Why this matters

Smoke damage from a fire affects the entire home, not just the immediate fire area. Smoke and soot penetrate every surface, every fabric, every porous material. The customer's home looks normal at a distance and contaminated up close. Cleanup is multi-stage: structural cleaning, contents cleaning, and odor remediation. Damage assessment

For each fire / smoke damage event:

Step 1: Walk the property

  • Note the fire area
  • Note smoke distribution (smoke travels far from fire)
  • Note materials affected
  • Note HVAC contamination

Step 2: Categorize the smoke

  • Type (dry, wet, protein, etc.)
  • Severity (light, moderate, heavy)

Step 3: Identify what needs to be cleaned vs disposed

  • Cleanable surfaces (most non-porous)
  • Cleanable porous (some can be cleaned)
  • Non-cleanable porous (must be disposed)
  • Customer's preferences for sentimental items

Step 4: Plan the cleanup

  • Sequence of work
  • Equipment needed
  • Timeline
  • Customer's living arrangements during work

Cleanup procedure

Step 1: Containment

  • Plastic barriers around contaminated areas
  • Negative air pressure if extensive damage
  • HEPA filtration

Step 2: HVAC contamination control

If HVAC was running during smoke event:

  • Smoke distributed through ducts
  • Shut down HVAC
  • Seal vents during work
  • Address HVAC contamination separately (NADCA-style cleaning)

Step 3: Pack-out

For severe damage:

  • Remove contents
  • Specialty contents cleaning facility
  • Returns after structure cleaned

Step 4: Surface cleaning

For each affected area:

Dry smoke cleaning

For light to moderate dry smoke:

  • HEPA vacuum surfaces
  • Chemical sponge (dry chemical sponge): wipe down without water
  • Specialty smoke cleaner with damp cloth: detail cleaning
  • Wipe ceilings, walls, fixtures

Wet smoke cleaning

For wet smoke (or heavier dry smoke):

  • Solvent-based cleaner first
  • Removes the oily residue
  • Followed by detergent cleaner
  • Multiple passes typically

Specialty surfaces

  • Painted walls: specialty cleaner; may require repaint after cleaning
  • Stained wood: specialty wood cleaner; sometimes refinish needed
  • Painted ceilings: similar to walls

Step 5: Contents cleaning

For contents that stayed (or pack-out items):

  • Specific cleaning per material

Step 6: Hidden cleanup

  • Behind furniture
  • In drawers and cabinets
  • Inside fixtures
  • Insulation in walls (replace if affected)

Step 7: HVAC cleanup

If HVAC affected:

  • NADCA-style duct cleaning
  • Coil and air handler cleaning
  • Filter replacement

Step 8: Odor remediation

After visible cleaning, odor may remain:

Ozone treatment

  • Generate ozone in the enclosed space
  • Ozone reacts with odor molecules
  • 24 to 72 hours of treatment typical
  • Must be unoccupied during treatment (ozone is hazardous)
  • After treatment, ventilate before re-occupy

Hydroxyl generator

  • Generates hydroxyl radicals
  • Similar effect to ozone but less hazardous
  • Can be used in occupied areas (some models)
  • Slower than ozone

Thermal fogging

  • Heated solution releases as fog
  • Penetrates porous materials
  • Specific deodorizer chemicals
  • Effective for embedded odor

Sealing

  • Persistent odor surfaces sealed with sealer
  • Encapsulates remaining odor
  • Especially common on framing that retained smoke

Step 9: Air quality verification

  • Test air for residual smoke compounds
  • Verify acceptable
  • Allow customer to re-occupy

Step 10: Build-back

  • Replace removed materials
  • Customer can resume normal use

"When can I come home?"

After cleanup, PRV, and odor neutralization. Could be days to weeks.

"Will my house ever smell normal again?"

Most homes do. Some severe damage requires more aggressive treatment.

"What about my clothes?"

Clothing typically professionally cleaned (specialty smoke-cleaning service). Some items not salvageable.

"Will insurance cover this?"
