Foundation Problem Signs Reference
Why this matters
Foundation problems show up in symptoms that other trades see - cracks in walls, sticking doors, sloping floors, drainage issues, plumbing leaks, even gas line stress. The HVAC tech, plumber, electrician + roofer often see foundation issues before the homeowner recognizes them. The tech who knows what to look for adds significant value as a trusted observer - flagging the concern so the homeowner can get a structural engineer's eyes on it. This is the field card.
Why foundations fail (common causes)
Settlement:
- Soil under foundation compresses over time
- Uneven settlement = differential movement
- Common in: new construction (first 2-5 years), areas with poor soil prep, fill material settling
Expansive soils (clay):
- Swells when wet, shrinks when dry
- Heaves foundation up + lets it drop
- Common in: Texas, Oklahoma, Colorado, much of Midwest + South
Moisture damage:
- Water pooling around foundation
- Erodes soil; undermines footing
- Common in: poor drainage, downspouts dumping at foundation
Tree root displacement:
- Large trees within 20 ft of foundation
- Roots seek moisture; push against foundation
- Common in: established neighborhoods with mature trees
Freeze-thaw cycle:
- Water in soil expands when freezes
- Heaves foundation up
- Common in: northern climates with insufficient frost depth on footings
Earthquake / seismic activity:
- Sudden lateral force
- Common in: West Coast, anywhere with active faults
Construction defects:
- Inadequate footing depth / size
- Improper rebar
- Poor concrete mix
- Common in: any era's substandard work
Visible foundation symptoms
Interior wall cracks:
- Hairline cracks above doors / windows: normal settling
- Wider cracks (1/8" - 1/2"): concern
- Diagonal cracks: stress from movement
- Stair-step cracks in masonry: differential settlement
- Cracks growing larger over months: active movement
Floor cracks:
- Concrete slab cracks: common from shrinkage; concern if widening
- Tile cracks: often signal underlying movement
- Hardwood floor gaps that widen / narrow: humidity (normal) OR foundation (concern)
Sloping floors:
- Place a ball on the floor: it shouldn't roll significantly
- 1" over 8 ft = moderate concern
- 2"+ over 8 ft = significant concern
- Most-affected in mid-house OR far corners
Sticking doors / windows:
- Door latch alignment off
- Window won't open / close smoothly
- Often the first symptom homeowner notices
- More obvious in season-related changes (humid summer, dry winter)
Gaps between walls + floors / ceilings:
- Trim pulling away from walls
- Crown molding gaps
- Door frame gaps at corners
- These indicate the structure has shifted
Exterior brick / masonry cracks:
- Vertical cracks: less concerning (often shrinkage)
- Horizontal cracks: structural concern
- Stair-step cracks: settlement
- Cracks at corners: differential movement
- Bulging masonry: moisture damage in cavity
Chimney leaning:
- Visible lean from sidewalk
- Gap between chimney + house at top
- Cracked flashing at base
- Differential settlement away from rest of house
Cross-trade observation points
HVAC tech observations:
- Ductwork connections strained (vibration noise)
- Refrigerant lines kinked OR pulled apart at connections
- Outdoor condenser pad cracked / sloping
- Furnace OR water heater leaning
Plumber observations:
- Drain line cracks where exiting basement
- Slow drainage from one area (sewer line bowed)
- Water heater leaning
- Visible gap where pipe enters wall (separation)
Electrician observations:
- Outlet boxes shifted in wall
- Conduit pulled away from panel
- Panel tilting
- Service entrance cable strained
Roofer observations:
- Roof line shows dip
- Soffit gaps
- Fascia separation
- Roof shingles uneven
Pest control observations:
- Gaps in foundation that allow entry
- Termite damage at foundation level
- Water staining in crawlspace
Cleaner observations:
- Floor sloping noticed during vacuum
- Doors sticking
- Tile cracks in bathrooms / kitchens
Crack identification
Vertical crack, hairline:
- Often shrinkage cracking
- Not necessarily structural
- Monitor over time
Vertical crack, wide (>1/4"):
- Significant movement
- Concern; structural eval
Horizontal crack:
- Lateral pressure on foundation wall (soil pushing in)
- Most-concerning crack type
- Often indicates serious problem
Diagonal crack:
- Differential settlement
- Direction tells you direction of movement
Stair-step crack in masonry:
- Classic settlement signature
- Follow the mortar joints
Cracks at corners:
- Where walls meet
- Most-visible failure point
Crack with water staining:
- Active water intrusion
- Compounds the structural problem
Foundation type matters
Slab on grade:
- Concrete slab directly on prepared soil
- Most-vulnerable to expansive soils
- Most-common new construction
- Cracks visible in slab when moved
Basement foundation:
- Concrete OR block walls in excavation
- Walls can crack / bow inward from lateral soil pressure
- Floor slabs separate
- Water management critical
Crawlspace:
- Block OR concrete piers + perimeter walls
- Less visible from inside
- Wood members rot at moisture exposure
- Insects find paths in
Pier + beam:
- Concrete piers + wood beams
- Individual pier settlement causes localized floor issues
- Easier to repair than slab (jack up + level individual piers)
- Common in older homes
When to recommend a structural engineer
Refer to structural engineer when:
- Cracks exceed 1/4" width
- Floor sloping more than 1" over 8 ft
- Multiple symptoms (doors + cracks + floors)
- Symptoms worsening over time (track over months)
- Water + foundation problem together (urgent)
- Customer planning major renovation
Structural engineer evaluates + recommends:
- Monitoring (just track)
- Repair (specific approach)
- Reinforcement (carbon fiber strap, helical piers, etc.)
- Drainage improvement (often the root cause)
Cost is typically modest; saves the customer from buying an expensive foundation repair they didn't need (OR not buying one they did).
Common foundation repair methods
Helical piers:
- Steel screw piles driven into stable soil
- Lift OR support the foundation
- Most-common approach
- Permanent fix when properly installed
Hydraulic piers (push piers):
- Steel pipe driven by hydraulic ram
- Pressed deep until refusal (hits hard layer)
- Similar to helical but different drive method
Slab-jacking / mud-jacking:
- Injects grout / foam under settled slab
- Lifts back to level
- Surface treatment; doesn't address underlying cause
Polyurethane foam injection:
- Lighter than mud-jacking
- Expanding foam fills voids
- Lifts gently
