Deck Feels Spongy But Looks Fine: Joist vs Board vs Ledger Translation Decision Tree
Why this matters
"Spongy" is a feel word, not a failure mode. A homeowner walking a deck registers vertical give through the soles of their feet and reads it as "the whole thing is soft," but the actual cause sits in one of three independent systems: the decking spanning between joists, the joists spanning between beams, or the ledger and its connections to the structure. Each has a different remediation, a different cost, and a wildly different safety stake. A bouncy board is a comfort complaint. A bouncy ledger is a collapse precursor. Translating the word into the correct subsystem before you quote anything keeps you from re-screwing decking on a deck that is one party away from pulling off the house.
The deflection a person feels is almost always live-load deflection, which is separate from the long-term sag (creep) the eye reads in a sighting plane. That is why a deck can bounce underfoot yet look dead-flat from the yard. Looks-fine plus feels-spongy is the classic signature of a stiffness problem, not a strength-loss-yet problem, and it is your window to fix it cheaply before it becomes the latter.
Symptom presentation
Walk the field and catalog where the give lives:
- Trampoline across the whole field, worst at mid-span between beams points at joist deflection. The bounce frequency is low and the whole bay moves as a unit.
- Localized soft spot under one or two boards, joists feel solid points at decking: span between joists too long, a cracked board, or rot at a single bearing.
- Give concentrated within the first 3 ft of the house, often with a faint vertical drop at the ledger line points at the ledger or its fasteners. This is the dangerous branch.
- Side-to-side sway with vertical bounce is a lateral-load / bracing issue, frequently combined with undersized posts; treat it as its own investigation.
Quick checks
Run these before you pull a single fastener:
- Bounce test, three locations. Stand mid-bay and flex on the balls of your feet. Note amplitude and whether adjacent bays move. IRC and AWC DCA6 design joists to a live-load deflection limit of L/360; a deck that feels objectionably springy is usually built to or beyond that limit even when code-compliant.
- String line under the joists. Pull a line from beam to beam under one joist. A static sag (no load) of more than roughly 1/4 in over an 8 ft span suggests creep or undersizing, not just live-load flex.
- Span and spacing inventory. Measure joist size, on-center spacing, and clear span. Cross-check against the DCA6 joist span tables for the species and grade. Most "spongy whole deck" calls resolve here: the joists are spanning past their comfortable stiffness range.
- Ledger sight and probe. Look for a gap opening between ledger and rim, daylight, rust streaks at lags, or movement when you push down hard within 2 ft of the wall.
Isolation tree
Start at the house and work out; the ledger branch is checked first because it is the one that kills people.
- Does the give concentrate at the ledger line, or do you see any gap, rust, or vertical drop there?
- Yes -> Stop the comfort conversation. Move to the ledger / lateral-load investigation. Do not load the deck further until the connection is verified.
- No -> continue.
- Does the whole bay bounce as a unit, worst at mid-span?
- Yes -> Joist branch. Confirm with the span-table cross-check below.
- No -> continue.
- Is the give localized to one or two boards with solid joists underneath?
- Yes -> Decking branch. Check board span between joists, look for a cracked or rotted board, probe the joist top at that bearing.
- No / mixed -> Re-walk; you likely have two systems contributing (common: marginal joists plus over-spanned decking).
Confirming diagnosis
- Joist confirmation: Pull the actual clear span and spacing, look up the allowable span in DCA6 for that species/grade at L/360. If the installed span is at or over the table value, the joists are the cause. Doubling perceived stiffness usually means reducing span (mid-span beam or blocking) rather than upsizing.
- Decking confirmation: Measure on-center joist spacing. Wood decking installed at 24 in o.c. that was rated for 16 in o.c. will feel soft regardless of joist health. ASTM D7032 governs the span rating for wood-plastic composite and plastic lumber boards; a composite board run past its rated joist spacing is the single most common "one soft board" cause.
- Ledger confirmation: Remove a fastener cover or probe at a lag. Undersized lags, missing washers, lags into siding/sheathing only (not band board), or corrosion are disqualifying. A deck that gives at the ledger is failing the connection, not the framing.
Any give, gap, rust staining, or vertical movement at the ledger-to-house connection is a stop-work condition, not a stiffness tune-up. Ledger failure is the leading cause of catastrophic deck collapse. Do not add blocking, re-screw decking, or invite the customer to "test it" until the ledger fasteners, flashing, and lateral-load connection are verified against IRC R507. When in doubt, shore the deck and restrict access.
Remediation
- Joists (stiffness): Add a mid-span beam to halve the clear span, or install solid blocking / a continuous strongback at mid-span to share load between joists. Blocking dramatically reduces felt bounce at low cost. Sistering only helps if the existing member is sound; it does not fix an over-span by itself.
- Decking: Re-space to the board's rated joist spacing per ASTM D7032 (composites) or DCA6 (wood). For a single soft board, replace the cracked/rotted board and probe the bearing joists.
- Ledger: Re-fasten to IRC R507.9 schedule with proper lags or through-bolts into the band board, install code-compliant lateral-load (hold-down) devices, and correct flashing. This is structural work, not a comfort fix.
