Frame Cleaner Vs Glass Cleaner - Chemical Selection Decision
Why this matters
Window cleaning chemistry has two distinct families: glass-surface cleaners and frame-surface cleaners. Crews that use a single product across both surfaces produce one of two failure modes - either the frame is not actually clean and the customer sees the contrast against the now-clear glass, or the glass cleaner damages the frame finish (powder-coat haze, anodized aluminum streaking, vinyl chalking). This article gives you the criteria for selecting the right chemistry for each surface, the OSHA/SDS considerations for storing both in the same truck, and the customer communication protocol when the frame is too far gone to clean without restoration.
Glass cleaner chemistry
Glass cleaners are formulated for one job: cut light surface soil, leave no residue, dry streak-free. The active components are typically:
- Surfactant blend (anionic or nonionic) at 0.1 to 1.0% by weight - reduces surface tension so water sheets off rather than beads.
- Solvent (isopropyl alcohol, butyl glycol ether, or proprietary blend) at 1 to 10% - speeds drying and dissolves oily films.
- Volatile ammonia (lower-quality consumer brands) at 0.1 to 1% - cheap surfactant but flashes off and leaves no residual cleaning power.
- Water to balance.
The pH range of a properly formulated glass cleaner is 7 to 9 - neutral to mildly alkaline. The dilution ratio for professional concentrates is typically 1:128 to 1:256, which puts the active surfactant on the glass at parts-per-million levels. The product is essentially water with a trace of soap.
Frame cleaner chemistry
Frame cleaners must dissolve oxidation products from aluminum (white powder), break down organic film from vinyl (the chalky surface that develops after years of UV exposure), and lift adhesive residue from old caulk and labels. The active components:
- Higher surfactant load (1 to 5% by weight) for soil suspension.
- Alkaline builders (sodium carbonate, sodium metasilicate) raising pH to 10 to 12.
- Solvent at 5 to 15% (butyl glycol ether, d-Limonene, or proprietary).
- Mild abrasive (some products only) - calcium carbonate or silica at micrometer scale.
- Water to balance.
A frame cleaner at pH 11 dropped onto bare glass and left to dwell for 30 minutes will etch the glass. A glass cleaner at pH 8 wiped over an oxidized aluminum frame will not touch the white powder. They are not substitutes.

Anodized aluminum is a separate case
Anodized aluminum has a controlled oxide layer applied during manufacturing for color and corrosion resistance. Alkaline frame cleaners (pH 10+) strip the anodizing and expose the raw aluminum below, which then oxidizes rapidly into white powder - the exact condition the customer hired you to clean. Identify anodized aluminum by:
- Uniform color across the frame (clear, bronze, black, or champagne tints).
- No visible weld lines or extrusion marks.
- A consistent satin or matte sheen.
Test a one-inch square in a concealed location before committing to a full-frame clean. If the test square shows any color shift or surface change, switch to a mild detergent (pH 7 to 8) and accept that the clean will be lighter.
Mixing a frame cleaner concentrate (pH 11) with a bleach-based residential cleaner stored on the same truck creates chlorine gas. OSHA's 29 CFR 1910.1200 (Hazard Communication Standard) requires SDS retention and storage segregation; review every product on your truck quarterly and verify that no incompatible chemistries are stored within proximity that allows accidental mixing during a spill. Crews have been hospitalized from this exact failure mode in residential service vehicles.
SDS retention
Per OSHA 29 CFR 1910.1200(g), the employer maintains an SDS for every hazardous chemical in the workplace, accessible to employees during their shift. For mobile window cleaning crews, the truck is the workplace. Practical implementation:
- Bind the SDS for every product carried in a single tabbed binder in the truck.
- Train every employee to locate the binder during onboarding and document the training.
- Re-collect updated SDSs from the manufacturer every 12 months.
Store the digital copies in Manuall Attachments at the tenant level (System tab) so a new crew member can access from the mobile app the moment they accept their first job.
When the frame is beyond cleaning
Some frames are too damaged to clean acceptably. Vinyl that has chalked for 20 years will lighten with cleaning but will not become uniform. Anodized aluminum that has lost its coating will have visible streaks where the loss is heaviest. The protocol when the frame is beyond cleaning:
- Take before photos at bid time and attach to the Estimate.
- Discuss the limitation with the homeowner: cleaning will improve the appearance but will not restore the frame to like-new.
- Capture a customer signature on a frame condition disclaimer before the work starts.
- Document the post-clean condition with after photos.
This is not optional. The complaint pattern "they cleaned my frames but they still look bad" is almost always the result of skipping this conversation.
Storage and rotation
Frame cleaner concentrates with high pH have a shelf life of 18 to 36 months unopened, 12 months once opened. Glass cleaner concentrates are typically rated 24 to 36 months. Rotate stock first-in-first-out by labeling the bottle with the opening date in permanent marker. An expired concentrate may still clean acceptably, but the surfactant balance drifts and the streak-free dry-down degrades.
