Mildew Traced To Bath Fan Not Coating: Cross-System Decision Tree

Why this matters

Black or gray spotting on a bathroom ceiling that keeps coming back after you clean and repaint is rarely a paint problem. It is a humidity problem, and the most common root cause is a bath exhaust fan that does not move enough air, vents into the attic, or never gets switched on. Painting a mildew-rated coating over a chronically wet ceiling buys a few months at most. The fungus feeds on the moisture and the soil film, not the paint, and it grows right back through. The fix that holds is to cut the humidity, then recoat. This tree proves the source is ventilation so you do not warranty a recurring stain.

Symptom presentation

Mildew presents as scattered black, gray, or greenish spots, often clustered over the shower, in the ceiling corners, and along the cold edge where the ceiling meets an exterior wall. It is soft-edged and patchy, not the straight tide line of a leak. It returns seasonally or after periods of heavy shower use. The room may smell musty and the mirror may stay fogged long after a shower. Distinguish it from dirt (does not lighten with bleach) and from a roof or plumbing leak (those show a defined wet margin and a moisture-meter spike).

Quick checks

  • Bleach-dot test: dab dilute household bleach on a spot. Mildew lightens within a minute; ordinary dirt and stains do not. This confirms it is biological.
  • Fan function: turn the exhaust fan on and hold a tissue or your hand to the grille. Weak or no pull means inadequate exhaust.
  • Fan termination: check where it vents. A duct dumping into the attic or stopping short of the exterior recirculates moisture back into the structure.
  • Humidity behavior: ask how long the mirror stays fogged and whether the fan runs during and after showers. Long fog plus a fan left off equals chronic high humidity.
  • Surface moisture: a meter reading near baseline between showers but the room staying humid points to airborne moisture, not liquid intrusion.

Isolation tree

  1. Does the bleach-dot lighten the spots?
    • No: it is dirt or a non-biological stain; clean and assess the coating, not ventilation.
    • Yes: it is mildew. Go to step 2.
  2. Is there a defined wet margin or a moisture-meter spike suggesting liquid water?
    • Yes: redirect to the roof-leak or plumbing-leak cross-system tree; a leak is feeding the growth.
    • No (surface near baseline, room chronically humid): airborne-moisture path. Go to step 3.
  3. Is the exhaust fan present, working, and vented to the exterior?
    • Fan weak, missing, or unused: VENTILATION ROOT. Insufficient air change lets shower humidity sit and condense on the cold ceiling.
    • Fan present and strong but ducted into the attic or a soffit that re-enters: TERMINATION ROOT. The fan moves air but dumps moisture back into the assembly.
    • Fan strong and properly terminated, used every shower, growth still recurs: ENVELOPE ROOT. A cold, under-insulated ceiling plane is condensing humidity faster than the fan clears it; insulation or air-sealing is the corrective trade.

Confirming diagnosis

Run the fan through a real shower cycle and time how long the mirror clears. A properly sized, well-ducted fan should clear fog within minutes of the shower ending. If fog lingers long after, the air-change rate is too low for the moisture load, confirming the ventilation or termination root.

Inspect the duct run end to end where accessible. A fan ducted into the attic shows damp insulation or frost near the outlet in cold weather, confirming the termination root. A backdraft damper stuck shut also defeats a working fan.

For the envelope root, a surface-temperature read of the ceiling during a cold spell that sits below the room dew point confirms condensation on a cold plane, which a fan alone will not fully solve.

Remediation

  • Ventilation: confirm or upgrade to an exhaust fan sized for the room and ducted in a short, smooth run to the exterior. A humidity-sensing or timer switch that keeps the fan running after the shower is the durable fix for occupant behavior.
  • Termination: reroute any attic-dumping duct to a dedicated roof or wall cap with a working damper. This is the single highest-value fix when present.
  • Envelope: where a cold ceiling plane is condensing, air-seal and insulate the assembly so the surface stays above dew point. This is a separate trade's scope; document it.
  • Then, and only then, treat the paint. Sanitize the existing growth with a fungicidal wash, rinse, let dry to baseline, and recoat with a mildew-resistant coating per its TDS. The coating is the last step, not the cure.

One caution on the sanitizing step: a fungicidal wash kills surface growth but does not remove the dark staining the colonies leave behind, and a mildew-resistant topcoat slows regrowth but is not a cure for a wet room. If the topcoat is applied while the humidity load is unchanged, the additive only buys time before the growth returns through the film. Sequence the corrective ventilation work ahead of the coating every time.

Document the ventilation finding for the customer in writing so the recoat is not warranted against a humidity source you flagged and they declined to fix.
