Exterior Masonry Coating Selection (Elastomeric vs 100% Acrylic)

Why this matters

Exterior masonry is the most-failed substrate in residential painting. A homeowner pays for a premium paint job, the contractor uses standard exterior acrylic on a stucco wall that flexes every day with sun expansion and night cooling, and the customer calls back in 18 months with hairline cracks telegraphing through the paint. The conversation about elastomeric versus 100 percent acrylic is the conversation that prevents that callback. Picking the right product is half job costing, half substrate chemistry; do not let the customer pick from a price sheet alone.

The substrate problem

Masonry moves. Concrete, stucco, CMU block, and brick all expand and contract with thermal swings. A 50 degree Fahrenheit day-night swing on a sunlit stucco wall produces measurable horizontal movement on a 30 foot run. A rigid coating with no elongation telegraphs every crack and de-bonds at every aggregate face.

Add water. Masonry is permeable. Liquid water entry from cracks or from below-grade contact migrates outward through the wall and pushes against the paint film from behind. A coating that does not breathe traps moisture and blisters; a coating that is too permeable allows water in but slows drying.

The product selection has to balance three competing properties: elongation (movement tolerance), permeability (water-vapor transmission), and adhesion (will it stay attached).

100 percent acrylic exterior

Standard premium exterior. Sherwin-Williams Duration, Benjamin Moore Aura Exterior, PPG Manor Hall, Behr Marquee. Engineered for siding, trim, and stable substrates.

  • Dry film thickness target: 2 to 3 mils per coat, two coats for 4 to 6 mils total
  • Elongation: typically 50 to 150 percent at 73 degrees Fahrenheit. Drops below freezing.
  • Perm rating: 5 to 15 perms (ASTM E96). Moderate breathability.
  • Adhesion to properly primed masonry: excellent
  • Typical recoat cycle on stucco: 6 to 10 years if substrate is stable

Use 100 percent acrylic when the masonry substrate has no active movement, no hairline cracking, no efflorescence, and a properly applied masonry primer or block filler is in place. Smooth stucco on a small dimensionally stable home, painted brick on a chimney, painted concrete on a foundation skirt all fit this profile.

Elastomeric

High-build, high-elongation. Sherwin-Williams ConFlex XL, Benjamin Moore Insl-X Acrylic Elastomeric, BASF Thoroseal, Sto Elastomeric. Engineered for stucco, EIFS, CMU, and substrates with active movement.

  • Dry film thickness target: 10 to 20 mils per coat, often a single coat application though two coats are standard for warranty work
  • Elongation: 200 to 600 percent at 73 degrees Fahrenheit, and most products retain 100+ percent elongation at 32 degrees Fahrenheit
  • Perm rating: 5 to 25 perms (varies widely; check the product data sheet)
  • Adhesion to properly prepared masonry: excellent
  • Typical recoat cycle on stucco: 10 to 15 years
  • Bridges hairline cracks up to 1/16 inch

Use elastomeric when the substrate moves: stucco with telegraphing cracks, EIFS, CMU walls, parapet walls, foundation walls with hairline cracking. Also use elastomeric on any wall with a documented prior recoat failure where standard exterior acrylic peeled or cracked.

When elastomeric is wrong

The most common mistake is specifying elastomeric for everything because it is the premium product. Three failure modes from misapplication:

  1. Trapped moisture. Elastomeric on a wall with active water entry from below-grade or from a leaking parapet cap traps water vapor against the substrate. The film blisters from behind and de-bonds. Fix the water entry first, then coat.
  2. Wrong primer. Elastomeric over unprimed concrete or over a chalky existing coating fails at the substrate-primer interface. Use the masonry primer recommended on the elastomeric's data sheet, often a high-alkali-tolerant acrylic primer.
  3. Mil thickness shortfall. Elastomeric depends on its film build for its elongation properties. A coat sprayed to 3 mils dry behaves like a thin acrylic and cracks. Verify wet-film mils during application with a wet-film gauge; the wet target is usually 25 to 40 mils for a 10 to 15 mil dry result.

Do not apply any masonry coating to a wall that has efflorescence (white powdery salt deposits) without first removing the efflorescence with a dry brush and a mild muriatic acid wash, then allowing the substrate to dry for at least 72 hours. Painting over efflorescence guarantees a failure within 12 months and the warranty cost is the entire callback plus material plus customer relationship damage.

Application differences

Acrylic and elastomeric do not apply the same way. Use the right method for each.

Elastomeric back-rolled after spray application gives the most consistent mil thickness and best adhesion to porous masonry. Spraying alone leaves voids in surface texture.

Job costing implication

Elastomeric is significantly more expensive per square foot of coverage because of the spread rate. A 2,000 square foot stucco home in 100 percent acrylic uses 12 to 15 gallons. The same home in elastomeric uses 40 to 60 gallons of material. The material delta plus the heavier roller and the slower production rate add up.

Build the estimate from the spread rate on the product data sheet, not from a per-gallon rule of thumb. Two coats of elastomeric at 75 sq ft per gallon means 27 gallons per coat on a 2,000 sq ft wall plane; for two coats, 54 gallons. Always quote two coats unless the data sheet specifies a single-coat warranty system.

Decision shortcut for the field estimator

  • Hairline cracks visible on the wall today: elastomeric
  • Stucco home in a high thermal-swing climate (desert Southwest, mountain West): elastomeric
  • Previous paint job failed by cracking within 24 months: elastomeric
  • Substrate is smooth concrete or brick with no movement history: 100 percent acrylic
  • Substrate has efflorescence or active water entry: stop, fix the water problem first, then quote
  • Customer wants the coating to "last": elastomeric
