Clean a Condenser Coil

Goal

Clean the outdoor condenser coil on a residential air conditioner or heat pump. A dust-blocked coil can't reject heat efficiently - the system runs longer, uses more electricity, and the compressor runs hotter (shortening its life). 20-minute service that meaningfully extends equipment life.

Prerequisites

  • Coil-safe cleaner (foaming type for light dust; non-acid alkaline for heavy buildup)
  • Garden hose with adjustable nozzle (NOT a pressure washer - see warning)
  • Fin comb sized to the coil's fin spacing (typically 12 - 22 FPI for residential)
  • Soft brush or shop vacuum with brush attachment
  • 20 - 30 minutes

Steps

  1. Cut power. Shut off the outdoor disconnect AND verify dead at the contactor before working on the unit. The condenser fan above can engage with the disconnect on.
  2. Remove debris from inside the cabinet. Clear leaves, twigs, and trash from inside. Many units accumulate a lot under the fan grille.
  3. Vacuum or brush the OUTSIDE of the coil first. This pulls surface dust + cottonwood fluff off before water turns it into mud against the fins.
  4. Comb the fins. Any visibly bent or crushed fins should be straightened with a fin comb. Crushed fins reduce airflow as much as dust does.
  5. Apply coil cleaner per label. Foaming cleaners are typically:
  • Spray on the OUTSIDE of the coil first, working inward
  • Let dwell per the label (usually 5 - 10 minutes)
  • Foam should turn dirty + drip out of the bottom
  1. Rinse from the INSIDE out. This is critical. Spraying from the outside drives dirt deeper into the coil - you want water flowing the opposite direction of the normal airflow. Use a hose-spray nozzle at moderate pressure, not a pressure washer.
  2. Repeat the cleaner + rinse if visibly still dirty. Heavy fouling may need 2 - 3 cycles.
  3. Final flush with clean water from inside out until water runs clear at the OUTSIDE of the coil.
  4. Inspect. Sight through the coil - you should be able to see clearly through it now in any 6" x 6" section.
  5. Restore power. Verify the unit runs cleanly. Note pressure + temperature improvements compared to before-cleaning (if you measured).

Verification

  • Coil is visibly clean - light passes through
  • No bent fins blocking airflow
  • Cleaner residue rinsed fully (no soap film)
  • Condensing pressure drops 5 - 15 psi after cleaning vs. before (if measured)
  • Temperature delta (return-to-supply) improves by 1 - 3 °F

Troubleshooting

  • Coil still appears dirty after multiple cleanings: imbedded petroleum or grease (rare in residential). Use a non-acid heavy-duty alkaline cleaner per label dwell time.
  • Cleaner left brown residue on the fins: residue from biological growth + cleaner not fully rinsed. Re-rinse heavily; let air-dry.
  • Fins are blackened from corrosion: salt-air environments + acid rain. Cleaning won't restore them; the customer's options are a coil coating spray (cheap, limited life) or coil replacement.

Pressure washers - even at "low" residential settings - flatten coil fins instantly. The damage looks subtle but reduces airflow permanently and the customer's system will run hot from then on. Use a garden hose only. The single most common technician mistake on first coil cleanings is using too much pressure.

Prevention

  • Annual cleaning at every maintenance visit
  • Customer education on keeping mulch + plants 18" away from the cabinet
  • Quote a coil-protectant coating in coastal / heavy-pollen environments
