How to Prevent and Repair Frozen Pipes

Why this matters

A burst pipe from freezing causes a substantial average loss in residential damage per incident (insurance industry data), often running into five figures. Prevention services + emergency response calls are a major winter revenue line in cold-climate plumbing businesses. Customers pay a modest amount for prevention upgrades, a small fraction of what emergency thaw + repair runs. This is the working guide.

Why pipes freeze + burst

Water expands ~9% when freezing. In a closed pipe, ice doesn't crush the pipe directly - it pushes water DOWNSTREAM. If a fixture or another closed valve is downstream, pressure builds until the pipe ruptures (often FAR from the ice plug).

Burst typically happens AT THE THAW, not at the freeze:

  • Freeze: ice forms, pressure builds in trapped water
  • Thaw: ice melts, water gushes through the rupture

Most household freeze events happen at:

Prevention services

Heat tape / heat cable

  • R-value 3-8 typical

Best for: any pipe in unconditioned space. Cheap insurance against freezing + reduces heat loss.

Frost-proof hose bibs

  • Sillcock with shutoff valve INSIDE the wall
  • Water drains from outside spigot when closed
  • A moderate flat fee installed (replaces existing)

Best for: replacement of standard outdoor hose bibs in cold climates. Customer asks: "Why do my outdoor faucets freeze every year?" Answer: "Frost-proof bib."

Drain-down / winterization

For seasonal properties, vacation homes, irrigation:

  • Shut off main supply
  • Drain pipes via lowest fixture
  • Open all faucets
  • Air-blow if needed
  • A flat per-service fee, same tier as a frost-proof bib install

Spring activation: reverse process; pressurize + leak-check.

Indoor temperature setbacks

Coach customers:

  • Don't lower thermostat below 55°F at any time in winter
  • Open cabinet doors under sinks on north walls during severe cold
  • Drip outdoor-wall faucet during below-15°F cold snaps (running water doesn't freeze)
  • Disconnect outdoor hoses

Emergency thaw

Customer calls "no water" in winter:

Step 1: Triage on phone

  1. Where did it go off? Single fixture or whole house?
  2. Are pipes visible/accessible?
  3. Is there standing water indicating already burst?
  4. Recent power loss?

Step 2: Locate freeze

  1. Run water at multiple fixtures; identify which work + which don't
  2. Trace pipe from working fixture toward non-working
  3. Touch + feel for cold spot
  4. Listen for water flow (or absence)

Step 3: Thaw safely

Acceptable methods:

  • Hair dryer (most common, safe)
  • Heat lamp 12-18" from pipe
  • Heating pad wrapped around pipe
  • Hot towels rotated
  • Space heater pointed at pipe (NOT directly touching)
  • Pipe-thawing machine (electric current through pipe - old-school, ground each end)

Never:

  • Torch or open flame (fire hazard; melts solder; cracks pipe at thermal shock)
  • Boiling water poured on pipe (thermal shock cracks; mess)
  • Leaving customer to "warm it up" alone (burst at thaw is common)

Step 4: Watch for burst

As ice melts:

  • Listen for sudden water flow
  • Watch for drips appearing
  • Have the main shutoff ready to close
  • Customer's main shutoff location identified BEFORE thawing

Step 5: Repair burst if found

  • Standard pipe repair (depending on material)
  • Pressure-test entire section
  • Insulate + protect for future

Insurance considerations

Homeowner insurance covers most freeze-related damage:

  • Sudden + accidental: covered
  • Negligent freeze (heat off, vacation, no winterization): MAY be denied per policy
  • Document for customer: photos, repair invoice, recommendation for prevention

Coverage typical limits: water damage + replacement of personal property. NOT typically: pipe upgrade or repipe.

Common pitfalls

  • Thawing with open flame: fire + pipe damage

Burst-pipe restoration referral

When burst causes substantial water damage:

  • Recommend water restoration company (mold remediation)
  • Don't let customer DIY mold-prone materials drying

Restoration partners: build referral relationships with 2-3 local companies. Mutual referrals + sometimes referral fees.

The single most-overlooked freeze prevention conversation: outdoor hose bib replacement to frost-proof. Customer has a standard sillcock from 1980; it freezes + leaks every winter. They live with it.
