Common Water Leak Signatures Reference

Why this matters

Customer says "I have a leak somewhere." The signature of the stain, the location, the timing, and the materials around it tell you where to look. The plumber, roofer, or HVAC tech who reads these signatures correctly walks straight to the problem instead of cutting open walls hunting. This is the field card.

What a leak signature reveals

Each leak source leaves characteristic patterns. The patterns include:

  • Stain shape + spread
  • Color (clear water, brown rust, gray drywall residue)
  • Location relative to plumbing + roof + windows
  • Timing (continuous, after rain, only when hot water runs)
  • Smell (clean, sewer, musty)
  • Material affected (drywall, wood, tile grout)

Reading these together = quick diagnosis. Reading the wrong one = wrong walls cut open.

Roof leak signatures

Stain near exterior wall, top floor only, after rain: roof OR flashing. Roof if directly under sloped roof; flashing if near wall-to-roof junction, chimney, skylight, vent stack. Stain expands radially, brown/tea-colored: long-running damage; rust from nails. Stain only after heavy rain: capacity/overflow (gutters back-flooding behind fascia, valley not draining). Stain at eave/soffit winter only: ice dam. Stain on ceiling near attic access/plumbing penetration: vent stack flashing OR condensation from missing insulation. Stain at chimney/fireplace surround: chimney flashing OR cap.

Plumbing leak signatures

Continuous wet spot, not weather-dependent, supply line area: pressurized supply line. Constant pressure means constant flow - even pinholes drip continuously. Acoustic + thermal imaging effective.

Wet only when fixture is used: drain line, NOT supply. Trap, drain pipe, OR fixture seal.

Cold-water leak (cold pipe = sweating?): confirm with finger feel + thermometer; supply-line condensation in summer can mimic a leak. Real leak: water continues with humidity controlled.

Hot-water leak: warmer wet area; tank-side or hot-supply leak.

Slab leak signature: warm spot on floor (hot water under slab) + unexplained water bill increase + low water pressure + sound of running water with all fixtures off. Acoustic leak detection through slab.

Water heater leak: water at base of unit. Distinguish: tank base (rusted through; replace) vs T+P discharge (relief event; investigate cause) vs supply / outlet fitting (tighten or replace).

Toilet base leak: failed wax ring OR cracked tank/bowl. Diagnostic: paper towel around base + flush; identify origin.

Under-sink leak: P-trap (clear-water drip after fixture use), supply line stop (continuous drip), faucet base (continuous if pressurized, intermittent if washer-style).

HVAC leak signatures

Wet ceiling under HVAC unit OR around it: condensate drain plugged OR sloped wrong OR pump failed. Common in summer when AC runs heavily.

Dripping at evaporator coil: condensate pan overflow due to plugged drain.

Wet around outdoor unit base: condensate drip from coil + normal in some operation; excess = bird/leaf debris diverting OR drain installed wrong.

Refrigerant leak (oil staining): refrigerant carries oil. A small oil spot on fittings or lineset is a refrigerant leak signature. Electronic leak detector confirms.

Water on the floor next to high-eff furnace: condensate from condensing furnace. Drain plugged OR neutralizer failed OR drain trap dried.

Window + door leak signatures

Stain under window sill: window flashing OR water entry via failed sealant. Common in older homes + windows replaced without proper flashing.

Stain at corner of window casing: flashing tape under siding failed; water enters wall cavity.

Stain at door threshold: pan flashing under threshold failed; water enters subfloor.

Stain under sliding-glass / patio door: similar; door pan + flashing detail.

Foundation + basement leak signatures

Damp / wet floor near basement wall, only after rain: surface water entering through wall-floor joint OR through cracks. Grading issue, gutter discharge too close, hydrostatic pressure.

Continuous damp wall, no rain dependency: groundwater + high water table; perimeter drain not working.

Efflorescence (white powder on concrete/masonry): water has moved through the masonry + deposited dissolved salts. Indicates chronic moisture even if surface appears dry.

Wet floor at one specific point: slab leak OR specific entry point (pipe penetration, sump pit edge, sleeve through wall).

Sewer smell + wet basement: drain line backup or vent break in basement. Look for sewer ejector pit issues if applicable.

Appliance leak signatures

Refrigerator: ice maker line, defrost drain plugged, door gasket condensation in humid climates. Dishwasher: door seal, supply/drain hose loose, pump seal. Washing machine: hose connection (rubber hoses fail at ~5 yr; stainless braided lifetime), pump seal, internal hose, drum bearing. Water heater: covered above.

Reading the affected materials

Drywall: swells + sags wet; stains brown/yellow dried; mold = chronic. Wood: darkens; soft/spongy = structural compromise. Tile/grout: grout staining shows water path; loose tile = subfloor compromise. Insulation: fiberglass soaked = ruined; cellulose holds water; rigid foam leaks at seams. Concrete: efflorescence shows path. Carpet/pad: pad absorbs more than carpet; pad replacement often more critical.

Diagnostic decision tree

Roughly:

  1. Weather-dependent? Yes → roof / envelope / drainage.
  2. Continuous regardless of weather? Yes → supply leak OR groundwater.
  3. Only when a fixture runs? Yes → drain / waste line.
  4. Only when AC runs? Yes → HVAC condensate.
  5. Only when heating? Yes → boiler / heat exchanger / venting.
  6. Variable / unclear? Investigate multiple, use signatures above.

The signatures direct where to test (acoustic, thermal, water meter, dye, smoke).

Documentation during investigation

Photo everything:

  • Initial customer view
  • Stain pattern + extent
  • Area photographed before any tear-out
  • Suspected source confirmed
  • Repair completed

This documentation supports insurance claims + customer trust + warranty work later.

When to refer

  • Mold growth extensive (referral to certified remediation)
  • Structural damage (referral to structural engineer)
  • Foundation moisture systemic (referral to foundation contractor)
  • Sewer line below grade (referral to sewer specialist)
  • Multiple-trade leak (water entering electrical OR HVAC = coordinate)

You handle what's in your scope; refer the rest. Customer's trust is built on accurate referrals as much as on direct work.

Customer expectation management

A leak that "started Wednesday" probably started earlier - the customer noticed Wednesday. Damage extends beyond the visible. Set expectation that finding the leak + repairing the source is one step; drying, remediation, and rebuild are separate.
