Drain Flows Fine Cold But Backs Up Only When Warm: Decision Tree
Why this matters
A drain that carries cold water without complaint but backs up the instant warm or hot water hits it is telling you the restriction is temperature-sensitive, which narrows the suspect list dramatically before you ever open a cleanout. Cold water passes because the obstruction is rigid and the flow finds a path around it; warm water either melts and remobilizes a congealed mass that then re-solidifies downstream, or it expands a soft buildup, or it carries dissolved soap and grease that re-deposit on the cooler pipe walls past the warm zone. Misreading this as a simple snake-and-go job means the clog returns within days, because the temperature mechanism is still in play. The correct fork separates grease and soap fat re-solidification (overwhelmingly kitchen and laundry) from a venting or slope problem that only manifests under the higher flow that hot-water appliances generate. Diagnosing the mechanism, not just the blockage, is what stops the repeat callback.
Symptom presentation
The customer almost always associates the backup with a specific warm-water event: running the dishwasher, draining a tub, or finishing a load of hot wash. Cold rinses and ambient draws clear normally. The backup may surge then recede, which signals a partial restriction the warm slug temporarily overtops rather than a hard plug. Smell is diagnostic: a sour, fatty odor points to grease and food solids; a soapy, waxy film on the standpipe or trap weir points to laundry fat and detergent scum. If the backup is accompanied by gurgling at a nearby fixture only on hot draws, suspect that the higher hot-water flow rate is exposing a marginal vent that cold trickle flow never stressed.
Quick checks
- Run cold at full flow for two minutes and confirm clear drainage, then immediately run hot at full flow and time how long until backup begins. A fast onset under hot points to a near-full grease restriction.
- Feel the drain line downstream of the trap during a hot run; a cold section just past a warm fixture is where grease re-solidifies and accumulates.
- Pull and inspect the P-trap and the first few feet of arm. Grease shows as a tan-to-gray waxy ring narrowing the bore; biofilm shows as black slime.
- Check the cleanout downstream for standing water that recedes slowly after a hot event but stays clear on cold, confirming a partial obstruction past that point.
- Verify the vent is open by listening for a healthy gulp of air at the cleanout when the fixture drains; a starved, glugging sound suggests a venting contribution.
Isolation tree
Branch 1, kitchen or laundry line with waxy buildup. This is the grease and soap-fat case. Cold water leaves the fat solid and clinging; the warm slug softens and mobilizes a slug of fat that re-solidifies where the pipe cools downstream, building a one-way valve that lets cold weep through but blocks the higher warm flow. Confirm by recovering greasy debris on the cable or by camera showing a smooth, pale, narrowing collar rather than a foreign object. Long, gradual-onset backups that worsen over months fit grease.
Branch 2, the restriction is rigid and unaffected by temperature, but flow rate is the real variable. Here the warm event is incidental; what actually backs up is the higher GPM of a dishwasher discharge or a tub dump, not the heat. Test by dumping a large bucket of cold water fast. If a fast cold dump also backs up, the fault is flow capacity, slope, or venting, not temperature. Camera for a belly, a partial root intrusion, or a downstream offset, and check vent continuity.
Branch 3, venting exposed only under hot-appliance flow. If gurgling and slow drainage appear only when a high-flow hot appliance runs and a fast cold dump reproduces it, the vent is undersized, partially blocked, or the trap arm exceeds the maximum developed length for its vent. Inspect the vent terminal for nesting or frost closure and verify trap-arm-to-vent distance against code.
Confirming diagnosis
For the grease case, the confirming evidence is physical: greasy waxy debris recovered, a camera showing a pale congealed collar, and a clean retest under full hot flow with no backup. For the flow-capacity case, the confirming test is that a fast cold dump reproduces the backup, proving heat is a red herring and capacity or slope is the issue. For venting, the confirming test is that opening or correcting the vent restores quiet, fast drainage under the same hot-appliance load that previously backed up. Do not close out a grease job on a snake alone; a cable bores a hole through the fat that closes again, so confirm with hydro-jetting or full mechanical removal of the collar.
Remediation
Grease and soap fat require physical removal, not just a center-cut auger hole. Hydro-jet the line to scour the pipe wall back to full bore, then advise the customer on hot-water-plus-grease habits and consider an enzyme maintenance schedule rather than caustic chemicals that damage older pipe. For flow-capacity or slope faults, correct the belly or offset, re-grade to the required minimum fall, and re-camera. For venting, clear the terminal, resize the vent, or correct the trap-arm length so the trap seal is not siphoned under high flow. Reproduce the original hot-water event after every repair before sign-off.
