Clear vs Replace vs Reroute Condensate (Recurring Clog) Decision Matrix
Why this matters
A condensate line that clogs once is a clear-and-go. A condensate line that clogs every season is a design or installation problem masquerading as a maintenance call. The three responses, clear the existing line, replace the drain assembly, or reroute the drain, address different root causes: biofilm buildup, a deteriorated or wrongly built trap, and a fundamentally bad slope or termination. Clearing a line that has no fall will buy you weeks before the next overflow and ceiling stain. This matrix sorts the response by why the line keeps clogging, not just by the fact that it clogged.
The options
Clearing removes the blockage from the existing drain: vacuum from the termination, brush or wire the line, flush, and treat the pan and trap to knock back biofilm. It is the right first action and the routine maintenance step. It restores flow when the line, trap, and slope are sound and the only problem is accumulated algae, slime, or debris. It does nothing about a flat line, a missing trap, or a collapsed fitting.
Replacing rebuilds the drain assembly: a new properly sized PVC line, a correctly built P-trap with a cleanout and vent, a new float switch, or a new pan. It is the answer when the components are the problem: a trap built without a vent that siphons or burps, a trap with no cleanout, an undersized or sagging line, a corroded or cracked drain pan, or a failed overflow safety switch. It fixes a clog that recurs because the assembly was wrong, not just dirty.
Rerouting changes where and how the line runs: re-pitching to a continuous downhill fall, relocating the termination to a proper point, adding a condensate pump where gravity cannot do the job, or moving the discharge off a spot that backs up. It is the answer when the line clogs because water sits in it: insufficient or reversed slope, a low spot that pools, a termination into a higher-pressure or flood-prone point, or a run that simply cannot drain by gravity.
When clearing wins
Clearing wins as the first response and the maintenance default. A line that has run clean for a season and then slows is almost always biofilm and debris. Vacuum the line from the outdoor termination, verify you pull water and slime, flush from the unit end, clear and treat the trap, and confirm the pan empties freely. Add a biocide tablet or treatment to slow regrowth. If flow returns and the slope and trap are sound, you are done. The signal that clearing is not enough: it clogs again within weeks, or you find standing water in a line that should drain, which moves you to replace or reroute.
When replacing wins
Replace when the clog recurs because a component is wrong or worn. A trap with no cleanout that you cannot service, a trap built without a vent that gurgles and siphons dry (letting sewer-style gas and air pull the seal), an undersized line that fouls fast, a cracked or rusted pan, or a float switch that failed to cut the system before an overflow: these are part problems. Rebuild the trap to a proper depth with a cleanout and a vent downstream, size the line correctly, and install or replace the overflow safety switch so the next clog shuts the system down instead of flooding the ceiling. Replacing the assembly converts a chronic callback into a serviceable, code-compliant drain.
When rerouting wins
Reroute when the water has nowhere to go. If the line lacks continuous downhill slope, has a belly that pools, terminates into a point that backs up, or relies on gravity where gravity cannot reach the termination, no amount of clearing holds. Re-pitch the run to a steady fall, eliminate low spots, and terminate to an approved point. Where the equipment sits below the only drain, add a condensate pump with its own safety float and run the discharge to a proper termination. Rerouting addresses the physics: standing water grows biofilm and clogs no matter how often you clear it.
A blocked condensate drain can overflow into the building, causing water damage and mold, and on some systems can flood and damage the air handler or furnace control board. Always install or verify a primary and, where required, a secondary overflow protection (float switch or secondary pan) so a future clog shuts the system off rather than flooding. Confirm the float switch actually interrupts the call for cooling before leaving.
Field decision flow
- First or occasional clog, sound slope and trap: clear and treat. Vacuum from the termination, flush, treat the trap, confirm free drainage.
- Clogs again within weeks despite clearing, or you find a missing cleanout, missing vent, cracked pan, or dead float switch: replace the assembly and the safety switch.
- You find standing water in a line that should drain, a belly, no fall, or a bad termination: reroute, re-pitch, or add a condensate pump.
- Always verify the overflow safety switch interrupts the cooling call before leaving any condensate repair.
- Document the root cause on a recurring-clog account so the next tech reroutes or rebuilds instead of clearing again.
Clear the easy ones, replace the wrong parts, reroute the bad geometry.
