OSB Subfloor Swell Dry Vs Cut Vs Replace Decision Tree
Why this matters
Oriented strand board subfloor that has gotten wet presents a deceptive problem: it can dry back to an acceptable moisture content and still be ruined. OSB is made of wood strands bonded with resin under heat and pressure; when it absorbs water the strands swell, especially at the cut edges over the joists, and that edge swell does not reverse when the board dries. A subfloor that reads dry on a meter can still telegraph a ridge through the finish floor and have lost its bond at the swollen edges. The decision is not simply wet versus dry. It is whether the board dried without permanent swell or delamination (dry in place), whether the damage is confined to a few sheets (cut and replace those), or whether the field has delaminated (replace). Drying-in-place a swelled board sets up a finish-floor failure the customer sees in six months.
Symptom presentation
- Subfloor got wet from above (overflow, leak) or below (crawlspace, slab).
- Edge swell visible as a raised ridge along the joist lines and panel seams.
- Surface feels spongy or the strands lift and flake (delamination).
- Pin meter reads high in the affected sheets relative to unaffected subfloor.
- After drying, the meter reads acceptable but the ridges and bulges remain.
Quick checks before deciding
- Map moisture content across the subfloor with pins at the joists and mid-panel; establish the wet footprint and the dry standard from unaffected sheets.
- Feel and look at the edges. Edge swell at the joist lines and seams that you can catch with a fingernail is permanent; it will not press back flat when dry.
- Probe for delamination. Strands that lift or a surface that crumbles mean the resin bond has failed; this board is structurally compromised.
- Check the span and rating. A single-layer subfloor that has lost thickness uniformity changes the floor's stiffness; note the panel rating and joist spacing.
Isolation tree
Step 1: wet, no edge swell, no delamination, dries to dry standard.
- Dry in place. The board absorbed water without permanent damage. Validate MC and proceed.
Step 2: localized edge swell on a few sheets, rest of field sound.
- Cut and replace the swelled sheets. Edge swell is permanent and will telegraph through finish; saw out the affected panels at the joists and replace with matching thickness and rating.
Step 3: delamination, strands lifting, surface crumbling.
- Replace. Delaminated OSB has lost structural integrity and cannot be dried back to spec.
Step 4: broad field swell across most of the floor.
- Replace the field. Patching a floor where most sheets are swelled leaves an uneven substrate; full replacement in the affected room is the defensible call.
Confirming diagnosis
Two findings settle it: permanent edge swell and delamination. Run a straightedge or your hand across the joist lines and seams after the board has dried; raised ridges that survive drying are permanent thickness change and will mirror into any finish floor. Probe the surface for lifting strands and crumbling, the signature of resin-bond failure. A board that reads dry on the meter, has no permanent swell, and shows no delamination can stay. Any board with permanent edge swell under a planned hard-finish floor gets cut out, because the finish will telegraph the ridge regardless of how dry the substrate reads.
Remediation
- Dry in place: run air movement on the subfloor (top and underside if accessible from a crawlspace), validate MC at dry standard, proceed to finish.
- Cut and replace sheets: saw the affected panels out at the joist centerlines, scrape adhesive, install matching-thickness rated panel with proper fastening and gapping, sister or block edges that lack joist support.
- Replace field: remove and replace the affected subfloor in the room, restore the rated assembly, then finish.
- Always match the panel thickness, span rating, and exposure rating of the original; a mismatch creates a step and a stiffness change at the seam.
