Efflorescence Traced To Grade Drainage Not Sealer: Cross-System Decision Tree
Why this matters
White crystalline crust pushing through paint on a foundation, basement wall, or masonry knee-wall is efflorescence: dissolved salts carried to the surface by water moving through the masonry. It blows the coating off from behind. The reflex is to scrub it and slap on a sealer, but if the water source is grade and drainage (soil sloped toward the wall, downspouts dumping at the base, a high water table), no sealer holds. The water just finds the next path and pushes the next coat off. The durable fix is to cut the water at the source first. This tree proves whether the driver is exterior grade and drainage so you do not warranty a sealer over a wall that is still being fed water.
Symptom presentation
Efflorescence presents as a white to off-white powdery or crystalline deposit on masonry, often with the paint flaking or blistering around it. It concentrates low on the wall near grade, at the base of foundations, and on below-grade basement walls. It is worse after wet seasons and rain events and may dry to a faint haze in dry spells, then bloom again. Distinguish it from mildew (lightens with bleach, efflorescence does not) and from ordinary chalk (chalk is the paint's own binder, efflorescence is gritty salt that often re-deposits after you wash it off).
Quick checks
- Salt confirmation: the deposit is gritty and re-appears after wetting and drying, and does not lighten with a bleach dot (that would be mildew). Salt, not fungus, not chalk.
- Moisture meter on the masonry near grade versus a higher, drier reference. Elevated low and dropping with height points to ground-sourced water.
- Walk the exterior grade: does soil slope toward the wall, or is there negative or flat grade trapping water at the foundation?
- Downspouts and gutters: do they discharge at the base of the wall, or are they extended away? Splash at the base feeds the wall directly.
- Timing: does the bloom track wet weather and snowmelt? Rain-correlated, ground-level moisture is the grade-drainage signature.
Isolation tree
- Is the deposit confirmed as salt (gritty, re-blooms after wetting, no bleach reaction)?
- No: if it lightens with bleach it is mildew; if it is the paint binder it is chalk. Use those trees.
- Yes: efflorescence. Go to step 2.
- Is the moisture concentrated low near grade and worse after rain?
- Yes: GROUND-SOURCED water. Go to step 3.
- No, high on the wall under a roof feature: redirect to the roof-leak tree.
- No, tracking a plumbing chase with fixture correlation: redirect to the plumbing-leak tree.
- Inspect exterior grade and drainage:
- Soil slopes toward the wall, or downspouts dump at the base, or there is no drainage away: GRADE-DRAINAGE ROOT. Surface water is being delivered to the foundation.
- Grade and downspouts are correct but the wall is below-grade with a high water table or failed exterior waterproofing: HYDROSTATIC ROOT, a foundation-waterproofing scope, not a coating fix.
- Grade correct, no high table, but the masonry was never allowed to dry and cure before the prior coat: residual construction moisture, which dries out over time once the source is excluded.
Confirming diagnosis
Re-test the moisture after a dry stretch. A reading that falls with dry weather and spikes after rain, concentrated near grade, confirms surface water from grade and drainage. A reading that stays high regardless of weather points to a deeper hydrostatic or water-table source.
Observe a rain event or run a controlled hose test on the grade above the wall while watching the interior face and the meter. Water pooling at the base and a corresponding interior moisture climb confirms the grade-drainage path.
Scrape and wash the efflorescence, let the wall dry, and watch. If it re-blooms in the same low band after the next rain, the source is still active and external, confirming the diagnosis and ruling out a one-time construction-moisture bloom.
Remediation
- Cut the water at grade first. Regrade soil to slope away from the foundation, extend downspouts well clear of the base, and clear any blocked drainage. This is the corrective work; it may be the painter's scope or a landscaping or foundation trade's, but it comes before the coating.
- For a hydrostatic or below-grade source, exterior waterproofing or interior drainage is a foundation-contractor scope. Document it; a breathable coating alone will not stop hydrostatic pressure.
- Once the source is excluded, remove failed coating and brush or abrasively clean the efflorescence off the masonry. Do not paint over loose salt.
- Let the masonry dry to its baseline moisture content, verified by meter, before any coating.
- Recoat with a system appropriate to masonry per its TDS; where some vapor drive remains, a breathable masonry coating tolerates residual moisture better than a tight film. Never trap an active moisture source behind an impermeable film.
The principle holds across the cross-system trees: exclude the water source, dry to baseline, then coat. Sealer is never a substitute for stopping the water.
