Exterior Mildew Recurrence After Clean and Paint Decision Tree

Why this matters

A house repainted 12 months ago shows black or green spotting on the north or shaded elevations. The customer is convinced the paint job failed; the painter sees mildew that grew back faster than expected. The diagnostic problem is that mildew recurrence has four causes (insufficient cleaning, no biocide in the paint film, chronic moisture source, low-VOC paint with reduced antifungal package) and each has a different next-paint strategy. Repainting without addressing the cause produces the same recurrence on the same schedule. The decision tree below separates the four and points to durable correction.

Symptom presentation

Customer reports black, gray, or green spots on the painted exterior surface. Pattern concentrated on north elevations, shaded sections under trees, or sections behind shrubbery and dense landscaping. Spots range from individual pinpoints (early growth) to coalesced patches (advanced).

Quick checks before climbing the ladder

Capture:

  • Original paint job date and pre-paint cleaning method
  • Surface biocide used (sodium hypochlorite, oxygen bleach, commercial mildewcide)
  • Original product line and whether it included an in-can mildewcide additive
  • Climate zone: humid southeast and Pacific Northwest see year-round mildew pressure
  • Local exposure: tree shade, dense plantings, sprinkler overspray, downspout direction
  • Recurrence timeline: how many months after paint did the spots return

Branch A: insufficient pre-paint cleaning

Mildew is a fungal organism whose hyphae penetrate into the substrate beyond what surface cleaning removes. Pressure-washing alone removes loose biofilm but leaves living hyphae in the substrate. Painting over living mildew traps it under the film; the organism continues to grow and pushes through the new paint within 6 to 18 months.

Diagnostic: examine the recurrence pattern. If the new mildew growth occurs at exactly the same locations as the original (same north corner, same shaded section, same behind-shrub area), the cleaning did not eradicate the substrate-resident organism.

Fix on next paint job: pre-paint cleaning per the EPA-registered mildewcide product label. The standard procedure is:

  1. Apply mildewcide solution at the label-specified dilution (commonly 1 part sodium hypochlorite to 3 parts water with surfactant, or commercial mildewcide per its label)
  2. Allow contact time per the label (typically 10 to 30 minutes)
  3. Scrub or pressure-wash off
  4. Rinse with clean water
  5. Allow substrate to dry to MC below paint product spec before painting

Sodium hypochlorite at 3:1 dilution kills surface mildew but does not penetrate deeply; for substrates with persistent recurrence, two cycles of clean and dry separated by 24 hours give better results.

Branch B: paint without mildewcide additive

Standard interior and exterior paints do not always include in-can mildewcide. Manufacturer specs vary; some product lines (Sherwin-Williams SuperPaint with PermaLast, Benjamin Moore Aura, Behr Premium Plus Ultra) include factory mildewcide; others require field addition.

Diagnostic: check the original product data sheet. If "contains mildewcide" or equivalent language is absent, this is a contributor.

Fix on next paint job: specify a product with in-can mildewcide, or add a field-mildewcide additive per the manufacturer's published procedure. Field mildewcides have a service life of 2 to 5 years; in-can products designed for high-mildew exposure can hold 5 to 8 years.

VOC regulations in California (CARB SCM) and other low-VOC jurisdictions (SCAQMD Rule 1113) have reduced the biocide content allowable in low-VOC products. A painter in these jurisdictions must select from products specifically engineered to meet both VOC and mildew-resistance criteria.

Branch C: chronic moisture source

Mildew requires moisture. A substrate that stays damp from a chronic moisture source supports mildew regrowth regardless of cleaning or paint. Common moisture sources:

  • Sprinkler heads overshooting onto the wall
  • Downspout failures
  • Plumbing leaks in the wall cavity
  • HVAC condensate dripping onto siding
  • Dense plantings preventing air circulation
  • North-facing shaded walls that never dry between rain events

Diagnostic: examine the moisture context. Tree shade, dense plantings, sprinkler patterns, and downspout directions correlate with recurrence locations. Measure substrate moisture content in the recurrence area; readings above 15 percent on what should be a dry exterior indicate a chronic source.

Fix on next paint job: address the moisture source first. Trim plantings 12 to 18 in away from the wall to allow air circulation, redirect sprinklers, repair downspouts, fix plumbing leaks. Paint applied over a still-damp substrate fails regardless of mildewcide content.

Branch D: low-VOC paint with reduced antifungal package

Low-VOC reformulations have reduced the biocide and surfactant package in many product lines. The visible result is faster mildew growth on shaded humid exposures compared to legacy formulations.

Diagnostic: examine the product VOC rating. Products at or below 50 g/L VOC may have reduced antifungal performance compared to legacy formulations at 150 to 250 g/L. This is product class behavior, not failure.

Fix on next paint job: specify a low-VOC product engineered for mildew resistance, or accept a faster recoat cycle on north and shaded exposures. Some manufacturers maintain a "high-performance" low-VOC line specifically for mildew-prone climates.

Confirming diagnosis

Insufficient cleaning: recurrence at the same exact locations as original.

No mildewcide: product data sheet lacks mildewcide language.

Chronic moisture source: substrate MC above 15 percent in recurrence areas, identifiable moisture source.

Low-VOC formulation: VOC below 50 g/L, recurrence within 12 to 18 months, no other identifiable cause.

Remediation

For each branch, the next paint job strategy:

Cleaning: full mildewcide pre-treatment per EPA-registered product label, two-cycle clean for chronic substrates.

Mildewcide additive: in-can product or field-added per manufacturer; document the addition in the job file.

Moisture source: address the source as a separate scope before repaint. Document the customer's understanding that paint alone cannot fix mildew on a chronically wet wall.

Low-VOC limitations: product upgrade within the regulatory class.
