Hard Water Etch Vs Deposit Diagnostic Decision

Why this matters

A homeowner calls about cloudy windows after years of sprinkler overspray. The cleaner who quotes "restoration" without diagnosing whether the haze is removable deposit or permanent etch is one warranty claim away from replacing four panes at their own cost. The two conditions look identical at 6 feet and very different at 6 inches. This article gives the field-diagnostic procedure that separates them, the chemistry that works on deposit, and the customer conversation that documents etch as preexisting.

What deposit looks like

Hard-water deposit is dissolved mineral that dried on the glass surface and bonded over repeated wet-dry cycles. The bond is mechanical (the mineral seated into the micro-roughness of the glass) plus a small chemical component (carbonate to silica reaction at the contact interface). Deposit sits on top of the glass. With the right chemistry and the right dwell time, it comes off and the glass returns to original clarity.

Visual signature:

  • Cloudy haze with a slight rainbow sheen under angled light.
  • Concentrated in spray patterns from sprinklers or sheet runs from a leaking gutter.
  • Texture is detectable - drag a fingernail or razor flat across and you feel a slight grit before the blade catches.
  • Reflects light unevenly; the haze does not extend below the visible surface.

What etch looks like

Etch is permanent damage to the silica matrix of the glass. The mechanism is alkali ion migration: dissolved alkaline minerals slowly leach silica from the surface, leaving a porous, light-scattering layer. Once the silica is gone, no chemical brings it back. The path forward is mechanical polishing (cerium oxide) or glass replacement.

Visual signature:

  • Foggy or frosted appearance, often in the shape of long-evaporated water trails.
  • No texture when dragged - the surface feels glass-smooth because the damage is sub-surface.
  • Looks the same wet as dry. Deposit usually looks clearer when wet (water fills the micro-roughness); etch does not change with wetting.
  • Concentrated at the bottom edge of the glass where water pooled longest.

The wet test

The single best field test:

  1. Wet a small section of the haze with clean water from a spray bottle. Wait 10 seconds.
  2. Look at the wetted area in raking light from the side.
  3. Deposit becomes nearly invisible when wet because the water refractive-index-matches the mineral and the glass.
  4. Etch stays visibly hazy when wet because the light scattering comes from sub-surface micro-pits, not from a surface coating.

Document the test with a photo of the wet area against the dry area. This is the photo you send the customer when explaining "the bottom half is etched, the top half is deposit; the top half restores, the bottom half does not."

The chemistry that works on deposit

Acidic cleaners dissolve the carbonate component of mineral deposit. Common professional options ranked by aggressiveness:

  1. Diluted vinegar or 5 percent acetic acid - mildest, slow but safe on most coatings.
  2. Phosphoric acid based cleaners (Lime-A-Way, CLR family) - moderate, follow the SDS.
  3. Hydrofluoric acid (HF) blends - aggressive, used in some commercial restoration products. HF etches glass if dwell is too long. Use only with full PPE (chemical gloves, face shield, respirator) and only by trained crew. HF burns are dermally absorbed and can be fatal at small skin areas; calcium gluconate gel must be on the truck before HF leaves the bottle.
  4. Cerium oxide polish with felt buff - mechanical, not chemical. Works on light etch when chemistry fails on deposit.

Never apply HF or strong acid to coated glass (low-E exterior coatings, anti-reflective, mirror, tinted). The coating dissolves before the deposit, and the homeowner is now looking at multi-pane IGU replacement at four-figure-per-pane cost. Verify glass type with the homeowner and look for the spacer-bar etched marking on IGU glass before any acid leaves the bottle.

Customer documentation before restoration

Before scoping any restoration job:

  1. Walk the elevation with the homeowner. Photograph each window with date overlay.
  2. Mark deposit-only, etch-only, and mixed areas on a sketch.
  3. Wet-test at least one panel in each category and document the result.
  4. Sign a written disclosure: deposit areas will be restored to original clarity; etch areas may not improve and may be visible after restoration; mechanical polish on etch carries a small but real risk of optical distortion.

This signed disclosure is the single best protection against a callback claiming the restoration "made it worse" - it did not, the etch was always there, the deposit was masking it.

When to walk away

Three configurations where the right answer is "we do not do this job":

  1. Etch covers more than 30 percent of the visible glass area - polish time exceeds replacement cost.
  2. The glass is tempered (look for the bug etched in a corner) - tempered glass cannot be polished without risking spontaneous breakage from surface stress concentration.
  3. The unit is laminated or IGU and the etch is on the inner pane - no exterior access; quote a glazier instead.
