Streaks Only on Storefront Glass After Switching to Pure Water: Decision Tree
Why this matters
A crew that has cleaned storefront glass with squeegee and a soapy solution for years switches a route to pure-water WFP and suddenly the storefronts streak, even though residential panes on the same system dry clean. The reflex is to blame the water or the new equipment, but the most common cause is the transition itself: years of detergent and traditional cleaning leave a residue film and dressed frames that pure water lifts unevenly the first several cleans. Diagnose this wrong and you abandon a faster method that would have settled in after a few cycles. Diagnose it right and you set customer expectations, stage the changeover, and keep the route.
Symptom presentation
Storefront glass shows broad streaks or a hazy film after pure-water cleaning and air-drying, worst on large single panes at eye level. Residential and previously WFP-cleaned glass on the same trip dries clear. Streaks often trace the path the brush traveled or pool toward the bottom rail. The film may look better wet and reappear as it dries.
The streaking is heaviest on the first one to three pure-water cleans of a given storefront and lightens with each subsequent visit, which is the signature of a transition film releasing over time rather than a permanent water or equipment fault. If it instead gets worse or never improves over several cleans, the cause is more likely the frame, the brush, or the water, not the surface transition.
Quick checks
- TDS at the brush: confirm 0 to 10 ppm. Pure-water streaking is almost never the water if the meter reads clean; verify before chasing anything else.
- Wipe a streak with a dry microfiber. If it lifts as a waxy or soapy smear, you are pulling old detergent or frame dressing off the glass, not mineral spotting.
- Check the frames and mullions for silicone dressing, armor-style protectant, or sign-vinyl adhesive bleed. Storefronts get dressed; that film washes down onto the glass under a heavy pure-water rinse.
- Ask how the glass was cleaned before. Long-standing detergent routes leave a bonded surfactant layer that pure water releases slowly.
- Smell and feel the brush bristles. A brush that previously ran detergent holds surfactant deep in the filaments and bleeds it for several jobs even after rinsing.
- Check how heavily soiled the storefront is. Road film, exhaust grime, and hand prints on a busy retail front need more brush agitation than residential glass; under-agitated soil smears into a streak that looks like residue.
Isolation tree
- TDS clean at the brush and streak wipes off as soapy/waxy residue: this is transition residue. Go to step 2.
- Is the streak coming off the glass itself or washing down from the frame? Tape off the frame and re-rinse one pane. Clean result means the frame is the source; dress the frames less or detail them separately. Still streaking means the glass surface holds residue. Go to step 3.
- Detail-strip one test pane: scrub with brush and pure water, then squeegee it dry traditionally to physically remove the film, and re-WFP it. If it now dries clean, the surface was holding bonded detergent that needed mechanical removal once. The pane is now in the pure-water regime. Go to step 4.
- TDS clean, frame ruled out, surface stripped, and it STILL streaks: suspect the brush or hose carrying old soap. A brush previously used with detergent holds surfactant in the bristles and bleeds it for several jobs. Go to Confirming diagnosis.
- TDS high at brush (above 20 to 30 ppm): not a transition problem at all. Service resin or RO; this is the system-wide TDS path, and lower glass would streak too on inspection.
Confirming diagnosis
- Bonded detergent film: confirmed when a single traditional detail-clean of one pane permanently fixes that pane while untouched panes keep streaking. After two to four pure-water cleans the bonded layer fully releases and the streaking resolves on its own.
- Frame dressing washdown: confirmed by the tape-off test isolating the frame as source.
- Contaminated brush or hose: confirmed when a fresh, never-detergent brush on the same pole and water dries clean while the old brush streaks. Flush the system and dedicate brushes to pure-water-only use.
- Insufficient agitation on heavy soil: storefronts collect road film and hand prints that need more brush scrubbing than residential glass. Confirmed when longer agitation plus a full flood rinse clears it.
Remediation
- Stage the changeover. Tell the customer the first one to three pure-water cleans may show transition film as the old detergent releases, then it settles to spot-free. Set this expectation before the first visit.
- Detail-strip heavily filmed panes once with a traditional squeegee clean, then maintain with WFP.
- Dedicate brushes and hoses to pure-water-only; never cross-use a detergent brush.
- Reduce frame dressing or rinse frames before glass, top-down, so dressing does not wash onto cleaned panes.
- Agitate storefront glass longer than residential and finish with a generous top-down flood rinse, edges last, brush lifted so water sheets.
Verify every fix on a dry pane at a raking angle, not wet. If you stripped one pane traditionally and it now dries clear while neighbors still streak, you have confirmed the bonded-detergent diagnosis and the neighbors will clear over the next few WFP cleans without intervention. Resist the urge to traditionally detail every pane on visit one; doing so erases the diagnostic signal and adds labor the transition would have handled on its own.
