Tide Line Shape: Clean vs Gray vs Black Water Decision Tree
Why this matters
The tide line, the high-water mark left on a wall, baseboard, or cabinet, is a forensic record of the loss. Its color, sharpness, height, and residue tell a senior tech how high the water rose, how long it stood, and how contaminated it was. Reading the tide line correctly informs category classification, flood-cut height, and the contamination story for the file before any meter comes out. A faint, clean, low line points one direction; a dark, greasy, high line with debris points to Category 3 floodwater and a very different scope. Misreading the tide line undersizes the tear-out or, worse, treats contaminated water as clean.
Symptom presentation
- Clean water tide line: faint, often barely tinted, sometimes only a slight discoloration or a salt/mineral line where the water evaporated. Edges relatively diffuse. Common on supply-line and clean-roof losses.
- Gray water tide line: visible soiling, a soapy or detergent residue, sometimes a yellow-brown tint from appliance discharge. Edge sharper than clean water. Common on washing-machine, dishwasher, and sink-drain overflows.
- Black water tide line: dark, greasy, or debris-laden mark with silt, biosolids, organic staining, and often a foul residue. Edge can be sharp and high with a sediment band below. Signals sewage or floodwater.
Quick checks
- Measure the line height from the floor in several places. Height drives flood-cut decisions (a common practice is to cut a measured margin above the highest moisture/contamination line).
- Read the color and residue. Wipe-test a non-porous spot: clean wipes clean; gray leaves soap/soil; black leaves greasy, gritty, or biological residue.
- Read the edge sharpness. A sharp, level line indicates water that stood at a height for a while; a diffuse line indicates a fast rise/fall or strong wicking.
- Look below the line for a sediment band. Silt or debris settling below the high mark is a strong floodwater (Cat 3) indicator.
Isolation tree
- Faint, clean, low line, no soil residue, source is supply line or clean roof. Branch: Category 1. Verify with the source; most materials are drying candidates above the line.
- Visible soil or soapy residue, moderate height, source is an appliance or drain overflow. Branch: Category 2. Remove pad/porous absorbents below the line, clean and dry structure, and watch the clock for escalation.
- Dark, greasy, debris-laden line, sediment band below, foul residue, source is sewage or floodwater. Branch: Category 3. Flood-cut a margin above the contamination line, remove porous materials, disinfect non-porous.
- Multiple stacked lines at different heights. Branch: a rising-then-falling event or repeated intrusions; cut to the highest contaminated line and treat the worst category present.
- Tide line color does not match the reported source (clean source but black line). Branch: investigate; the line may reflect pre-existing contamination, contact with a contaminated material, or a misidentified source. Re-verify the source before classifying.
- A faint upper line above the main tide line. Branch: capillary wicking carried moisture above the standing-water height; the visible stain understates the wet zone. Map moisture above the line and set the drying or cut boundary to the moisture edge, not the stain edge.
Confirming diagnosis
- The tide line corroborates category but does not replace source identification. Per S500, category is determined by the source and contamination at assessment; the tide line is supporting physical evidence.
- Confirm contamination height with moisture mapping: pinless-scan above and below the visible line. Moisture often wicks higher than the visible stain, so the dry boundary may sit above the tide line.
- For flood-cut height, the visible contamination line plus the moisture boundary together set the cut; a common field practice is cutting a measured margin (often around 12 to 24 inches) above the highest of those two lines, then confirming the cut edge reads at dry standard.
- Photograph the tide line with a scale for the file; it documents both the loss height and the contamination basis for the scope.
Remediation
- Cat 1: dry in place above the line where materials permit; remove only what will not dry. Re-finish and document the dry standard.
- Cat 2: remove porous absorbents below the line (carpet pad, insulation), clean and dry the structure, and re-verify category did not escalate.
- Cat 3: flood-cut to a margin above the highest contamination/moisture line, remove and bag all porous materials below the cut, clean and disinfect framing and non-porous surfaces, then dry and deodorize.
- In all cases, re-scan the area above the cut/line to confirm the remaining material reaches the dry reference before closing.
A dark, greasy, debris-laden tide line with a sediment band indicates Category 3 floodwater or sewage. Treat as a biohazard: respiratory protection, gloves, eye protection, protective clothing, and containment. Remove and bag porous materials below the contamination line rather than drying them in place, and follow OSHA bloodborne-pathogen and S500 Cat 3 protocols.
