount of material wetted and the porosity of materials). Class governs the equipment plan; Category governs whether materials get cleaned or removed. Class assignment drives every billable number on the job: number of air movers, dehumidifier sizing, expected dry time, scope of demolition. Get the Class wrong and the job under-dries (Class 4 treated as Class 2 leaves wet structure) or over-bills (Class 2 treated as Class 4 puts unjustified equipment on the floor for the insurance carrier to dispute).
What S500 actually defines
Class is defined in S500 Section 12 in terms of the absorption rate of the wet materials and the surface area of the wetted materials relative to the room. The four classes range from minimal wetting and rapid drying to specialty conditions requiring extended drying.
- Class 1: Least amount of water absorption and evaporation load. Minimal wetting of materials. Affected area limited or only minimal wetting of low-porosity materials.
- Class 2: Significant water absorption and evaporation load. Wetting includes carpet and cushion in a substantial portion of the room and may include wicking up walls less than 24 inches.
- Class 3: Greatest water absorption and evaporation load. Saturated walls (above 24 inches), ceilings, insulation, and structural elements; water coming from overhead.
- Class 4: Specialty drying situation. Wet materials with low porosity or low permeance (hardwood, plaster, masonry concrete, lightweight concrete, stone) where moisture is bound in the material and requires extended drying time and often specialized equipment.
Class 1 in practice
A small kitchen with a minor sink leak that wetted 30 square feet of vinyl flooring, no carpet, no drywall above 4 inches, drainage to the slab. Class 1: a single LGR (low-grain refrigerant) dehumidifier and 2 to 4 air movers handle the load. Expected drying time 2 to 3 days. Documentation can be light because the dry-down is rapid and uncomplicated.
The trap on Class 1: visible water minor but hidden water inside a base cabinet or under flooring substantial. Always pull base cabinets and check the subfloor; a "Class 1" that has wet subfloor and wet wall behind cabinets is actually Class 2 or 3.
Class 2 in practice
A laundry room or basement family room where the carpet, pad, and the lower portion of the drywall (under 24 inches) are wet across most of the room. The classic Class 2 is a supply line break that ran for an hour into a finished basement with carpet. Equipment plan: 1 air mover per 50 to 60 square feet of affected floor, LGR dehumidifiers sized to the dehumidification load (calculated from cubic footage, target grains per pound, and class adder). Expected drying time 3 to 5 days.
Pad almost always comes out in Class 2 jobs; carpet may be salvageable depending on Category. Wet drywall below 24 inches gets a flood cut (24 inch cut line) and the cavity dries; insulation in the cavity gets removed if wet.
Class 3 in practice
Overhead water (toilet supply line on an upper floor, roof leak with full storm penetration) saturates ceilings, walls, and floors in the affected area. Insulation, ceiling drywall, multiple wall sections, and floor materials are wet. Equipment plan: 1 air mover per 40 to 50 square feet plus additional air movers for vertical wall surfaces and ceilings; LGR dehumidifier sized substantially larger than Class 2. Expected drying time 4 to 7 days, often more.
Ceiling drywall typically gets removed because of weight and structural integrity; partial ceiling cuts may suffice if the wet area is localized. Wall removal extends up to the wet line (typically full wall height in Class 3 with overhead source). Insulation removal is the default.
Class 4 in practice
Hardwood floors over plywood subfloor that have absorbed water and now hold bound moisture in the wood fiber. Plaster walls in older construction. Masonry block, lightweight concrete (gypcrete), poured concrete with deep moisture. The bulk water has typically been removed but the substrate retains moisture that surface dehumidification cannot reach.
Class 4 requires specialty equipment: directed-airflow systems that force air into the wet substrate (Injectidry or InterLink type systems for cavity drying, hardwood floor mats that pull air through the flooring assembly), heat-injection drying systems for masonry, desiccant dehumidifiers for jobs where LGR cannot pull deep moisture.
Expected drying time 7 to 21 days depending on substrate. Class 4 is where the difference between under-dried and properly dried shows up months later as cupping floors, mold under finishes, or structural failure.
When to escalate Class
A job often starts at one Class and escalates. The first inspection identifies the wet area and equipment is set; daily monitoring with moisture meters and psychrometric tracking reveals that the drying is not converging on target. Reassess the Class.
Common escalation patterns: Class 2 reveals hidden wet subfloor under vinyl, becomes Class 3; Class 3 ceiling reveals masonry CMU above (basement scenario), becomes Class 4 for the masonry component; Class 4 hardwood is non-responsive to mats, becomes specialty Class 4 with directed-airflow systems.
Document the Class change in the daily log with the moisture readings and the reasoning. Insurance carriers expect Class to be defended by data, not by assertion.
Equipment math for each Class
Air mover quantity per S500 equipment matrix (residential refrigerant air mover guidance, axial or centrifugal):
- Class 1: 1 per 150 to 300 sq ft affected.
- Class 2: 1 per 50 to 60 sq ft affected.
- Class 3: 1 per 40 to 50 sq ft plus additional for walls and ceilings.
- Class 4: site-specific; directed-airflow systems replace area-based math.
Dehumidifier capacity in pints per day at 80 degrees F / 60 percent RH AHAM rating; size to the calculated moisture load. The standard method is: cubic feet of affected space, multiply by 0.07 (Class 1), 0.5 to 1 (Class 2), 1.5 to 2 (Class 3), specialty for Class 4 to get pint-per-day capacity required. Always round up to the next available LGR unit size.
Documentation that the carrier expects
Daily moisture map with readings at consistent grid coordinates; psychrometric chart (temperature, RH, GPP grains per pound) inside and outside the containment; equipment log with start time, run time, location for each unit; photographs of equipment placement at install and at each daily check. Class assignment is on every page of the report.
