Frozen Pipe Prevention + Thaw Reference

Why this matters

Frozen pipes burst, flood homes, + cause more property damage in cold climates than almost any other plumbing failure. Every cold snap brings a wave of calls. The tech who prevents + safely thaws frozen pipes saves customers thousands. This is the field card.

Why pipes freeze

Water expands ~9% when freezing. Inside a closed pipe, that expansion creates immense pressure - pipe doesn't always burst at the freeze point; sometimes downstream at a weak fitting.

Vulnerable locations:

  • Pipes in exterior walls
  • Attic + crawlspace runs (uninsulated)
  • Garage walls (often less insulated)
  • Pipes near vents / drafts
  • North-facing walls
  • Hose bibs without frost-proof design
  • Vacant homes with low heat

Pre-cold-snap prevention

Customer prevention checklist:

  • Insulate vulnerable pipes: foam pipe wrap; heat tape on highest-risk
  • Disconnect garden hoses + drain hose bibs (frost-proof OR shutoff inside)
  • Seal air leaks in basement / crawlspace walls (cold air finds pipes)
  • Open cabinet doors to let warm air reach pipes under sinks (kitchen + bath on exterior walls especially)
  • Drip faucets during severe cold (small continuous flow prevents freeze; trickle is enough)
  • Maintain heat at 55°F+ even if traveling
  • Know main shutoff location (in case of burst)
  • Drain unused outdoor systems (sprinklers, pool fill lines)

Heat tape / cable

Electric heat cable for pipe freeze prevention:

Self-regulating cable:

  • Modern; varies output with temperature
  • Won't overheat
  • Wraps along pipe length
  • Thermostat OR thermal control

Constant-wattage cable:

  • Older; same heat regardless of temp
  • Risk of overheating if not properly installed

Installation:

  • Direct contact with pipe (not over insulation)
  • Spiral wrap OR linear
  • Then insulate over the cable
  • Plug into GFCI-protected outlet
  • Check operation annually

Heat cable + insulation = best combination for high-risk locations.

Recognizing frozen pipe

No water (OR trickle) from faucets:

  • Often the first sign
  • One fixture OR multiple
  • Test other fixtures (isolate the freeze location)

Pipe coldness + frost:

  • Visible frost on pipe exterior
  • Coldness when touched
  • Sometimes visible distortion / bulge

Sounds:

  • Cracking / popping sounds as pipe stresses
  • Hissing if leak has started downstream

Locating the freeze

Trace the unfrozen pipe to where it goes cold:

  • Run hot tap at sink that's still working
  • Follow the pipe back toward the freeze
  • Where pipe is significantly colder OR has frost = freeze location
  • Sometimes inside wall; use thermal imaging if available

Thawing safely

Goals:

  • Restore water flow
  • Don't cause burst (heat carefully)
  • Don't damage pipe insulation OR materials

Methods (safe to dangerous):

Safe:

  • Heating tape OR cable (slow, even)
  • Hair dryer (steady, low)
  • Heat lamp (carefully positioned)
  • Hot rag wrap (continuous heat)
  • Warm water bottles around pipe
  • Space heater pointed at area (not contact)

Dangerous - DON'T:

  • Open flame (propane torch, candle, plumber's torch)
  • Boiling water poured on pipe
  • Hot iron / soldering iron
  • Anything that could ignite combustibles in wall

Open flame causes more pipe-thaw fires than any other source. Don't.

Thawing procedure

  1. Open the affected faucet (allows water + steam to flow as ice melts; pressure relief)
  2. Apply heat at the faucet END of frozen section (working back toward source)
  • As you thaw, water flows out
  • If you heat in middle / source end first: trapped steam can burst pipe
  1. Continue heat until water flows freely
  2. Verify all fixtures: water restored throughout

After thaw - check for damage

Look + listen for:

  • Leaks (anywhere along the previously frozen section)
  • Reduced pressure (could indicate hidden split)
  • Wet wall / ceiling staining (leak downstream)
  • Continued popping sounds

A pipe that froze can split internally without visible exterior damage. Pressure-test if customer reports unusual flow OR pressure after.

Burst pipe response

If pipe has burst:

  1. Shut off water main immediately
  2. Open faucets to drain remaining water
  3. Identify the burst location
  4. Repair OR temporary fix:
  • Repair clamp (rubber + metal sleeve)
  • Pipe section replacement
  • SharkBite OR similar coupling (push-fit; quick)
  1. Mitigate water damage:
  • Shop vac the standing water
  • Move belongings
  • Open windows for drying (paradox; in winter still helps reduce humidity)
  • Restoration company for significant damage

Customer education

After thaw / repair, educate:

  • Pipe was vulnerable; here's why
  • Prevention: insulation + heat tape + warm air access
  • Drip during severe cold next time
  • Know main shutoff location
  • Consider whole-house leak detector

Customer who understands what happened can prevent the next freeze.

Specific locations

Kitchen sink on exterior wall:

  • Open cabinet doors during cold snap
  • Insulate pipes
  • Sometimes relocate pipes inside (significant fix)

Bathroom on exterior wall:

  • Same as kitchen
  • Sometimes drip the tub OR shower

Crawlspace pipes:

  • Insulate all exposed pipes
  • Heat tape on highest risk
  • Air seal vent openings during cold

Attic plumbing:

  • Less common but happens
  • Bath fan vent ending in attic creates condensation + cold
  • Vent should exit roof

Garage:

  • Less insulated than house
  • Insulated pipes critical
  • Heat tape if very cold climate

Vacant home considerations

Customer leaving for weeks:

  • Set thermostat 50-55°F minimum
  • Drain water from system (more thorough; some shutoff valve required)
  • Smart thermostat with freeze alarm
  • Neighbor / family checks periodically
  • Water leak detectors with smart-home alerts

Some insurance discounts for monitored systems.

Burst-prevention products

Leak detectors:

  • Battery-operated near water heater, washer, sink
  • Smart-home connected versions alert phone
  • Some automatic shutoff (when leak detected)

Whole-house water shutoff with smart control:

  • Detects unusual flow (suggests burst)
  • Auto-shuts off
  • Higher cost; significant protection for vacant homes

Smart thermostats:

  • Freeze alarms when temp drops below set point
  • Some include humidity + leak monitoring

Diagnosing damage after the fact

After spring thaw, customer notices:

  • Unusual water bill
  • Wet basement area
  • Water stains discovered

Investigate:

  • Check meter for active leak
  • Pressure-test plumbing system
  • Visual inspection of exposed pipes
  • Inspect joints + valves (most failure-prone)

Hidden splits from previous freeze may slowly leak for months.

Material considerations

Copper:

  • Splits cleanly
  • Easy to repair
  • Most common in older homes

PEX:

  • Some flexibility; resists freeze damage better
  • Still bursts at extreme freeze
  • Easier repair (push-fit fittings)
