Test Trap vs Vent vs Source First on a Sewer Odor Call Decision Tree
Why this matters
Sewer odor inside a building comes from one of three failure families: a trap that has lost its seal, a venting fault that siphons or pressurizes traps, or a source breach (a cracked pipe, a failed wax seal, a dry floor drain, or a defective fitting) venting gas directly into the space. Chasing the wrong family wastes a visit and leaves a health and safety hazard in place. Sewer gas carries hydrogen sulfide and methane; persistent low-level exposure is a real complaint driver and a liability. This tree decides which of the three to test first based on where and when the odor appears, so the decisive test (smoke test, trap-seal check, or vent inspection) is the first one run.
Symptom presentation
Pattern tells you which family to test first:
- Odor at one fixture only, worse when unused for days: that trap (evaporation or siphonage).
- Odor at multiple fixtures, worse during high-draw events or wind: venting fault affecting several traps.
- Odor strongest at a floor drain or near a toilet base, constant: dry trap or wax-seal/flange breach.
- Odor building-wide, intermittent, correlates with weather or a downstairs fixture use: venting or a source breach in a chase/crawlspace.
- Odor near an HVAC return or only when the air handler runs: gas drawn from a wall cavity by negative pressure, pointing at a concealed source breach plus building depressurization.
Quick checks
- Trap-seal inspection: every P-trap should hold roughly 2 to 4 inches of water seal. Look for a dry or low trap at the suspect fixture; rare-use fixtures (guest baths, floor drains, basement showers) evaporate first.
- Run-and-listen: fill each trap, then flush a nearby high-volume fixture (toilet or tub) and listen for gurgle at the suspect trap. Gurgle equals air being pulled through the seal, which is a venting symptom.
- Visual at toilet bases and floor drains: rocking toilet, missing caulk, dry floor-drain trap, or a trap primer that is not delivering water.
- Building-pressure note: balanced or negative? A bath fan or kitchen hood running while windows are tight can pull gas through a marginal seal that is otherwise fine.
Isolation tree
Branch A: single fixture, odor returns after disuse (trap suspect FIRST).
- Refill the trap and re-smell after 24 hours. If the seal held and odor is gone, evaporation/siphonage was the cause.
- If the seal disappears on its own, it is being siphoned (a venting fault) or it has a leak below the seal weir. Go to Branch B.
- Self-siphoning fixtures (some tight-radius S-trap legacy installs) lose seal each use.
Branch B: gurgle on flush, multiple fixtures, weather-sensitive (vent suspect FIRST).
- Inspect the roof vent terminal for blockage (nest, ice cap, debris, crushed cap).
- Verify each fixture has a vent and that no AAV (air admittance valve) has failed shut. A failed AAV starves the trap and pulls the seal on each use.
- Check for an undersized or back-pitched horizontal vent, and for a wet vent overloaded by added fixtures.
- A manometer or smoke test confirms the system cannot equalize pressure.
Branch C: constant odor at a base or chase, no disuse pattern (source suspect FIRST).
- Toilet wax seal/flange: a rocking or improperly set toilet leaks gas continuously even when the trap is wet. Dye/smoke confirms.
- Cracked fitting, open or improperly capped cleanout, or a separated joint in a wall/crawlspace.
- Abandoned/cut line left open behind a wall during a remodel.
Confirming diagnosis
Smoke test is the decisive tool when the source is not obvious. Cap or plug the system, introduce low-pressure smoke (not chemical fog into occupied space without notice), and walk the building. Smoke escaping at a fixture base, a wall penetration, a roof terminal, or a cleanout pinpoints the breach and simultaneously reveals vent terminations that should be passing smoke but are blocked.
Trap confirmation: refill and recheck after a measured disuse interval. A seal that holds rules out the trap itself and redirects to venting or source.
Vent confirmation: a gurgle that stops after clearing the roof terminal, or a trap that holds its seal after a failed AAV is replaced, confirms the venting family. Peak-draw testing (flush all toilets, run tubs) should not pull any trap seal in a properly vented system.
Remediation
- Trap: refill rare-use traps; install or repair a trap primer on floor drains; replace an S-trap with a properly vented P-trap where code allows.
- Vent: clear the roof terminal, correct back-pitched or undersized venting, replace failed AAVs, and add venting to any fixture that lacks it.
- Source: reset the toilet on a new wax/seal at correct flange height, repair cracked fittings, properly cap abandoned lines, and re-test by smoke.
- Address building depressurization if a fan is unmasking a marginal seal (makeup air).
Sewer gas contains hydrogen sulfide and methane. Hydrogen sulfide is toxic and deadens the sense of smell at higher concentrations, so a "smell that went away" is not proof of safety. Methane is explosive. Ventilate the space, do not introduce ignition sources in a concentrated-gas chase, and if a strong persistent odor is present in a confined area, monitor with a gas detector before extended work.
