Blistering Vs Cracking Vs Checking Exterior Decision Tree

Why this matters

Blistering, cracking, and checking are three exterior paint failures that look superficially similar to a homeowner and require completely different remediation. Misdiagnose and the failure returns within a year because you painted over moisture (blistering), failed to address substrate movement (cracking), or filled checks with the wrong product. Each has a distinct field signature.

Symptom presentation

Blistering: raised, hemispherical bubbles in the paint film, dime to quarter-sized. Bubbles may contain liquid (moisture) or be dry (solvent). Blisters on south and west walls at peak afternoon sun are usually solvent or heat-driven; blisters on north walls or near downspouts are moisture-driven. Cracking: linear or branching splits, often along siding seams or following wood grain. Cracking that follows substrate movement (board edges, fastener lines, knot perimeters) is true cracking; the paint film could not move with the substrate. Checking: small, fine, regular cracks throughout, alligator-hide pattern when severe. Aged, brittle film losing flex; cracks generally do not reach substrate but allow moisture in.

Quick checks

Probe substrate with a 5/16 inch screwdriver. Substrate that takes the probe is rotting; paint over rot fails within months. Moisture content. Wagner MMC220, Lignomat, or Protimeter pin meter. Wood should read 15 percent or less for reliable bond. Higher indicates vapor drive from inside, a leak, or insufficient siding drainage. Identify the source before painting. Paint chemistry. Modern exterior is acrylic latex; alkyd hardens and embrittles (classic checking substrate). Lead chemistry brittles aggressively. Oil under acrylic is fragile - the oil layer hardens beneath a flexible top layer, causing checking that telegraphs up. Exposure. South and west walls get heaviest UV and thermal cycling; failures there are thermal or UV. North walls fail from moisture more than UV. Note compass direction for every failure.

Isolation tree

Step 1: Blisters present. Pop one with a pin or blade. If moisture appears: moisture blistering. Sources: vapor drive from inside (bathroom with no exterior vent), exterior leak (gutter overflow, missing kickout flashing, failed window flashing), or premature paint over damp substrate. Fix the moisture source first. Painting over moisture-blistered surface reproduces blistering within one heat cycle.

Step 2: Blisters dry on pop. Solvent or heat blistering. Painted over a hot substrate or applied in direct sun above product max. Sherwin Duration and BM Aura Exterior specify max substrate temps (typically 90 F solvent-borne, 95 F waterborne) and prohibit direct sun. Scrape, feather, spot prime, recoat. Schedule early morning or overcast for that exposure.

Step 3: Cracking along board edges or seams. Substrate movement exceeds paint film flexibility. Sub-cause A: hardened caulk lost flexibility. Cut out, vacuum, apply 25-year-rated flexible caulk (OSI Quad Max, Big Stretch, Sherwin SherMax), paint after cure (2 to 24 hours skin, 48 to 72 full). Sub-cause B: paint film aged and embrittled. Scrape, feather 80 then 120, spot prime, recoat with flexible acrylic (Aura Exterior, Emerald Exterior, Duration).

Step 4: Cracking around fasteners. Look for rust bloom at fastener head. Pull or counter-sink and refasten with stainless or polymer-coated trim screws, treat rust with converter (Ospho, Rust-Oleum Rust Reformer), prime with Zinsser Cover Stain or BIN, full-coat.

Step 5: Checking or alligatoring. Aged brittle film. Shallow (only in raking light): light sand, flexible bonding primer (Sherwin Loxon for masonry; STIX or Extreme Bond for wood), recoat. Buys 5 to 8 years. Deep or alligatored: full strip is the only durable answer. Chemical strip, heat-gun, or media blast. Prime bare substrate, full-coat.

Confirming diagnosis

Cross-section test. Cut a sample and examine under magnification. Multiple layers: film-aging (checking). One or two thin layers: recent job failing; root cause in prep or substrate. Thermal cycle test. Observe over a hot afternoon and cool morning. Joint movement at seams confirms substrate movement is the driver; use flexible-film exterior paint. Moisture-source test. Infrared camera (FLIR C5, Seek CompactPRO) on interior at the failure location. Cool spots correlate with moisture or insulation gaps. Confirm with pin meter inside and outside. Adhesion test. Cross-hatch (ASTM D3359) on intact paint adjacent to failure. Loss from intact area confirms whole wall is weakly bonded; whole-wall scrape required, not spot repair.

Remediation

Spot repair: scrape, feather sand, spot prime, recoat. Acceptable for one or two blisters or short cracks on sound wall.

Localized strip and recoat: scrape and feather where 10 to 30 percent of wall failed. Expect next failures in 3 to 5 years; communicate in writing.

Full strip and recoat: when failure exceeds 30 percent or substrate is heavily layered with brittle aged paint. Chemical strip, heat-gun, or media blast. Prime, recoat.

Substrate replacement: when rot, fastener corrosion, or movement destroyed substrate, replace before paint. Do not paint over compromised substrate.

Source remediation: when moisture is root cause, paint is the last step. Fix the gutter, install kickout flashing, vent the bathroom, address foundation drainage. Paint without source fix fails on the same schedule.

Pre-1978 home exterior paint disturbance triggers EPA RRP Rule (40 CFR Part 745). Scraping, sanding, or stripping more than 20 square feet of exterior pre-1978 paint without RRP certification, containment, and proper waste handling is a federal violation. Verify firm and renovator certification before quoting exterior strip on any pre-1978 structure; civil penalties under EPA enforcement reach $44,539 per violation per day (2024 inflation-adjusted cap, Federal Register).
